Great Family House

Great for families!

We had an awesome stay at this property. The kids had a blast in the pool and hot tub. We also enjoyed time at the lazy river. Everything was very clean. We only had a small issue where the grill was not there when we arrived, but the property manager handled it and gave us a discount for the inconvenience.

Perfect week

We had a group of 10 so there was more then enough room for us to all spread out and big spaces for us to be together without being crowded. Location was great and close to most anything we needed. Kevin was great to contact and make arrangements with prior to our arrival. We had no issues with anything once there! We loved the house and would definitely stay again!

The house itself was amazing, nice community and great location, however when we arrived the house was an absolute furnace, stay 4 days and it never got below like 76 degrees. Other than the A/C issue we really enjoyed our stay

Great Family Space and Location

We thoroughly enjoyed our stay in this rental property. From the day we submitted payment until the end of our stay, the owner was super responsive and so kind. The home is beautiful, spacious, and located in a great neighborhood within minutes of everything you could need, from grocery to general shopping. When we did have to contact the property management team for an issue with the heating and plumbing, we received a response within minutes to rectify the problem and this was during the Christmas holiday! Unlike any rental I've ever stayed in this home had a fully equipped kitchen with all the cooking utensils you would need to prepare large meals for multiple people. There were toys and activities for the kids. If I had one critic, it would be the heated pool. We did pay to have the pool heated, but in the end, we were unable to get into the pool. We were told the pool was heated to a FL regulated temperature and could not be increased. So if that's the case, the FL regulated temp is too cold for colder days. That said, I wouldn't spend money on that if you visit during winter and the temperature is going to be in the 50s or 40s, and you expect to have a genuinely "heated pool". Still, I would definitely recommend this rental property to anyone with a large family/multiple guests. It was affordable and even though, we weren't able to get in the pool, we had a good time in a great home. Thanks for everything Kevin!

This property was filthy the sheets had stains the floors were not clean the ceiling fans were dirty there were roaches. The pac man game and air hockey do not work. The garage where the game room is has no air it’s to hot to play in. The host turns the air off and on with the Nest as he sees fit. The garbage disposal did not work at all nor did the Wi-Fi. The host even accused us of tampering with the pool pump to try to charge us an extra $800.00. Then when questioned about it he retracted the fee and statement saying it was the water level we should have added water to the pool. Also don’t book with his personal link Vacations of FL it is cheaper and vrbo allows it but he is not required to abide by vrbo rules. We did a video upon entering and vrbo did nothing to assist us when we contacted them and as of 7/20/24 has not.The owner Kevin told vrbo we were not being honest even though they had video. He then tried to charge for damages that were there when we got there and the video shows the damage. Even though we had insurance he still charged my credit card. This property is nothing short of a garbage dump dressed up with a bow.

Bait and switch with no assistance from owner

1. The things that differentiated this property from others at Windsor and Westside were BROKEN. - Bubble hockey: broken - Shuffleboard: rough and unplayable - Air hockey: damaged and barely playable - Arcade game: broken 2. Zero diligence in housekeeping - Dirty dishes in the cupboard. We've had to wash all the dishes before using. - Mold and mildew in master bathroom. - A few bedrooms had sheets that weren't changed -- they had hair and smelled like perfume. - At least one bed was missing a top sheet.- A few roaches, dead and live. 3. Master bedroom was hotter than the rest of the house The property owner made no attempts to improve the situation beyond arguing that there should not be anything wrong with the AC, wondering whether I'd contacted the property management about the cleanliness, and asking for pictures of the broken amenities. I expect a property owner to bend over backwards when they get feedback that their investment property feels like a dump. I was schocked by the lack of concern and inaction.

I responded immediately to the guest regarding the complaint received. I sent multiple messages and received no response back. I asked for pictures and additional information for clarification so that any missing/broken parts could be identified, ordered, and repaired as quickly as possible, but received no response/pictures until a week after their stay with very little information. And only received 2 pictures a week later. It is difficult/impossible to resolve issue(s) when the guest chooses to not respond and there is no reason for me not to repair/fix my own personal property that is shared with the guest(s) to enjoy during their stay. I also use a professional cleaning service that stands behind the work performed, so in the event that there are any cleanliness issues reported, they will be sent back out to clean and correct any mistakes. The guest chose not to do that. Bait and switch? I offered several solutions that the guest chose not to follow up on and then left a negative review insinuating that I don't care. I couldn't validate all his claims and guests who immediately stayed before and after this guest left 5 star reviews and didn't experience any of the issues indicated.

No control over cooling of house

The house and location were good. HOWEVER, the thermostat in the house is locked. When we arrived the house was hot downstairs and upstairs. I contacted the owner. His response, "The A/Cs are limited based on A/C technician recommendations and the Florida climate. With the humidity, it will cause the units to ice over, seize up and cause them to stop working. We've had a couple of instances where guests damaged the A/C units last Summer and caused hundreds of dollars in damage each time due to them being turned down too much and damaging the A/C systems. There is a section in the welcome email that provides information on it: Air Conditioning - Please make sure the AC is set no lower than 74 degrees. Turning the unit lower than 74 degrees will cause the unit to freeze, seize or stop working, which will cost a minimum service fee of $160 to come out to fix it, not including any additional repair fees for parts and labor. I'm showing one of them is currently set to 72 (which is not recommended) and it estimates it will take about 2 hours to cool down to that temperature since the house was not being occupied prior. We have rented houses twice a year for 6 years in Orlando and have never NOT been able to adjust the A/C. The house never got down to 74 degrees and was way too hot to sleep comfortably. At 2am on Sunday morning it was 76 degrees in the house with A/C set to 74!! Lesson learned on my part! The next home we rent I will verify next time that the A/C unit can be adjusted to a comfortable temperature.

Poor customer service

We arrived about 45 mins early to our rental. We asked Kevin if it would be ok to go in early. I was told no, we had to wait until 4 because the cleaning process takes from 10-4. No cleaning crew was at the house when we arrived. Ok, fine. At 4 we went in. Everything looked good! We walked into the downstairs bedroom and noticed a pile of used towels on the bathroom floor. So we went through the house. Some beds were unmade, as if people had slept in them. Some bathrooms had used towels on the floor. I emailed Kevin and called the property manager. The sent someone out to check things out. The said there was a miscommunication with the cleaning service and the were given a wrong address. They said they would send someone out immediately. It took them an hour to arrive. They obviously couldn’t wash all the linen, so they did a load of towels. They Started a second load. Our group had dinner reservations that evening. We couldn’t shower and get ready as there were no clean towels. They said they would send someone out the next day to wash the rest. So basically, our first day was a wash. Missed our reservation for dinner too. I asked Kevin if he would refund our cleaning fee and the first days rate. He said he would only refund the pool/spa heating fee. Now, I understand miscommunications can happen, so I would think you would want to try and make things right with your customers. Not sure how he thought that would compensate for our first day being ruined and the house not being ready. The second day as we sat in the back patio by the pool drinking coffee, we saw something in the pool. On closer inspection, we realized it was a mouse. Again, I emailed Kevin. Was no help to us. All he said was he had no control over the wildlife around the house, but that he would send someone. Which a pool person came the next day, put a dipstick in the pool and went on his way. Still refused to compensate the first day and cleaning fees. I’m not a person that EVER writes a review, but this was ridiculous!! You would think you would want to make customers happy, but I don’t think Kevin really cares. I didn’t feel like we were asking for much. I write this review for people that value customer service, because I don’t think Kevin understands the value in customer service. Will not be staying in any of his properties again!

I was in contact with the management/cleaning crew prior to guest arrival to make sure her check-in process would go smoothly. As soon as the guest alerted me of the cleaning issue after entering, I contacted the cleaning crew who discovered they were at the wrong address number (a few houses away). They immediately sent 5 people to the house so they could quickly clean the entire residence in approximately 1.5 hours to meet the guest(s) timeline so they would still have enough time to get ready and not miss their dinner reservation. The cleaning crew also offered to take the extra set of linens to a laundry facility offsite and bring them back later that evening but were told not to bother by the guest. She arranged to have them come back the following morning to finish the laundry. The guest later contacted me during her stay to let me know that she saw a mouse in the pool. The pool service company promptly came out to clean/sanitize the pool. I apologized to her for any distress the situation may have created and explained that we have a monthly pest control service in place. Unfortunately, I have no control over the wildlife in the area, but I did immediately have pest control come out to the house to inspect the perimeter and add a few extra measures to deter pests, rodents and critters away from the property. As for customer service, I promptly responded and addressed every message sent, I made the guest a priority during the entire length of her stay, and made sure any issues were resolved promptly. The cleaning fee(s) cover the cost to clean the residence AFTER the guest(s) stay.

Bowling Team Visit

We stayed with 8 boys from our HS bowling team, myself (coach), and a parent for 4 nights and had a great stay. There was plenty of room for everyone. Kevin was extremely communicative. We messaged each other every day during our stay. There were a few items (bubble hockey does have an issue and we found some broken pool cues). We weren't at the house very much, so those items didn't really bother us. The boys enjoyed the pool and just hanging out together in the living room. Kevin mentioned being in the process of switching cleaning companies which would be good. The current company probably isn't as thorough as some guests would want. The 1st floor Master Bedroom is a little warmer than the rest of the house, but there is a fan that moves the air around enough. If the door to the bathroom is closed, it actually makes it better. The boys that stayed in the "pink" room did say that the twin beds were a little hard for their liking, but besides that, it was a great stay. There were no issues with our house code and getting in. The gate to the community was always open while we were there. I really appreciated how attentive Kevin was during our stay - if I messaged him, he would reply as soon as he could (he is several hours behind EST). Thank you for a great stay!

A few hiccups but overall a great stay,

The property was beautiful and is just like it is described and the pictures are accurate. The property management team and turn owner were very responsive to the major issue that we had and it was resolved within a few hours. Other maintenance issues exist such as leaking faucets and slow draining sinks, but they did not affect our stay. On site laundry was so convenient. The pool and jacuzzi were so much fun. The only recommendations I have is that the master bedroom is extremely hot and the bed is very soft, too soft where it offers no support . If you have people sensitive to heat or need a more supportive mattress, they need to take an upstairs bedroom. Also bring your own washcloths.

Fun Stay

A bunch of friends met down in FL for my brothers bachelor party where we went to a spring training game and golfed. The property was great. We didn't use any of the resort amenities, but did use the pool and hot tub. There was everything we needed to cook after a grocery trip, plenty of silverware and cookware for pretty much anything you can think of. Only complaint was the playstation didn't work and the bubble hockey machine was unplayable, not all of the knobs turned and one of the little players fell off. All in all would definitely stay here again, was a great place to stay.

Communication was a 10!

Only downside is HDMI cord on the ps4 was broken so the kids were not able to use and the grill had no grease tray for the first grill and unfortunately we didn’t notice because it was dark but tried to make shift a tray because we didn’t get a replacement. Would definitely recommend and come again!
