Joe was super nice and helpful, it was nice being able to have our small dog. The beds were comfortable but everything else was just okay. Not the cleanest, there was little fruit flys all over, and the neighborhood was decently sketchy. I wouldn’t stay in that area again if I could help it.

I am bummed to hear that my place didn't meet your expectations. I will review the cleaning notes you've made here with my cleaner. Regarding the neighborhood, I have provided a description of the neighborhood in my listing where I do say that the neighborhood is a historically working class neighborhood. I understand that in a working class part of town some of the niceties that come along with Suburban neighborhoods and HOAs can be lacking at other homes in the neighborhood, but the neighborhood is very safe and have had hundreds of stays with no issues from the neighborhood. I am disappointed to hear that the neighborhood also didn't live up to your expectations.
Lastly, I do ask that guests let me know if they have any issues with their stay while they are staying at my property so that I can work to remedy any issues. I am bummed that you didn't contact me at all about your concerns and wish you would have so that I could have worked to make your stay better.
Thank you for choosing my place!
Pros: great communication with host, comfortable beds, clean, convenient locationCons: listing photos not current, couches very worn, yard/patio is not as conducive to spending time as listing indicates

I am bummed your stay didn't meet your expectations! I do ask that guests let me know if there are any issues within 24 hours of arriving, and I didn't hear from you. The listing photos do show the place as it is currently though some items might be different such as new sheets. The listing does say that there is a large shared front yard that can be used. Again, I wish you would have let me know your concerns during your stay so that I could have worked with you to make things right and align better with your expectations.
Host was great, lives nearby which was great because we had problems with the door code. But he was very responsive. House close to Gonzaga, Hillyard antique district and 20 minutes from Greenbluff. Kitchen could use a few more utensils. Overall we had a really nice stay and this was a great place to hang with the family.
Clean and comfortable. Couple minor cosmetic repairs are needed, but the beds, pillows and overall house was really comfortable and the neighborhood was cute and safe feeling. Easy to get in and out.
We rented this place when the kiddo was playing hoopfest. Worked well to get out of the heat and make a meal. Joe was a great host and very friendly. Perfect place to stay for a little trip.

Thank you, Whitney! I am glad you had a good stay. I hope you will choose my place again if you are back in Spokane!
This place was perfect for us. It was conveniently located close to shopping and close to where we were visiting! With the roads being horrible the location made the commutes that much easier. The place was clean and the neighborhood was great. Also had no trouble with checking in due to the great communication with the host! Thank you! (:
We were at a conference so we spent little time at the house, however we were comfortable and enjoyed staying together. Much better than hotel rooms! Age ranges 62-74.
House was clean , neighborhood a little sketchy but we didn’t have any problems . I think it’s just an older neighborhood. Communication with host was great , responded to questions very quickly .

Great host, rough house
It’s clear they tried hard, but this property was pretty rough. Broken tiles, water damage, squeaky floors. But the capstone was the strangle “burping” coming from the laundry room sink. I wanted to leave a good review because the host was awesome, left us coffe, fresh towels and great communication- but the property and the neighborhood were not a place I’d stay again. Sorry

Not worth the listing price. DIY hell. Very misleading listing. Shady neighborhood.
The pictures looked great, looked modern and clean. Turns out it was in a sketchy neighborhood with terrible finish work on the inside. Unhygienic tile in the bathroom with cracks and gaps in the mortar. Unsafe railing down the stairs. Lots of unfinished and amateur work. Unattached vanity in the bathroom, visible shims to hold things together, the list goes on and on. Owner did not honor refund when leaving a day early due to the creepiness factor. Unhappy with the value of the listing price.

Hi LaNay. I understand that my unit did not meet your expectations. First, my unit is located in a working-class neighborhood near Gonzaga University, and I have not had any guests who have had issues in the over 200 nights I have hosted. I also have cameras on the exteriors of the units for security purposes. As the owner/operator, I did most of the renovations myself. I value your input and will take into it account on future improvements.
In our private conversation, you originally said that you were concerned about the cleanliness of the shower because of the grout color. I would like to remind you that the grout color is brown because of the tan tile used throughout the bathroom which you can see from the photos on my listing. Additionally, I looked through the shower and there are no cracks or gaps in the mortar and the bathroom vanity is attached to the wall. There are also no shims holding anything in the unit together. There is a single shim beneath the dishwasher to help balance it which is also visible in the photos on my listing.
Thank you for letting me know the railing had come loose. While not unsafe, I have tightened the railing.
You mention that you are unhappy with the value of my place. I would like to reiterate that my unit is consistently priced in the lower 25th-50th percent of listings in Spokane which includes the nights you stayed. Regarding a refund, I would like to address that we never settled on a refund. You also let me know that you were leaving early 6 hours after my standard check out time of 11 am. I also accommodated a 4 hour early check in when my standard check in time is 3 pm which also required me to bring in a second cleaner at my expense.
Lastly, across all booking platforms, I have 50 reviews with 43 of them being 5-stars, 5 being 4-stars, and 2 including yours being below 4-stars. I wish you would have brought your concerns up to me when I checked in with you on Saturday morning as I am sure we would have been able to work something out instead of bringing them to my attention at 5 pm on Sunday right after you had left. Thank you, Joe.

Below Average
I wish I could include the pictures I took of the property because it’s worth a thousand words.
Cons:
*Cleanliness of Property*
-Couches are very worn with dips and a collapsed arm rest
-Flooring is not installed correctly throughout the house, it slopes and clicks onto the subfloor like it’s bubbled when stepped on.
-Food on front of kitchen cabinets
-Dirty shelving where plates and cups are stored
-Crumbs in drawers
-Crumbs in trash can in hinge between the lid and can
-Dishwashing liquid cap is clogged
-Dirty q-tip in bathroom trash can in hinge between the lid and can
-Bathroom vanity is not attached to the wall
-No grout between bathroom tiles
-Tile work in shower was done very poorly, thick and uneven black grout lines the bottom of the shower
-Bathroom window cover peeling
-Shampoo and conditioner is switched
-When I used the shower head to spray off the shower walls after use, black grime came off
-No caulk between trim and wall
-Trash in bedroom dresser
*Accuracy of Online Listing*
-When I booked the house, hot tub was listed as an amenity. When I messaged host to confirm, listing was updated to not include a hot tub.
-The pictures show a clean house, which might’ve been the case when it was first updated and pictures posted, but is not the case now.
-The pictures should be updated to not include the rugs as it’s not there.

Alice, I am bummed to hear that my place didn't live up to your expectations. I will work with my cleaner moving forward to ensure that the unit is clean in the future. However, I ask all of my guests to let me know if there are any issues with their stay before and after check in as well as before check out, and you did not message me to let me know that you were not satisfied with the unit which doesn't allow me to do anything to work with you to remedy the situation. I can assure you that the tile is grouted in all areas, and you knew there was black grout in the shower upon check kn because it is visible in my listing photos.
Also to address your point about a hot tub, you messaged me on April 13, 2024 to confirm there was a hot tub, and I told you there was not and told you I would double check my listing which I did and fixed the mistaken hot tub selection. You were told that there was no hot tub more than 1 month before your stay which was ample time for you to cancel your stay and find another place per my cancellation policy had the hot tub been that important to your stay. All that to day that between VRBO and other short term rental sites, I have over 100 5-star reviews on this property, but again, I am bummed to hear that it didn't live up to your expectations and that you didn't notify me that there was an issue while you were staying.
Best,
Joe
Was a mostly good experience. The place was clean and reasonable for our stay. The property is pet friendly which was the reason we choose it.
I found that I had no way to communicate with the owner though unless I created a vrbo account which I didn't want to do. We had a problem with the shower and we couldn't communicate with him about it. We did manage to make a work around but I can only give 4 stars because there is no alternative way to contact the owner.
The property was as advertised and worked great for the eight of us who stayed there. House was clean and everything worked well. The property owner was very helpful and easy to work with. Check in was smooth without issues.

Not for small kids, but fine for business or sports travelers
There were a couple of things that made this property difficult for my family which includes a toddler and an infant. One of the rooms has a diaper changing table, so I think the host is interested in having families stay--the addition of an optional baby gate for the top of the stairs is necessary to make it safe for anyone 3 and under. The floor in the whole duplex creaks with *every* step, so if you hope to put kids to bed and then sneak to the living room good luck.
The tile in the shower is far too slick and my three year old slipped and bonked his head on the random bathtub filling faucet thats just...in the shower? The iron railing on the front steps has rusted away and poses a safety hazard. And lastly, none of the flooring is actually nailed to the support joists. My spouse was in the basement doing laundry and he looked up and noticed he could just...push up on the ceiling and it would lift the floor.
The neighborhood is working class, which doesn't bother me (I grew up in Spokane, my dad lives 15 blocks away from this house), but some mind find it "scary."
Overall this place was fine--we appreciated that we could have our dog, and there was enough space for us. But the safety issues make it some place that we will not stay in again. I would recommend this place for folks coming into town for Gonzaga games or for business travel.
This place is so cute and cozy and perfect for what we needed. Everything was so accessible and stores close by. Cleanliness is definitely a 10. I felt secure in having my small kids there who love to play on the floor and crawl around. The property manager was very helpful and quick to respond which was really nice when we weren't able to get in one night (no fault of the manager). We would definitely stay here again if/when we come back to Spokane.
