The owners of Tequila Sunrise also own the unit right next door, so it's another Tequila Sunrise (Two). These side-by-side properties are a great option for two families who want to be next to each other! Tequila Sunrise Two is a 3 bedroom, 3 bath, pet-friendly townhome in the popular gated community of Barrier Dunes. This home is quite roomy, and it comfortably accommodates up to 6 guests.
This place has a great feel to it! The owners have made wonderful improvements, including new furniture, new paint, new flooring, freshened decor, all new linens, all new "kitchen-ware", and so much more.
The first floor welcomes you into an open living/dining/kitchen area that is very spacious and comfortable. The living room has a large, new couch with an ottoman, plenty of chairs, and a huge flat screen TV. The dining table is set for 4, but easily extends to seat 6. The big kitchen peninsula offers additional seating with bar chairs.
The kitchen is spacious and well stocked with most everything you need to enjoy preparing meals "at home". There is a full-sized refrigerator with ice-maker, an electric stove, a microwave, and a dishwasher. There are both a regular style and a Keurig coffee maker, a crock pot, a toaster, a blender, and plenty of cookware and bakeware. As a great added benefit, Tequila Sunrise Two also provides reverse-osmosis filtered water through a separate faucet at the kitchen sink. This system removes impurities to provide improved filtered water for drinking and cooking. There is also a small pantry which provides plenty of space for your groceries.
The living area opens onto a nice deck that is tucked in and private with outdoor seating and a gas grill. The whole space is casual and inviting and offers a great spot for relaxing, eating together, and watching your favorite shows after a full day on the beach.
Also on the first floor is a lovely twin room – it's a great space for kids or teens to stay up late laughing, watching TV (or Tiktok ;), and telling stories – just the kind of things that make the best vacation memories. It is equally perfect for seniors who maybe don't want to climb the additional stairs to the upper floor. There is also a full bathroom conveniently located just outside the bedroom door with a single vanity, a toilet, and a shower/tub combination.
Tequila Sunrise Two backs up to the State Park and enjoys a view of the bay. So if you're an "early bird", you can enjoy the beautiful sunrises from the living area, the master suite, and from both bayside decks. Then at the end of the day, you can take a short walk to the beach and watch a magnificent sunset into the water - this property really offers the best of both worlds!
Upstairs are two en-suite bedrooms. The layout is perfect with plenty of privacy. At the top of the stairs, you find a spacious and inviting master suite with a king bed, a large flat screen TV, plenty of room to unpack and settle in and enjoy a little peace and quiet. The master bathroom has double vanities, a toilet, and a tub/shower combination. This bedroom also has a private balcony that overlooks the bay. This suite offers the perfect place to relax and unwind.
Located in the hallway (between the bedrooms) is the laundry closet, which features a full-size washer & dryer. Then at the far end of the hall is the queen bedroom. In this cozy and private space, there is a flat screen TV and a small balcony that enjoys the afternoon sun. The en-suite bathroom has a single vanity, a toilet, and a tub/shower combination.
The unit has parking for two vehicles. Once you get settled in, it's just a short 3 to 4-minute walk to the beautiful beach of Cape San Blas and the sparkling waters of the Gulf of Mexico. For your convenience, we provide four beach chairs and a rolling beach cart, as well as an outdoor shower for rinsing off toes and paws when you get back.
Barrier Dunes is a great community for people of all ages. There are two tennis/pickleball courts, two swimming pools, a couple of ponds where kids like to feed the resident turtles, a fantastic neighborhood playground that is a perfect place for kids to play, and safe streets for walking your dog or riding bikes. One pool is centrally located in the complex with lounge chairs and a small covered seating area, and the other pool is gulf front with gorgeous views, public restrooms, lounge chairs, and covered picnic tables for a bite to eat and a break from the sun.
You can't help but relax in this beautiful place. It's a little off the "main drag," which gives you a peaceful, easy-going feeling. It was a great stay in Cape San Blas. They had everything we needed. The property was very clean and it was a nice amount of space for our family to spread out. The amenities in the neighborhood were nice for families with children.

Stayed with my mom, my partner, and my two kids. It was a wonderful visit. The house has pretty much everything we needed. We truly enjoyed the decks, the indoor spaces, the beach equipment, and the beach of course! Would definitely stay here again!

The home was clean and in a great neighborhood. It is in a HOA so I was very hesitant about how well our trip would be. No need to be worried, we were met at the gate by a friendly older gentleman. He was vey helpful advising where to go. Everyone in the community was friendly. The pools were nice and the beach was close.

Very neat and clean place everything was great just needs better access to beach cut thru ext. Need walkway built over pond to have shorter access to water if you stay in back of property but overall was a great and pleasant place to stay

Hi Richard, there are a couple of routes to the pools and beach. One cuts along the side of the tennis courts, around the homes and ponds to allow for privacy in those homes too. All in all, a two minute walk to one pool and a five minute stroll to the beach isn't too bad we think. Being at the back of the property also makes it a quieter area so we're so glad you enjoyed Tequila Sunrise Two and your stay.

Very clean unit. Was well equipped with all the things you need. Had nice beach chairs. Also, the carts were very helpful with getting things to the beach. The unit was also decorated very nicely. Good atmosphere for family. We definitely go back again.

We have stayed in this house several times now. We love the floor plan. Neighbors were getting the deck redone and ours could use it too. We bring our boat every year just wish there was more boat and trailer parking. Didn’t have any issues, but overheard several people upset about the parking.

Thank you, Christine. Funnily enough, the decks were scheduled to be replaced when you checked out, but Mother Nature had other ideas, and we had to push it out again, but fingers crossed for us, and we'll get that done next week :)
We've all long said that they need more boat parking in Barrier Dunes so the HOA is aware. Usually not an issue unless it's a holiday weekend in Scallop Season though.
