We loved this property, it had everything we needed and more. The kitchen was fully stocked with all cooking utensils, pots and pans, the bed and the couch was very comfortable, and the fenced area for our dogs was very appreciated! Thank you Tammy!!!
Cottage was clean and if you forget to pack anything it’ll probably already be there. Very peaceful and quiet. Would absolutely recommend this house. Owner was easy to get a hold of and promptly replied to any and all questions.

Thanks for the excellent review, Steve! We're glad you found everything you needed.
We loved our stay at Laura’s cottage. It was a perfect and quiet get away. We loved how comfortable and cozy the cottage was. We were surprised that the cabin stayed so cool during the day when it was 80+ degrees out (with windows and shades shut) The location is perfect, very close to the Sunapee Harbor. Laura was very easy to get a hold of with questions we had. Overall this was a great stay. Thanks Laura! 😊

I'm so glad you enjoyed your stay, Madisyn, and I'm glad you were able to keep cool despite the early heat wave! Thanks for visiting.
We went on a trip to New hampshire for a dad and daughter vacation, as well as to house hunt for our upcoming move to the state. The location was perfect for getting away, while keeping us close enough to be able to get down to Southern NH in about an hour drive to view homes. The cottage was very clean, the owner was very helpful, and the cottage had all our needs covered. Zero complaints whatsoever. Highly recommend!

Thanks for the great review, David! I'm glad you enjoyed your stay at the cottage. Good luck with your move.
This is our second year staying here and our kids are now DEMANDING we stay here every year. The house is clean with a nice yard for kids/pets to play in. The lake is a short walk and has a swimming platform. This year we took advantage of Dewey Pond which is about a 10 minute drive. Very clean beach with a basketball court, swing set and floating docks to swim out to and jump off. The house has a well stocked pantry and the general store is a short drive away. We just left today and are already looking forward to next years stay!!
We rented the cabin for our daughter and her family and visited while they were there. This was the third time they have stayed there. We all enjoy it so much, a quiet cabin surrounded by trees and with access to the pond. This is the way most places on ponds used to be before everything was turned into a lakeside mansion. It feels like a real getaway rather than just leaving one trophy home to go to the other trophy home. We will be back again. Thank you Laura !!!

Hi, Gary- Sorry about the issues with the platform. The new one is installed now and the old one is removed.
The rental advertised that it could sleep 7. We had a family of four grown children and the top bunk bed was not accessible to a grown person. Too close to the ceiling. It was also advertised that there was a washer and dryer. It was one unit and each load would take 7 hours. We were on a long circuit of New England and was counting on laundry. No air in common area. Many ants.

Sorry you are unhappy and thought bunk beds were for adults. The picture clearly shows that the top bunk is close to the ceiling. The combination washer/dryer is identified as such and is not intended for large loads for 7 traveling adults with high end demands. As you may know, ants are generally attracted to food that is left out. Good luck in your future travels.

Rainy week
This little cottage was definitely “rustic” we had 4 adults. And because it rained a lot we felt claustrophobic. The cottage is very dark. Need more lamps and places to sit in common area. Need a screen door so that you can leave door open for some cross ventilation. Shower very low water pressure. Not enough to rinse shampoo out of hair. Nice to
sit outside on deck but umbrella was not workable. So when sun did come out couldn’t sit because no shade. So , I think more than 2 people staying here is more than enough. Beds are not very comfortable. One good thing was the home owner answered questions quickly. And maybe with some more places to sit and ability to get a breeze it would be ok.

I feel that it was a waste of time trying to respond to all your questions, concerns and issues. And I certainly regret having rated you as a 5-star renter. After contacting people to fix the shower because you reported to me that it wasn't working, then you later said that your daughter just didn't know how to work it. Now you report on my account that the water pressure isn't sufficient. Dozens of people stayed here in the last few months without complaint about the water pressure. I have very thick hair and I have no problem rinsing my hair in the shower here.
Next, you complained about the light in the kitchen not working, so my brother made a special trip to fix it and got it working right away. There are overhead lights in every room, including 2 in the kitchen, plus table lamps in the living room and bedroom. All together, 10 lights in a 600 square foot cabin. If you need more light therapy, that's on you, Linda.
With regard to the umbrella on the deck, I was able to get it working in minutes, both at a 90 degree angle and at a 45 degree angle. I'm not sure why you couldn't get it to work, but again, Linda, that's on you.
You are also the only person to complain about the comfort of the beds. The queen bed has a firm mattress with a cushioned topper, the bunk has a futon, and the couch has a foam mattress. Even Goldilocks was eventually able to find one that was just right!
The size of the cabin is stated clearly in the property description along with dozens of pictures clearly showing the space and the furniture. You planned a 7 day stay in a 600 square foot space with 4 adults. And as most people know, it does often rain in New Hampshire.
This cabin was spotless with a fully equipped kitchen. It was peaceful and I could hear the loons in the morning, but this is not lakefront. Nowhere on the listing does it state it is lakefront, but VRBO shows it as lakefront. The lake is actually across the street. Acess is about a door and half down. The lake is barely visible from the cabin; but the setting is so peaceful I didn't miss it. I loved that the yard was fenced in so I could let my dog out at night. It was a great cabin for us. The kitchen was awesome and had everything anyone could need. My only complaint is that the bottom bunk lacked a real mattress. It was just foam and was uncomfortable for an adult. It would be fine for a child. Also, the top bunk was covered with extra blankets, pillows, etc. We didn't need that bunk so it was ok for us, but storage is lacking a bit. Overall, it was a wonderful stay and we really enjoyed ourselves. The thing to remember is that this is a rustic cabin in a very private setting. It is charming.

Hi Jennifer. Just to clarify, the bottom bunk in the 2nd bedroom has a futon mattress that is covered by a foam pad. It is not just a foam pad by itself. The detail that I have provided about the property specifies that the bunk beds are intended for children. The detail also specifies that access to the pond is across the street to a path leading down the hill to the water. I'm not sure where you saw this advertised as lakefront property, but if you can provide that detail, I will work with vrbo to remove it. Thanks, Laura
Great location, close to downtown Sunapee, Newport, New London (had a great lunch at Peter Christians), Georges Mills, access to shopping, restaurants, also a Dunkin Donuts, and Pizza Chef close by. If you’re a runner I did a great 6 mile loop down in Sunapee Harbor. Very pretty drive up to the cottage. Grass was nicely mowed, loved how the little yard was fenced in for our dogs. No issues with ticks at all. Nice deck which we used a lot with a nice table and umbrella for shade. Nice open living / dining room area. The kitchen was easy to cook in, good appliances and all pans, dishes, utensils provided. Washer / Dryer combo worked great. Shower worked great, good pressure, water temperature nice and hot. Perkins pond was very pretty! There was a nice, short, pine needle lined path down to the water. There was an issue with part of the dock being detached but we were able to access the connected section to put in our SUPs. I notified Laura our host, and she promptly notified the neighbor who shares the dock so I’m sure it will be fixed soon. Perkins pond was so peaceful. We had so much FUN swimming and paddling around! Also wonderful, we used the beach and transfer permit to access Dewey Beach and some of the public launches to get out on Lake Sunapee. We would book this cabin again for sure!

Cute cottage, but had some fixable issues
Overall, this cottage served as a nice spot to take a working vacation for my spouse and I.
It offered the peace and quiet we were looking for, to include, space for our small dog to hang out. The Wi-Fi worked great (to run both our laptops), however, our T-Mobile cell service showed zero bars the two weeks we stayed there. The bedrooms were adequate in size, and there was enough storage to hang up/put away our clothes. The living room, dining room, kitchen, and side deck, all worked out just fine.
That said, here are a few issues that we had.
Water Pressure - I think everyone has their own definition of good shower water pressure. Our opinion was, the pressure was very low. Also, the sink faucet in the bathroom was missing the faucet aerator and because of that, water sprayed everywhere when we turned it on.
Pond access: the trail going down to the pond was not very accessible. It could really use actual outdoor steps and/or a clearer path. Dangerous for some the way it is now.
Yard: The ticks were bad. Because of that, we would suggest making sure the grass is always cut and treated in warmer months. It was long when we arrived.
Cleanliness: Most importantly, the cottage was not cleaned well before we arrived. The bed linens were covered in hair - to the point we had to borrow linens from a family member 2 hours away. Bathroom was not clean (hair on toilet), floors were not swept, and couch was not vacuumed.
We rented this cabin for our daughter, son in law and grandchildren. The perfect laid back place to enjoy a relaxing few days off.
No wine cellar, great room or 5 bathrooms, and that's the way it should be !!
Great cabin exactly what we expected and wanted. Wet rainy weekend(40° memorial day) but the gas fireplace kept us plenty warm! Nice little dock and hang out spot on the water.
Very quiet, peaceful weekend!!
Great spot!!!

About the host
Hosted by Laura J Hale
I grew up in Vermont and have great memories of visiting Sunapee in the summer at a family cottage on Mountain View Lake, and waterskiing at Georges Mills. Back in the 60s, we would go to Sunapee Harbor to watch my dad conduct the band, listen to the music, and enjoy the sunset in good company.
Why they chose this property
This cottage blends an appealing rustic look on the outside, with updated remodeling and lots of amenities inside, and direct water access with a path to the dock. It's a perfect combination of simplicity and comfort, with options to keep you connected to the outside world when you want to be. Go for a swim, walk your dog, enjoy a BBQ, paddle around the lake, gaze at the stars, work on a puzzle, read a book, watch a movie -- or just relax and enjoy life!
What makes this property unique
The location is quiet and off the beaten path, but accessible to a semi-private dock and a public beach as well as in-town shops, services and recreation. Perkins Pond is big enough to support boating and water sports, but small enough to avoid the crowds. The small but well-appointed kitchen supports meal preparation for all levels, with both indoor and outdoor dining on a wrap-around deck with a grill. This cozy cottage includes a propane heater and air conditioning that make for indoor comfort, regardless of outdoor changes in the New England weather.
