Planning a vacation to Rocky Point (Puerto Penasco), Mexico? Consider staying in our house. With sweeping views of the cerulean Sea of Cortez our cozy beach house is the perfect answer to your accommodation needs. Enjoy swimming, snorkeling and sun bathing without having to travel more than a few feet from your front door!

Accommodations; Fully furnished, air-conditioned beach house has a private entrance, 2 bedrooms, 2 bath, kitchen, fireplace, and gas barbecue. There is also available, which is not rented separately, a casita with two additional bedrooms each containing 1 king sized bed. It has two bathrooms with a shower in each for those with large families. In the casita you must walk thru one bedroom to access the other. For those who prefer to dine 'out' on the private patio and watch the waves, the kitchen comes equipped for a gourmet cook. Watch the beautiful sunsets and enjoy beautiful Mexico.

There are two private patios overlooking the ocean, hot/cold beach shower and the most breathtaking sunrises and sunsets you will ever see. With 2000 square feet of living space, relax in the living room by the fireplace. The kitchen has GE appliances, with dishwasher and microwave. The first bedroom has a king and a day bed. The second bedroom has a king and a day bed also. Each bedroom has a private bath and the home is completely furnished for your convenience.

The beach house is one of the two homes built on this property....one on the street level and the beach house....They both have private entrances and yards...they sit on the property with separate pads on the ground...there is a driveway from the road level with two gates to the beach home...The driveway to the beach is gated for privacy but does not have a fenced yard for your dog and the driveway is used by both homes, front yard is gated to the beach so small children can not get to the water but is not meant to fence in your dog.The apartment has two bedrooms and two bathrooms. Both are king size beds.

Gorgeous house with a great location at the end of the neighborhood, so the beach was not crowded and very quiet. Mary was amazing and very helpful with any questions. We will definitely be back

Fun in the sun!

We brought our adult kids and their children down for Spring Break and had a great time. Location of the house right on the beach was great for the kids. We could lounge on the patio or be on the beach and have clear view of the kids. Wifi was great as some of our adult children had to do some work. House worked well for our 3 families and enjoyed our family vacation!

Beautiful beach and sunsets!

We loved Mary's beach house. Especially enjoyed the long walks on the beach and beautiful sunsets. Mary was easy to communicate with and made you feel at home right away. Raphael was very helpful with the wifi and recommended we eat at the the oyster farm. Wow was that a good find! We will definitely go back in the near future.

Just OK--Expected more for the price

We arrived at the home to find all gates locked. We placed a call to the owner---no answer. We used a local number given on our hand out. Gentleman arrived to let us in. We waited an hour after our long car travel just to get into the property. Hot Water was sometime on and other times not available. Internet was spotty---we discovered the cord appeared to be damaged. Property is suffering and tired. I expected more for the price. Linens were nice though.

RAPHAEL WHO TAKES CARE OF OUR PROPERTY WAS SO SORRY THEY HAD TO WAIT..HE APOLIGIZED TO OUR RENTERS.HE HAS BEEN WITH US FOR NINE YEARS AND MANY OF OUR RETURN RENTERS AND HE HAVE BECOME GOOD FRIENDS AND APPRECIATE HIS HELPFULNES AND HUMOR...OUR INTERNET IS ALWAYS A BIT SPOTTY BECAUSE WE ARE TRULY ON THE BEACH WITH A SAND MOUNTAIN BETWEEN THE SIGNAL AND THE HOUSE..WE ARE ALWAYS SAD SOMEONE DOES NOT LOVE OUR HOME LIKE WE DO..OUR BEACH AND THE VIEWS FROM THE PATIO ARE BEAUTIFUL....AND HE KEEPS OUR HOME CLEAN AND IS ALWAYS READY TO HELP.

Pretty nice house, well maintained, but amenities need some work.

We have been staying in Las Conchas every summer for about 10 years and this is the first time I have been underwhelmed with the house we rented. The property itself is nice and well maintained, but the instructions for accessing the house were outdated (referenced a lock box that isn't functional) and the contact for assistance at the house was unresponsive or otherwise unavailable. The Owner provided her own contact information for reference as well, but when we called to ask about how to access the house WiFi network we were ignored for more than a day, and when we did get a response were simply told to contact someone who again was otherwise unresponsive or unavailable. When we were finally able to get some assistance we were told that the only way to access the network was to sit outside in an upper level courtyard for which we were not provided access. While this is a nice house, I would not recommend staying here due to an Owner that appears to be otherwise uninterested in providing an acceptable level of service for a rental property.

PLEASE REVIEW THE INFORMATION CONCERNING THE WIFI AT OUR BEACH HOME...OUR SECTION IN LAS CONCHAS HAS SKETCHY SERVICE BECAUSE OF THE TELEMEX TOWER AND THE LOCATION OF OUR HOME ON THE BEACH...THERE IS A ROUTER IN THE HOUSE FOR HARDWIRE WHEN THE SERVICE IS BAD. SORRY BUT I WAS IN THE HOSPITAL FOR MAJOR SURGERY.RAPHAEL DID COME THE NEXT DAY AND THE SERVICE HE EXPLAINED IS IN THE INTERIOR PATIO REACHED BY THE SLIDING GLASS DOORS INTHE APARTMENT..OUR BEACH LOCATION MAKES OUR PROPERTY UNIQUE BUT CAN AND BUT NOT ALWAYS CAUSE SOME PROBLEMS WITH WIFI.

DO NOT RENT ANY PROOPERTY FROM THIS OWNER!

The owner seemed very nice to begin with, but here is what happened. She told us the property was available, but did not respond to our confirmation. 2 weeks later when we were finally able to reach her she told us the property was now rented to another couple! However, as a "favor" she would rent us her "personal house" which she told us she did not rent out, however there were notices posted all over the house of what not to do! So...she does rent it out. She said she would send us photos - she sent us one but no more, as promised. if we had received more we would not have rented her house. She did not tell us the master bedroom (which faced the ocean) would be locked and off limits and we would have to go outside through the courtyard to get to our ridiculously small bedroom. The day before our departure for Rocky Point, I called the owner to confirm, only to be told that she would be at the property too. The property has an "apartment" which is where she stayed, however, this was directly opposite our bedroom in the courtyard, so was an invasion of our privacy to keep bumping into her and we could not use the grill which was outside her apartment. Also she scheduled workers every day we were there ????????, we had NO PRIVACY! There was no patio furniture and a 4 foot unguarded drop off it to the roof of her rental property below. Our bedroom in the courtyard was very cramped,(think TINY), a/c unit above bed sounded like a freight train coming through, sheets did not fit the bed plus I was bitten all over my body, so I suspect bed bugs. The TV did not work. We paid for 14 nights, but left after 8. We have been trying to contact the owner for over 2 months as we feel some sort of compensation is in order, but she will not return calls, answer letters or e-mails. The property was totally misrepresented to us. The owner was extremely inconsiderate and ruined our vacation. We have rented from VRBO many times in Rocky Point and many different countries and have never been treated like this. SO IF YOUR VACATION IS IMPORTANT TO YOU, STAY AWAY FROM THIS PROPERTY !!!! A VERY BAD EXPERIENCE!

It is unfortunate these renters ended up being so unhappy after 8 days into their vacation. every attempt was made to accommodate the couples stay even though we do not typically rent out our private family residence. Full disclosure was provided to this couple during several phone conversations prior to their arrival date. We will strive harder in the future to please all of the people all of the time.

Great host

We enjoyed our stay at Briza del Mar. Owner was very responsive and quick to reply to emails. Property was clean and comfortable. As noted in other reviews, 2 of the 4 bedrooms are accessed separately from the rest of the house, which we were aware of and it worked out fine for our group of 2 families (including 5 teenagers), but might not work for families with young children. Overall I highly recommend and would stay again!

Great beach, deceiving house!

The house is a duplex which we did not expect. No where in the description does it state this house is attached to the owners main home. When we arrived the owner was home which made me think I had the wrong house. Only to be taken around the drive way to the side to discover our ‘house’ was a downstairs apartment to the main house. For an attached guest house the house is beautiful. I just wish we would have known going in. We expect something different then what we got. Also the guest house of the attached guest house is off the driveway with a security light shining through window all night. The owner had his own guest which would had to use our side yard to access the beach. If you don’t have dogs this is fine but for us it was a nucence. You will also hear the owners walk if they are home at the same time as their living quarters is directly above this house. For the price I’ve stayed in much nicer individual free standing beachfront properties in Rocky Point! I personally would not stay here again. On the plus this is the best stretch of beach I’ve ever seen in Las Conchas it’s sandy and shallow for hundreds of yards!

Great Communications between ower and greater!

There was a precived problem with some damage. The owned remembered my considerations with her prior to our families' arrivals. We did not use the damaged item. Mary is a most honest owner! If there is an issue, talk to Raffle... You will know who he is when you get there, GREAT GUY! So is Mary, if she was a guy.... LOL!

Great beach, mediocre overpriced house.

As always a truly great beach experience in Las Conchas. However this property is greatly overpriced. Have stayed at several homes in Las Conchas. Unfortunately this property just didn't live up to my expectations. The interior needs some attention and tlc. If you want to use the upstairs for the additional two bedrooms, be aware it's pretty rough. One of the beds almost unsleepable. Luckily one couple backed out at the last minute since there was no real privacy up there. Wouldn't take much to spruce up this house! Would think they could afford it at the price we paid.

Beautiful part of Las Conchas!

Overall a nice place on a nice section of beach. The house was clean and comfortable, and met all our needs. As with all the places we've rented in Rocky Point, there are always things needing maintenance. Certainly nothing major here. Mary is easy to contact and responsive, and Raphael is on the property at some point most days. Not intrusive, just working through the maintenance list. We wouldn't hesitate to stay here again.

Nice quiet place on the beach; can't beat just walking down to the sand and water.

House worked out great for my kids and grandkids as a family get together. House and rooms are all large and give plenty of room for everyone. Even our dog had a good time cashing crabs on the beach. Would book it again without question.

Great beachfront home!

We had a great stay at Mary's lovely home. The beach is right outside the door and it is very secluded and beautiful. We got some amazing sunsets. The house was exactly as it appears in the photos and was perfect for our family of four. The grassy yard was wonderful. Mary was extremely communicative and responsive when I had questions. We had one minor toilet issue during our stay and I texted Mary and she had the caretaker, Rafael, at the house within the hour, and he took care of it immediately. The house is at the very end of the gated Las Conchas community so it felt very safe. We would definitely return.

Another Great Trip

We love to go to this house for a restful and relaxing time. We always have everything we need and have visited this property several times. Briza Del Mar is right on the ocean and we always have many walks on the beach picking up shells, just enjoying the ocean and the beautiful sunsets. The house is a great size with plenty of room for our family. There is a well equipped kitchen with plenty of cooking area. Great sized bedrooms and very comfortable beds. We are already planning our next trip to this house.
