Thank you for your feedback. We take great pride in maintaining this property, and we believe it's important to provide future guests with additional context. This guest contacted us within 30 minutes of arrival with dozens of photos highlighting what they considered imperfections around the property. We responded to each concern, but many of the issues raised were either temporary, clearly represented in our listing, or a consequence of staying in a wooded vacation home. You can read specific examples at the end. After raising these concerns, the guest requested a full refund and stay at the property for free. We did not believe the request was justified based on the condition of the property or the accuracy of the listing, and the VRBO rep likewise did not find grounds to require any refund or discount. We encourage prospective guests to read all reviews and look through our photos. If you're looking for a quiet getaway in the woods with nearby pond access, an accurately represented home, and a host who maintains the property with care, we believe you'll have a wonderful stay. Below addressing a few examples raised by the guest, which we communicated to him over the phone right away. Lawn: The guest complained that the grass had not been mowed. We informed them that our landscaping guy was already scheduled to mow that same evening, which he did. Playground: The comment that the playground was "dirty" refers primarily to dust and pollen accumulation. The property is located in the middle of the woods, and while we regularly maintain the playground, it is unrealistic to expect outdoor equipment in a forest setting to remain spotless between every stay. Couch: The couch is the exact one shown in our listing photos. We have never represented it as new, and guests can accurately see its style and condition before booking. Air conditioning: Our listing accurately states that the home has two window A/C units - it does not advertise central air. In addition, every bedroom has a ceiling fan, and we provide two portable fans. The house was naturally warm upon arrival because the A/C units were not left running while the property was vacant, which is our normal practice. Location: The property is intentionally marketed as a peaceful retreat in the woods with nearby pond access. It is not advertised as being within walking distance of restaurants or shopping, although there are plenty of places within 10 min drive which is normal for NH area (DG is 8 min away, for example). Most importantly, we stand behind the accuracy of our listing. We work hard to keep the home clean, well maintained, and honestly represented. Nothing in our advertisement promises central air conditioning, new furniture, or an urban location.

I feel sorry for your loss and hope you had a great time seeing your college friends. Please make sure to follow house rules next time you visit any rental place since many of them were not respected by your party as it was supposed to be (food was left, fridge wasn't emptied, bedding wasn't stripped, dishes left in the fridge, full trash bags left in the house).
