Relax on the lanai and enjoy views of the golf course and mountains, or enjoy the nearby amenity center, which includes a gym, hot tub and pool. I22 has an open living room and kitchen that connects with a glass slider to the lanai. The master bedroom has a king bed, mountain and fairway views, an en-suite bathroom and a television. The guest bedroom has two twins beds (that can be converted to a King upon request) and television. The condo includes a covered parking stall.
Amenities include wireless internet access at no additional charge, central air conditioning, ceiling fans for natural ventilation, fully equipped kitchen with granite counter tops, dishwasher, washer and dryer with detergent provided, iron and ironing board, hair dryer and covered lanai.
Built in 2003, the Fairway Villas are contemporary Hawaiian Plantation town homes located across the lake from the King's Shops. All units offer an island-style feeling appropriate for the plush setting of Waikoloa Beach Resort. All guests who stay at the Fairway Villas at Waikoloa will have access to use the communal pool & hot tub, communal gas BBQ's (first come, first serve basis) and fitness room. Parking for one vehicle, per unit is provided. The Fairway Villas is a non-smoking property.

The condo is very nice and quiet one inside. There is some air-conditioning noise when on the Leni, but its not bad and is like white noise from other things going on. Great location with short walks to both shopping and "A" beach.

We have stayed in different condos in the Waikoloa Beach Resort over the years. This one was not quite as fancy or up--to-date as some of them, but the price reflected this and we were not disappointed. It was well-stocked and the location was excellent--easy walking distance to beach and shopping areas.

We enjoyed the Condo, will come back for another stay, grounds cared for very nicely, pool was nice. Only complaint was the carpet, it needs to be replaced, tac strip is exposed where carpet is worn.

Perfect location to take advantage of the ocean and surrounding amenities. Unit was comfortable and secure. However, carpet was old and a tripping hazard ( should be replaced), pots/pans were dirty and needed cleaning before use. We had to call maintenance twice to handle issues with electrical outlets. Maintenance said they would be contacting owners about electrical issues.

The managing agency was easy to work with, polite and responsive. All the instructions for gate entry and door entry were timed just right and helpful.
The place was not the fanciest design, but it worked just fine for our family. There are two bathrooms and two bedrooms. The bathroom in the master has no door, but we found that typical with other condos in the building.
I had a conference at a large hotel nearby and it was an easy walk there.
The kitchen had everything we needed and it was nice to have a dish washer and clothes washer/dryer in the unit.
There were a few things that could have been cleaned a bit better in the bathroom and kitchen, but that is a minor complaint.
For the price, this really worked well for us.

Although the location was wonderful and I have stayed at units in this complex before, we unfortunately had some issues while at this particular unit. The dryer didn't work, and the microwave broke early on in our stay. The property managers did the best they could, but it was still disappointing, especially the dryer. There were always towels and items used at the beach that we wanted to wash/dry, but that was simply impossible. Additionally, when the microwave broke down, it also had an attached stove vent, so each time we fried something on the stove (bacon, etc.) the smoke alarms would go off, regardless of us opening windows, etc. Additionally, the internet was a little spotty, and although we didn't have too much trouble while in the main living room, the guest room TV just wouldn't connect or got the spinning wheel, even after resetting per the instructions. Kudos to the property managers as they were very friendly, responsive and on top of things (the best they could) even when it seemed they were overwhelmed with projects. Overall, I would recommend this location provided the outdated washer/dryer and microwave was replaced.
