Perfect location to discover the City. Loved the charming studio. Everything we needed was there and communication was great. We would definitely go back there.
Great central location - sound proofing worked well to minimise noise. Having a lift in the building was a great bonus! The layout of the flat was unusual, even quirky and could be difficult for anyone with mobility issues. The main notable detraction for me was the most uncomfortable couch I have ever encountered! No problem if you don't plan to sit and relax during your stay.
Location couldn’t have been better for easy access to the tube, west end, soho and major attractions. Host was very responsive, WiFi worked great, bed was comfortable. Be advised it is in the heart of the city in case you are bothered by city noise. It is a very congested area, which has its pluses and minuses.
Perfectly located to hit all the highlights of London
This flat has every thoughtful amenity you could need. Very cozy for a couple and Nick couldn’t have been more welcoming. We’ll stay here again for sure.
Fantastic location, close to tube; major attractions; bars and restaurants. Eccentric layout to apartment, but no problem, and excellent communication.
The best thing about this flat is the location. Right in the theater district and close to the art galleries, the British Museum, St. Martin's, Soho, and Mayfair. And most importantly, across the street from Foyles. The tube station is a few minutes walk away. The Elizabeth line stops there so getting to Heathrow is easy.
I was so lucky to book this studio for eight days of seeing ten shows in London. The location made West End theaters easy to walk to, and other London theaters easy to take the tube to, just a perfect launch pad and retreat. The flat itself has so much character, and clever design makes the very best use of the space. Loved the old wood and the high ceilings. Even with a window cracked for ventilation, over a very busy street right in the middle of everything, it was very quiet. (The street is so well lit that there's light coming in even at night, but I pack a sleep mask, so not an issue.) There's a Tesco just on the other side of the underground station, and a Sainsbury's a couple blocks the other way.The mattress was on the soft side, but I slept well on it; cozy duvet and plenty of pillows. I'd love a tiny shelf over the tiny sink in the bathroom to put my toothbrush and whatnot on, but that is my only note! The flat's manager usually uses WhatsApp to communicate, but adapted to email for my non-WhatsApp self. Self check-in was easy, and again, the flat couldn't be more conveniently located, to theater, transport, and the Elizabeth line to Heathrow. I'd love to come back!

Thank you for your review! You are always welcome back :)
I am very happy with my 9 day stay in this apartment. It was perfect location - walking distance to all touristy spots, next to Tottenham Court Road Station, close to grocery stores. Communication with the location manager was 1000/100 (yes, 1000/100) :) Apartment is comfortable and perfect for normads on a budget! Definitely will recommend and I am coming back to stay here again.
The building was quiet and the apartment was clean. The description of the property is 100% accurate. The property manager was pleasant and responsive. Things to know if you’re going to stay at the property is there are towels provided but there are no extra kitchen or bath towels. also, it’s common in Europe to not have a top sheet so you may want to bring a top sheet or a blanket of your own. The only thing I would say could be better are the window coverings. We had to keep The blinds closed for dressing/privacy which made it really dark.
There’s a wonderful cinnamon roll shop and coffee shop at the bottom of the apartment building and the restaurants in the area are amazing

Thank you for your review.
Kitchen towels are now provided.
Also top sheet now available (in addition to the blanket of course).
The cinnamon rolls downstairs are indeed delicious !:)
Pros-Fantastic location. Walking distance to West End Theatres and Chinatown. Steps to the underground to go anywhere in London. Small but functional lift. Responsive host.
Cons- were not aware of interior steps-two steps from kitchen and toilet area to shower area and two steps down to “bedroom”/living room. Did not realize that the bed was a mattress in a drawer that slid under the couch and stayed on the floor when pulled out so you had to crawl in and out of bed onto the floor, then go up 2 steps, walk behind the couch and then down 2 steps to reach the toilet. No real closet - cupboards and hooks on the back of the shower door. Shower light is on a timer and turns off after 2 minutes. When one of us showered, the other watched for the light to go out and went in and waved and the light came on for another 2 minutes and so on.
Location may make it worth the inconvenience for younger guests, but we will not return.

1. The studio is indeed on two levels with two steps between both. It clearly shows in the photos and mentioned in the listing.
2. The bed that slides in and out from under the sofa is also described in the listing, and shows in the photos. We have just fitted it with a high quality hybrid supportive mattress.
3. In the shower cubicle there are two lighting options - one is with a motion sensor, which turns on automatically when opening the door and movement monitored, the other one is permanent on the wall and only needs switching on. I guess the guests missed this one, and should have asked the flat's manager.

Beware this awkward and tired studio
The building is undergoing a huge renovation on both the exterior (shrouded in scaffolding and black mesh) and interior (temporary wiring and cables in hallways, noise, dust and workmen) which isn’t the fault of the host but his photos showing exterior views are are so misleading, probably 7-10 yrs out of date featuring a pre-war domed building across the street which was demolished years ago replaced by a glass and steel building, the SoHo Theatre. This part of Charing Cross Rd is akin to Times Square in NYC, ie. very busy, lots of lights, and can be noisy throughout the night.
Additionally, the apartment itself is in very disappointing condition. The wc has a minuscule sink but no towel rack so you exit the room with wet hands. The separate shower closet has a light which uses a movement sensor and shuts off as you shower, leaving you in the dark and having to open shower door and wave at the light to activate it. I’m a quick showerer but had to wave at the light 3 times.
The living room’s wooden seating bench sofa has a very worn futon cover as it’s upholstery and is awkward to sit on for any length of time as there’s no padding. The bed pulls out from under this wooden bench. The mattress is aged and mushy.
The price per night reflects the location, which is super central but the low quality of the apartment will surely be a shock and disappointment to those who stay in it.

From over 100 positive reviews (mostly 5 stars) on various websites, this one is obviously the worst and inaccurate in many ways. A few comments:
1. The mattress is relatively new, a few months old and as many guests mentioned very comfortable. We replace it every year.
2. The old kitchen window photo with the old Astoria building in the view was deleted as soon as the guest commented about it to the flat’s manager. We added new photos of the new Sohoplace theatre opposite the flat that has now replaced the old Astoria building. We also added photos of the amazing new Outernet entertainment complex next door to us. So the photos are accurate and represent well the flat and area, except the temporary scaffoldings which surround the building now during the renovation. Any one enquiring can receive a current photo inc the scaffoldings.
As the guest mentioned this is the most central location in London “akin to Times Square in NYC”. The current discounted price reflects the inconvenience during the renovation work in the building which will hopefully end soon.
Many thanks
Mo
We really enjoyed the central location, as it made visiting the various sites much more efficient. There were plenty of shops and restaurants nearby, and our dealings with the host were pleasant. A few items in the apartment could be updated, but it was clean, and we appreciated the washing machine, and a toaster and jug that worked well. We were there in one of London's heatwaves, so that was a challenge- I understand that the host is taking steps to provide more ventilation as these occurences are becoming more common

Yes indeed, as I told the guest we have purchased an extra recommended air cooler, and now there are two coolers in the flat, getting ready for the next heatwaves :)
