**Restful Nights:** Our two inviting bedrooms each feature a plush queen bed, closet, and dresser. One has a window with a beautiful partial beach view, a 50" Fire TV with Spectrum cable channels through the app and ability to login to your personal streaming services, and a desk with chair, while the other overlooks the pool. Pillows, linens, and blankets are provided for a restful night's sleep. Room-darkening curtains filter out light, night or day.

**Fully Equipped Kitchen:** Prepare your meals with ease in our fully equipped kitchen. You'll find full-sized appliances (oven, microwave, dishwasher, refrigerator) and a wide selection of cookware and some spices. We also provide a variety of small appliances, including a Keurig, drip coffee maker, toaster, countertop icemaker, and blender.

**Full-Sized Bathroom:** The bathroom has a shower-tub combination and a 1600-watt hair dryer for your convenience. Body wash, shampoo, and conditioner are provided. Fresh towels and beach towels are left for each regustered guest.

**Parking Note:** We have 1 marked and dedicated parking spot next to the building stairway. To ensure everyone has enough space, we can allow only 2 vehicles per reservation, but parking is NOT allowed for motorcycles, trailers, or commercial trucks.

**Our building is only 2 stories high so we have no elevator, and there are 2 staircases to get to our unit
**Beach access will require crossing 1 street and walking down beach access stairs.

Unfortunately we do not allow pets, motorcycles, trailers, or RVs on the property.

So it's nice enough but there is only parking really for 1 vehicle, and no motorcycles or trailers allowed just fyi. The place itself is ok-ish, the unit could have been great but wasn't. It smelled like mold all weekend and we had to buy scented candles to not be grossed out by the smell. Found what appears to be mold/mildew on all of the AC vents and patio curtains as well as the cabinet above the fridge. I messaged the host about cleanliness as there were urine stains on the underside of the toilet seat, the shower liner had some kind of red/brown stains and that it wasn't clean. Would have been a good move to offer to come and replace the liner for us but it wasn't necessary just kinda gros. Honestly I'm tired of places charging premium prices when they aren't stocked with essentials and then they want you to clean the whole place while charging a cleaning fee only to arrive to an unclean unit.

Trailers or motorcycles are not permitted due to HOA regulations. Regarding your comments on cleanliness, we always strive to ensure our property is spotless and ready for arrival. When you reached out during your stay, we immediately responded and offered our provided cleaning products and supplies as we live a considerable distance away. We apologize if there was any misunderstanding and wish we had known you were seeking a full reclean during your stay, as we would have gladly sent our local housekeeping service right over to handle it for you. Our HVAC system and property undergo routine professional maintenance and inspections to ensure proper air quality and ventilation. Upon checkout, the unit was inspected thoroughly. The faint spots mentioned on the vinyl shower liner were cosmetic discoloration rather than anything harmful; however, as part of our standard upkeep between stays, the liner was replaced and the unit fully refreshed. We appreciate your input as it helps us continually refine our guest experience, and we wish you all the best in your future travels.

The place was nice but we had a few issues that just were a bit unacceptable. 1. I was made to pay damage insurance (never been required to do that before) and then there were signs all over with warnings like 50 if sand is left on chairs, 20/towel if you get makeup on them, etc. 2. The air was set to 72 and could not be changed. My son couldn’t sleep because he was drenched in sweat. There were fans in the rooms but they just circulated the warm air. I reached out to the host and was told that we could not go below 72 because the air conditioner would freeze. 3. One night we got a message that there was a mandatory kitchen inspection the next morning. The man who came in was super nice but asked if we had noticed anything wet. We mentioned that there was a musty mildew smell and he said that was because there was a leak under the sink and that we needed to dump the bucket of water (that was currently full) regularly. The last thing that did not sit well was that I just opened my messages after several days back and had a message that read “why did you leave dirty dishes in the dishwasher when we specifically told you not to?…” and had pictures of the dishes. First of all, I apologized for that because we thought we ran it. All of the other things on the list had been done and I thought this was an aggressive way to handle that.

Roomy is an exaggeration, especially for a family 4. While the “extras” like solo cups and plastic takeout cutlery might be appreciated by some, the condo felt cluttered with owners personal belongings leaving little room for guests belongings like groceries. Might i suggest minimizing duplicates of kitchen supplies to decrease the clutter and allow space for guest belongings? The clutter and outdated features made the condo feel grimy (curtains for closet doors, plywood shelves in the closets and balled up dirty sheets tucked away in a basket in the closet) Dirty throw blankets, stained sheets and towels added to the uncleanliness of the condo. We did contact the owners about a broken items upon check in, but they seemed unfazed. I rewashed the sheets before we slept in the beds. Owner claims we left the condo very dirty. We did forget a baking sheet in the oven with quesadillas from dinner on our last night. Our mistake, as the children preferred to keep swimming rather than come inside for dinner and we forgot! Otherwise, we followed the misleading checkout process that was posted (there were 2 lists) We even contacted the owner for clarification, but they did not know the process. Proximity to the beach was fantastic, but this condo is not suited for a family. Might be better for seniors.

We are sorry the condo felt cramped for a family of 4. While 2 bedrooms offer space, the outdoors location is an amenity: large outdoor area, deep pool, and the beach across the street. We are continually updating our interior and furnishings. The goal is to offer a fully stocked kitchen for making and serving meals without having to continually wash dished - which you appreciated with kids! If we were made aware of your feelings on cleanliness, we would have offered ro make things right. I'm sorry you didn't experience the 5 star service we pride ourselves on. This unit is very nice and was extremely clean! The beds were more comfortable than my bed at home. There were 4 new beach chairs, 4 big beach towels, a countertop ice maker, and Britta water pitcher, which I consider extras. There was also a motorized recliner that was placed so you could see the ocean. The courtyard had tables and chairs where you could eat or just hangout. It’s about a 2 minute walk to the beach.

Very nice accommodations, but beach access and noise disappointing

I've struggled with this review because the condo was very nice. It was very clean, except the carpets. I don't think they were vacuumed before my arrival. That said, there was a vacuum in the closet, and I took care of it in about 5 min. So, no big deal. The condo was also well stocked, especially the kitchen, which we really appreciated. Also, communication with the owner was very good. I only gave 4 stars however, because of the construction. Yes, the listing talks about the seawall construction. However, please know that this is MAJOR construction with huge cranes and drillers. You definitely have to drive to get to a beach, it's not steps away. And the A1A traffic was quite heavy. So, while I'd say the owner told me, I don't feel like the true nature of the construction was conveyed. But the worst of it was the noise, specifically the endless beeping of the machinery. It was non-stop from 7:00 a.m. - 5:30 p.m, everyday, except Sunday. The crews took Sunday off. So, spending time at the pool, or even inside, was constantly accompanied by the loudest, non-stop beeping I've ever encountered. I specifically chose this area of Ormond for the quiet. Had I known the true impact of the construction work, I'm sorry to say, but I would have chosen someplace else.

Hi Kari, Thanks for your comments. We are glad that you enjoyed your stay overall. As for the rugs, we wish we told of your displeasure as we would have had our cleaners return to correct any issues. We do keep cleaning equipment of our own available since being on the beach makes keeping sand under control a constant battle. The beach work was being done by the FDOT we were not made aware of the extent of noise this work would create, nor their schedule. This is NOT at all our typical beautiful and quiet Ormond Beach! We are happy to report that the work has moved south of our building, and we are looking forward to the increased safety this brings to our neighborhood during Hurricane Season. Beach was a disappointment

The apartment was very nice, clean, and well-stocked, providing everything we needed—including beach items like an umbrella and chairs. The neighbors were extremely friendly and helpful, consisting mostly of retired folks.However, The beach pictures did not reflect the current reality. Upon arrival, there were trucks, including a crane, stationed in front of the condo. Additionally, approximately two miles of the beach were torn up due to ongoing construction on a seawall. Although the vehicles may soon be gone, the duration of the beach work remains unclear. Beach access proved challenging, particularly for those with balance issues. We had to drive 12 minutes to a public beach with free parking, as closer options required a 20/day parking fee. Unfortunately, we were notified of the beach conditions only two days before arrival. A review dated January 26th already mentioned beach construction and loud noise. After our stay, the owner informed us that the beach pictures "accurately show an area of Ormond Beach," which felt misleading.

The place was quiet. The bed was comfortable. The kitchen had limited cabinet space for groceries. The front blind needs a wand. The tv was great. The bathroom and furniture could use update. The beach construction was loud a and traffic patterns created delays on A1A.

Ormond by the sea

This condo had everything you will need to enjoy the beach, which is literally steps away. It is also conveniently located to the highway and downtown Ormond Beach. Family vacation

This was the perfect location for a family beach vacation. We were looking for somewhere on the beach, close to things to do, but not crowded, and this hit all the check points. The condo was clean and modern, and had everything we needed (including board games when we wanted some time out of the sun).

was not as advertised was not oceanfront was put on side view was across street we thought it was on Ocean too many rules could not relax because you might be breaking rules just not a good week there !

The property was clean and located conveniently to many attractions, but not so close that you feel like you're in a tourist trap. :) The owners were amazing. Communication was awesome and the property had everything we needed from towels to crab leg crackers. I am hoping the owners will agree to let us make this our annual vacation spot.

My passion is creating a comfortable space for guests, and try to include everything I could want. I find the details like fluffy towels and morning coffee are important. I am always improving offerings and amenities.

I love the beach, swimming, outdoor activities, shopping, travel and good food!
Personally, I love the beach and being on, in, or under the water as a certified SCUBA diver. Part of the year I rescue sea turtle hatchlings, so I am hyper aware of protecting our beautiful environment and existing with wildlife.

Why they chose this property

This is is one of my favorite places! It's large enough to be comfortable for several people but feels cozy enough for one. The ocean is constantly changing and it can be a roaring surfer's paradise or a gentle roll, but the sound of the waves is a constant. There are several local bars and restaurants nearby. Residents and guests are friendly and accommodating, just ask for anything you need!

What makes this property unique

We are smoke free and pet free, and keep it that way! Walk to an uncrowded beach, bike or drive to several county or state parks and recreation areas. short drive to Daytona Beach. St Augustine, Orlando and the Kennedy Space Center are an easy day trip. Sleeps up to 4 people. Super strong wi-fi signal. Beautiful view from private balcony. Free off site parking for up to 2 cars.
