Magnificent modern house of 200m2 with 180° views over the vineyards of Rully.<br><br> Our house is very comfortable and spacious for a maximum group of 11 adults or 12 people including one additional child.<br> Animals are not allowed.<br> Our gîte is located on the Burgundy wine route, 15 minutes from Beaune and Chalon-sur-Saône.<br><br> Our "sweet home des vignes" gîte consists of 5 bedrooms with very good quality bedding (possibility of modular beds depending on whether for couples or individuals. Ask me).<br> These rooms are spread over 3 levels, the living areas are spacious, bright and air-conditioned. A large enclosed garden with an outdoor barbecue, a pizza oven and a jacuzzi are available.<br><br> Our house has a pétanque court and a jacuzzi with a capacity of 4 to 6 people. The jacuzzi is in operation upon your arrival and upon request.<br><br> The area is quiet due to the dead-end road and lack of overlooking properties.<br> The ground floor comprises two bedrooms, a shower room, a separate WC, an open-plan (summer) kitchen, a large entrance hall, a veranda, and a terrace, allowing you to choose between dining inside the house, in the veranda, or on the terrace. The veranda features a barbecue, pizza oven, jacuzzi, and pétanque court, all within a fully enclosed garden that is ideally oriented to maximise sunlight throughout the day.<br><br> The ground floor comprises 1 bedroom, a large (winter) kitchen, living room, dining room, bathroom and separate WC.<br><br> The top floor has 2 air-conditioned bedrooms, one of which is a family room, and a toilet.<br> The village of Rully has several shops, including a mini-market, a restaurant, a bakery, and a hairdresser. All these amenities are a 5-minute walk from the house.<br> Activities :<br> - Possibility of hiking starting on foot from the house (Remenot mountain, garden side),<br> - Bike rides on the greenway 5 minutes from the house.
