Villa Las Palmas 27 is a 5 bedroom villa with premier membership advantages. Three bedrooms are master suites with king beds and private baths. Bedroom number 4 has 2 full size beds with bathroom attached.The fifth bedroom is a bunk room with a bunk bed and double bed trundle, easily accommodating 6 kids. The house sleeps 12 in beds. 10 adults maximum.

Villa Las Palmas 27 is located in the gated development of Punta Mita. The development boasts 2 private Jack Nicklaus golf courses, 4 private beach clubs, a private tennis club and gym. All of the mentioned facilities are reserved for owners, guests, renters, and hotels guest of the Four Seasons and the St. Regis, both of which are within the gates of the Punta Mita development.

The golf course has a full driving range, practice facilities, and a club house with bar and restaurant. The beach clubs offer beach front pools, cabanas, food and beverage service to your lounge chair, dining, spa services, beach front lawns, kid’s camps/activities, playground, kayaks, etc. The beaches are swimmer/kid friendly with an abundance of marine and bird life. The coastline here is beautiful and pristine, truly one of the greatest coastal locations in Mexico.

Two surf breaks within the gates, create virtually private breaks, only accessible to others by boat. There are 4 other nearby breaks.

Outside areas include a pool and hot tub, 6 teak lounge chairs, built in couches, outdoor shower, a dining table for 8, and a gas grill.

The house also offers a full service concierge capable of arranging, private chefs, pre-arrival food and beverage shopping, airport transportation, tours, surfing, fishing, messages, dinner reservations, daily cleaning, servers, etc.
With the rental you will also have daily housekeeping and a golf cart.

Club Punta Mita – ACCESS FEE

The following outlines the Club Punta Mita Access Fee , applicable to certain guests staying in or renting a property within Punta Mita. The fee provides access to Club Punta Mita facilities in accordance with the membership type assigned to the residence (Premier, Sport, or Residence Member).

Access Fee Overview:

- One-time, flat, per-person fee per stay (up to 30 consecutive days).
- Pay once per stay and prior to arrival.
- No minimum consumption charges at: Surf Club, Sufi, Pacifico Beach Club,
Kupuri Beach Club, and Bahía Beach Club (when open).

The Club Access Fee applies to:

- Vacation rental guests.

Fee Structure:

-(Per person, per stay – up to 30 days)
-Adults & Teenagers (13+):
USD $50 + 16% VAT + 15% service charge | Total: USD $66.70
-Children (5–12):
USD $30 + 16% VAT + 15% service charge | Total: USD $40.02
-Children under 5: No charge

Payment & Access Cards:

-Full payment required prior to arrival.
-Payment is processed via a secure payment link, issued once the Use of Unit
documentation is submitted to Club Punta Mita Administration.
-Two (2) Club Access Cards per stay are issued upon payment confirmation.
-Cards are issued based on the written guest declaration.
-Additional or replacement cards: MXN $250 per card.

Cancellations & Proper Use

Cancellations may be eligible for reimbursement, subject to internal policies and reservation status.

In the event of an identified irregularity or misuse:

-First occurrence : Written notice issued to the Homeowner and/or Property
Manager
-Second occurrence: Club Access Cards will not be issued to vacation renters or
guests of that property for two (2) weeks.
