Every one of the approximately 3,000 square feet sits on one easy, step-free interior level facing the water, which is why multi-generational groups keep choosing it for milestone trips, including an 80th birthday celebrated right here. Tubers drift past on summer afternoons, and more than one guest has told us the loudest thing about this place is the river.

Fantastic stay, gorgeous views, convenient location to everything. Short drive to Pigeon Forge and Gatlinburg, we loved Maryville as well. Great Hosts, very accommodating.

Our family stayed over a long holiday weekend. It was the perfect spot to relax and so convenient (we brought our bikes) to everything in Townsend and the Smokies. The host were helpful and so responsive.
Beautiful home with lots of extras. Relaxing on the screened patio, listening to the river with a cup of coffee was our favorite part of the day. Being away from the hustle and bustle of touristy towns was nice. A perfect place for a large family gathering.

This property looks exactly as it does in pictures. Very modern and clean and steps from the beautiful Little River. A small hiccup with using the keypad on the door (instructions would be helpful for future renters), but everything was was perfect!
This was our second stay at Fancy Pants! It’s such a cool, spacious house with amazing views and large picture windows. The house is river front, peaceful, clean and the hosts always communicate quickly. Everything you need is there and if not, the grocery store is a quick 5 minute trip from the house. You can’t beat this location! Plenty of entertainment and perfectly nestled in for a peaceful mountain river get away. Our family loves Fancy Pants on the river!
Our 2nd time spending our time as a family at this beautiful spacious rental. Close to all places of interest in and around Townsend. We spent most of our time enjoying the screened porch listening to the relaxing sound of the Little River. We will return next year.
This home is amazing! The floor plan is unique and very accommodating for a large family. Lots of games are provided and the hot tub is huuuge! The outdoor fire pit is nice. There is just nothing more you could need or want from this house! The owners are on site and super nice! We absolutely will be back to Townsend to stay at this beautiful place!
This home is a peaceful and enjoyable getaway (we came for Christmas 2023). We enjoyed the games, the hot tub, the river, the easy walk into Townsend over the bridge. The kitchen and family area were wonderful. A real highlight for us was arriving to find the yard and the home fully decorated for the holiday. Thus, we were able to leave our decorations in the car and immediately begin enjoying our time there. We had an absolutely amazing stay and strongly recommend this home.
Bigger than I thought! Nice and clean and plenty of space for our family of 5! Baby essentials were awesome and much appreciated so I didn’t have to lug them all the way from home. We loved the river and outdoor space, taking advantage of the hot tub, outdoor grill and fire pit. Not to mention the huge outdoor patio that we enjoyed as well. Very happy with our stay!
This house has everything you can ask for. Location, river frontage, private but right in town. So close to the Great Smokey Mountain National Park. The home is absolutely immaculate. The outside has a waterfront firepit, covered grilling area, and the screen porch is perfect for playing cards or just having a drink watching the tubers go by. You can also walk from the house at swinging bride over the water to the best restaurant which has live music on weekends. We will definitely be back two or three times a year.
Our stay was wonderful. Everything was as listed. The property is beautiful and lots of walkability for some great nearby things. A swinging bridge takes you to great biking in Townsend and also a coffee shop and chocolate cafe. The Smoky’s are very close as well as Pigeon Forge and Gatlinburg. We had a couple of small issues and Oz, the owner was quick to correct the issues. I was amazed at how quick he responded. He and his wife have a few other properties nearby that could handle a larger family group if needed. We loved our stay and will be back.
Our stay was Outstanding! The home was gorgeous, cozy, relaxing, spacious…I could go on and on! Even our teenagers had a blast!!
Everything we needed for our stay was provided! Linens, sheets, blankets, & a very well-stocked kitchen! My favorite part was sitting out on the screened-in porch in the mornings and evenings listening to the sounds of the river! So peaceful!
We played an intense game of monopoly, played some shuffled board and ping pong and enjoyed the hot tub and fire pit. We walked across the swinging bridge to have appetizers at The Abby, too! This is a place you can escape to and relax!

Townsend is very non commercialized in term if go karts, slides, rides, arcades, putt putt. More for tubing, hiking, fishing, horseback riding OR just being Idle and let the sound of the river take you away from your other life.
Restaurant options are growing but few, and a few of those places had staffing shortages and closed or running half capacity in mid March 23. . During the warmer summer months, river tubing is the main commerce of Townsend and this house is about 400 yards from the Take Out point of the outfitters.
The home is beautiful- modern and new. We caught a few trout, built a few fires, and just decompressed from life.
Kids had a Pac-Man arcade game, shuffleboard, ping pong, a hot tub, the river and their imagination. They stayed busy and content.
The last little part of drive in- you get a bit of a feeling like you are stepping into the movie Deliverance. The last 1/2 mile is a deteriorating narrow road and was worried about the final destination. Once there - worth it. Big yard, happy kids, plush home, lots of room inside and out, and great river views.
Pigeon forge is 30 mins. Gatlinburg a touch longer. State park entrance less than 8 mins.
Kind of a step back in time, with modern and beautiful accommodations inside and out.
The home had everything needed and was simply lovely. The location on the river was perfect and all the amenities made it so enjoyable. The pet goats and peacocks were especially fun to see.
This location was amazing for a family trip! There was plenty of sleeping space and entertainment space for everyone. It is truly beautiful here. The location on the river was great and we enjoyed playing in the water. The fire pit was amazing and we used it every night. The hot tub was big enough for everyone and felt great after tubing and hiking. The best surprises were the goats and peacocks on property. The kids and I went and visited them several times a day. The bridge across the river was in walking distance and we were able to walk to several restaurants and stores nearby. Misty the property manager was really nice and answered any questions we had quickly and was friendly every time we saw her. I would highly recommend this location and look forward to returning myself!

From the ancient Smoky Mountains (did you know this mountain range is the 8th oldest in the WORLD?!), to the gorgeous white sands and glassy waters of the Florida Panhandle/Emerald Coast. Parker is an award-winning mortgage loan originator specializing in helping families start their short-term rental portfolios, while Oz is a "retired" Electronic Engineer, who now spends his days tirelessly working on each of our properties to keep them in great condition!
