BOAT RAMPS & PARKING: The private HOA boat ramp is strictly off-limits to guests. Public launching is available at Shepard Park in Stuart and the Jensen Beach boat ramp near Indian RiverSide Park, which offers designated boat trailer parking. Parking availability and local restrictions apply.

Located on a quiet canal north of the Roosevelt Bridge, this beautifully furnished coastal home features an updated kitchen with stainless-steel appliances, comfortable living spaces, and a Florida room with waterfront views and a private cocktail bar.

Relax in the spacious backyard, enjoy the waterfront patio, or unwind beneath the private tiki hut with two swings. The private dock offers access to the St. Lucie River and includes a fish-cleaning station. Just 15 minutes from Downtown Stuart, beaches, shopping, restaurants, and the St. Lucie Inlet, it's perfect for families, friends, or extended stays.

GUEST ACCESS: Guests may enjoy the home and outdoor living areas, excluding the garage and adjacent side area.

BOATING & DOCK: Boat tie-ups require prior approval, vessel details (make, model, length, and draft), and proof of insurance. Requirements specify $500,000+ in damage and liability coverage, with a separate provision of up to $100,000 in liability damage coverage for dock tie-ups. Additional fees and/or refundable damage deposits may apply based on the vessel. Dock water hookups may be available for a fee; electrical power is unavailable.

All vessels are subject to prior approval, dock suitability, insurance requirements, and applicable fees or deposits.

BOAT LIFT: Not available for standard guest use. Exceptions may be considered for stays over one month with prior approval. Guests are responsible for arranging and paying for supervised bunk and stringer adjustments.

TRAILERS: Driveway parking only. No parking on grass, landscaping, or over irrigation systems.

All boating arrangements, insurance documentation, fees, and deposits must be approved before arrival.

You must supply your own transportation, or we recommend using the UBER app or Lyft App.

Important Property Information & House Rules

Dock & Watercraft: Boat docking requires prior approval, vessel insurance, and applicable fees or deposits. Dock electricity and water hookups are available with approval and an additional fee. See The Space for complete boating requirements.

Guest Identification & Screening: Within 24 hours of booking, color copies of government-issued photo IDs are required for all guests ages 18 and older through an approved, secure method. Management reserves the right to conduct felony background checks, subject to applicable laws and platform policies. Individuals with sexual felony convictions are not permitted. If screening prevents a reservation from proceeding, a full refund will be provided, subject to applicable platform requirements.

Pet Policy: Dogs require prior approval through photos and a phone interview. Cats are prohibited. Guests must add pets to their booking inquiry so applicable pet fees are included in the reservation total. Approval is required before arrival.

Extended Stays & Cleaning: Stays exceeding 28 days require biweekly professional cleaning at the guest's expense. Management will assist with scheduling. Failure to comply may result in additional cleaning charges or deductions from the security deposit.

Occupancy & Events: Maximum occupancy is 7 people (6 Adults & 1 Child), including visitors, unless an event is specifically approved. Weddings, family reunions, baby showers, and other events may be considered individually. Prior written approval, an event fee, event liability insurance, a complete attendee list, and vendor information are required. Additional information may be requested. Unauthorized events and gatherings are prohibited.

Security Cameras: Exterior cameras monitor the driveway and dock areas. No indoor cameras are present.

Private Pool Rules: Shower before entering. No glass or animals in the pool area. Proper swimwear is required. Non-swimmers must be supervised. Remove pool toys and floats after use. Pool use is limited to registered guests and approved visitors.

Trash & Recycling: Trash pickup is Monday and Thursday; recycling is Monday. Place bagged trash and recyclables in designated roadside bins the evening before collection. Return bins from the curb on pickup day.

Cancellations & Refunds: Guests booking through Airbnb, Vrbo, or other third-party platforms must submit cancellations directly through their original booking platform. Good Vibes Vacation Rental Booking Services cannot submit cancellations on a guest's behalf. The booking platform's applicable cancellation policy governs.

Direct Bookings: More than 60 days before arrival: 100% refund. Between 30–60 days: 50% refund. Within 30 days: Refunds only if canceled dates are rebooked, based on replacement booking revenue.

Processing Fees & Refunds: Applicable credit card and refund processing fees are deducted from refunds. Vrbo/HomeAway or applicable processor on-site payment fees are nonrefundable, with an additional 15% cancellation fee where permitted by booking terms and platform policies. Refunds, including applicable security deposits, are issued by mailed check at no additional charge. Refunds to the original credit card may be requested, subject to a 5.5%+ processing fee.

Rule Enforcement: Violations may result in reservation termination, subject to applicable laws and booking platform policies.
