Berlin’s locally owned restaurants, breweries, cafés, and boutiques weren’t built by chains—they’re the result of people pursuing a vision and choosing this small town to bring it to life. Sunshine House is perfectly situated between the historic downtown district and the town’s growing north end, placing many of those local favorites just a short walk away.

Sunshine House has its own story. Originally built in the early 1950s, it has been thoughtfully transformed over more than a decade into the spacious home you’ll enjoy today. Rather than replacing the home’s character, the renovation was designed to build upon it. Original features—including a blend of old and new wood flooring, exposed ceilings, and a cozy wood-burning stove—blend naturally with updated appliances, stone countertops, and modern conveniences.

Guests often remark that the house feels much larger inside than it appears from the street. Multiple gathering spaces, a loft, game room, spacious family room, and outdoor living areas make it easy for everyone to spend time together while still finding a quiet place to relax.

Very cute place, great location

It was really wonderful. The house was well taken care of and very clean. Kitchen was well stocked and we appreciated all the access to the yard toys. Jeb was great in sending recommendations and very responsive. The location was great, walking distance to downtown Berlin which was cute with a bunch of shops and restaurants, and 15 min to Ocean City or Assateuge. We will definitely be back!

Beautiful house in beautiful Berlin

We had a lovely time at Jeb’s place. The house is spacious and very comfortable and we really appreciated extra touches like water and beer left in the fridge. Spent relaxed mornings on the back deck and our pooch enjoyed the spacious yard. Easy walking distance to Main St Berlin and a short drive to our favourite Assateague beaches. Jeb was thoughtful and easy to communicate with. Thank you for a wonderful break!

We had a wonderful time at Sunshine House! This house was just right for the trip we wanted. We could walk 10 minutes to the downtown area for shopping, dinner, drinks, and dessert. Assateague was only about a 20 minute drive away. The house was clean and well cared for. Supplies were well organized, so it was easy to find what we needed. The kitchen had everything we needed to easily make small meals. The bathrooms were clean and in great condition. All the furniture was comfortable for lounging after a long day at the beach. The kids really enjoyed the foosball table, and I enjoyed the hammock out on the back deck. Our host was very attentive to our needs. He was quick to respond to messages. He also provided us additional information on activities and attractions in the area. Overall, we appreciated the location and quality of this home away from home. Everything was perfect!

I grew up in the Berlin area enjoying surfing, boating, and just about anything on or near the water. I’ve lived in the Town of Berlin since 2000 and developed a passion for residential design and construction. Sunshine House is one of the products of that passion—a home I spent many years renovating, expanding, and thoughtfully improving. Most importantly, I’m the proud father of two wonderful children, who inspired many of the home’s family-friendly features. I hope you enjoy Sunshine House as much as my family has over the years.

Why they chose this property

When I purchased Sunshine House, I saw the potential to renovate an older home and originally envisioned it as a project that I would eventually sell. As the years passed, though, life had other plans. My children grew up here while the renovation slowly took shape, and what started as a renovation project became our family home. Many of the home’s features—from the laundry chute and Jack-and-Jill bedrooms to the game room and backyard play spaces—were inspired by raising them here. Today, I’m grateful to share Sunshine House with other families creating memories of their own in Berlin.

What makes this property unique

Sunshine House wasn’t designed as a vacation rental—it became one after years of serving as our family home. Nearly every space reflects thoughtful planning and hands-on craftsmanship, creating a home that feels comfortable, lived in, and welcoming rather than simply furnished for guests.

The spacious layout includes multiple gathering areas, a loft, game room, first-floor suite, and outdoor living spaces that make it easy for families and friends to spend time together while still finding a quiet place to relax.
