We are a boutique Condo in the heart of 12 South. We provide complementary local coffee in every suite. Our location is in one of the best neighborhoods in Nashville. You can walk to just about anything you may desire. If you want to just sit, have a drink and people watch, we have a seat for you on our balcony overlooking all of the action on 12th Ave South. A half-mile stretch along 12th Avenue South called the 12South neighborhood with a vintage clothing store on one end, a gourmet restaurant on the other, and many unique Nashville businesses in between. One of the most walkable neighborhoods in Nashville, 12South is a shopping and dining destination full of restaurants, coffee houses, bakeries, bars, and boutiques featuring local designers and makers. We also have a Park and Community center at the end of street with in season local farmers market music and vendors.

We are a boutique Guest House in the heart of 12 South. Located in one of the most desirable neighborhoods in Nashville, you are steps away from dozens of restaurants, bars and shopping. Enjoy your morning with complementary local coffee, or evenings people watching with your favorite beverage. There is a perfect spot on your balcony overlooking it all. Enjoy two large smart TVs, great standard amenities, comfortable beds, black out curtains and a stocked kitchen, while making the most of your time in dynamic 12 South.

You can walk to most everything. When venturing downtown, you can use the HOP on HOP off Trolly , Uber, Lyft , we also have bus transit.

Please note this building is in the very heart of 12 South in Nashville. We are not responsible for any uncontrolled variables outside of this building such as noise, private or public events, construction, etc that may be happening outside at the time of your trip. This is a multifamily complex whose ownership controls the amenities/common areas and exterior/shared interior spaces.
We strive to deliver a wonderful stay and experience on everything we can control within the apartment itself to ensure you have a fabulous time in Nashville!

Getaway Away

As much fun as Nashville can be, staying in 12 South is that perfect little spot without the hustle of the downtown area. Within reach to shopping, dining, boutiques and fun - and a simple Uber or Lyft from anywhere you want to go. Be prepared for stairs, there is a flight or two of stairs to get to your door. Clean and nice.

1st Anniversary Get Away

Our stay was magnificent. With one exception. The restaurant ran a compressor outside until 1am after denying that the compressor belonged to them. That would be the only exception. Other than that it was a wonderful stay.
