Located on Via della Mercede, between the Spanish Steps and Trevi Fountain, the Spanish Steps Apartment is a luxury two bedroom, two bathroom apartment surrounded by fine dining and fabulous shopping and within walking distance of the Colosseum, the Roman Forum, and many other historic sites and museums, as well as the subway, taxi stands, and bus stops. Located in a traditional Roman palazzo, the Spanish Steps Apartment was completely remodeled and furnished in late 2010 and is available as a self-catering apartment. ALL THE COMFORT AND AMENITIES OF A LUXURY PRIVATE HOME. The Spanish Steps Apartment is a spacious (1,500+ square feet), elegant and comfortable apartment, consisting of a large and bright living room, separate dining room, large bedroom with king-size bed, second bedroom with two twin beds, one bathroom with tub/shower, second bathroom with small glass shower, and fully-equipped kitchen. The large bedroom also has a twin bed in case two people want to share the room but not share the king-size bed. The apartment has double pane windows to keep it quiet and is decorated with high-end contemporary furniture and art.

This was a thoughtfully appointed rental for the traveler. We were welcomed with a driver at the airport, a helpful home tour and a nicely stocked kitchen, especially after getting off an overnight flight. This was a fabulous location to walk throughout Rome. As a family with teens we thoroughly enjoyed this rental.
The apartment was in the perfect location. The airport pick up was such a wonderful benefit. We also appreciated all of the great advise about what to see, where to ear, and and how to get the most out of the visit to Rome. Very comfortable beds, and a stocked refrigerator are added bonuses. Thanks for a wonderful stay!

Spanish Steps Apartment was Fabulous for our Family Stay
The host was amazing, responding to several inquiries quickly and going above and beyond in making our visit a success. The location was wonderful, making it easy to walk to most key sites and had a convenient taxi rank just down the block that we used several times. The apartment was quiet and everything we needed for a memorable family trip with our two daughters. I would give it 6 stars if I could.
Central location in a vibrant part of the city and within walking distance of all the major attractions. David and Rosie were very attentive and always on hand to answer any questions about the property. We thoroughly enjoyed our stay.

This house was perfectly appointed and centrally located, the perfect location for first time visitors or Rome expert. Many attractions within walking distance, and great food options nearby. Our host was incredible responsive prior to check in, provided airport pickup and had a host present to check us in and show us all around the apartment. A large great place for a family of 4. Location location!!! This apartment has it all. We had a driver who picked us up from the airport & took us to the apartment. The taxi station is right down the street and there are several good restaurants close by.
We so enjoyed our stay - the apartment is perfect. David was a huge help as well as having an on-site house manager, Rosie. It was much needed sanctuary after a full-day of sightseeing. We will be back.

We really enjoyed our stay here with our two adult sons (early 20's). The apartment is even larger than expected and perfect for a family of four. We loved unwinding together in the spacious living room and having the second bedroom/second bathroom. The owner is a pro at communication and the guest services staff located nearby were very responsive. We also appreciated the included airport pick-up and early check-in on day of arrival, which makes a huge difference when you're jet lagged. Thanks for opening your wonderful apartment to us!
We highly recommend this apartment. The service provided was amazing. We appreciated the excellent communication, airport pickup, and the numerous restaurant and tour recommendations…we used several recommendations and enjoyed them all. We are a family of four, with 2 teenaged sons and the apartment was spacious and well-equipped with everything we could possibly need. We would definitely stay here again.
Everything just perfect. We stayed one month. David - the owner - gives recommendations for places to see, where to eat, what special events there are, etc. The apartment is fully equipped. The rooms are spacious. Really nice and quiet place in the middle of Rome. We can highly recommend it.
This apartment was great for my family of three's week-long stay in Rome. It was very clean, had consistent hot water and working air conditioning, and is extremely conveniently located in a major tourist area. The windows were also of high quality, so noise was not an issue. Rosie did a nice job welcoming us and orienting us to the apartment. The kitchen is small, so don't expect to cook meals in it comfortably--but otherwise, this is a great place to stay.
Great location for our 8 day Rome stay. Owner and property manager were responsive, helpful and thoughtful. They surprised us with a small cake for my son’s birthday. Lots of space for our family of 4. Having 2 bathrooms and laundry was wonderful. My 6’4” husband would have preferred higher doorways. Would book this place again in the future.

Amazingly convenient location, the most attentive owner ever, seamless arrival and check-in! The Spanish Steps apartment is an ideal home base to explore all of Rome’s attractions. We were visiting with my elderly mother and we’re able to easily walk to most of the top sights. The apartment is surrounded by excellent sights, shopping, and restaurants. David has thought of everything and process detailed instructions, recommendations, and a lovely personal touch. Highly recommended!!!
This is an incredibly comfortable, well-equipped apartment in a great location (between the Spanish Steps and the Trevi Fountain). The host is superb and the manager, Rosie, is a great help if help is needed (e.g., ordering a car to return to the airport when you leave). It’s also unusual in having two bathrooms as well as two large, nice bedrooms. There’s a great variety of really nice restaurants and cafes within a short walk. This was our third trip to Rome, and we were very, very pleased.
My husband, daughter in law and granddaughter spent a week in the apartment in March. It was a fabulous location for walking everywhere if you’re up for walking 5-7 miles a day. Transportation from the airport and meeting with the housekeeper went perfectly. The apartment was immaculate and very comfortable. The owner sent all kinds of practical information and responded quickly to questions. I would highly recommend it.
The apartment is well stocked with everything you need. Read the extensive apartment guide. The apartment is a short walk to Trevi Fountain or Spanish steps. It is one short flight of steps up - or you can use the little elevator. Aircon is European style in both bedrooms and living room. The hosts were great to communicate with. They did a helpful check in and were available if needed. The free transfer from the airport or train station was a nice touch and a great start to the stay.
We had a wonderful stay. We are a family of 4 and had plenty of space for all of us. If you are reading this review contemplating to book or not, I say BOOK IT! I would only stay here if returning to Rome. I am in the hospitality industry and David the owner doesn't miss a beat. It has every amenity that a traveler needs to have an incredible stay and you truly feel like it is a home away from home. Location was amazing. You can walk to everything, and the area is superb. Rosie greeted us to tour the apartment and was so welcoming. She surprised us with some yummy snacks and staples in the refrigerator to get us started. Again, both David and Rosie go way above and beyond to make sure our stay was excellent. We will be back for sure.
We spent an amazing week over Christmas here. This rental was exactly as described and perfect for our family of four. Rosie the property manager was lovely and David the owner is a wonderful communicator. The inclusion of a pickup from the airport feels luxurious after a long flight and then Rosie and David helped organize our booking of a return ride with the same car service for our departure. We also so appreciated David’s guest guide book with its many suggestions- we made an amazing Christmas dinner with steaks from Antica Macelleria Annibale and we enjoyed a dinner at La Bottega del Caffe at Piazza Della Madonna. The apartment is fantastic and the location is prime. We walked ALL OVER the city from here. Christmas night we stayed up past midnight and walked a few minutes to the Trevi Fountain and had it nearly all to ourselves which was magical. We would 100% stay here again and highly reccomend.
This was my second stay at the Spanish Steps Apartment and it is even better than I remember! From the moment I booked the apartment, every detail was handled quickly and efficiently. The owner and property manager are both wonderful and always available to help in any way possible. The apartment itself is even better than described...it has every amenity you can imagine, it's impeccably clean, great air conditioning, and it's in a central location that puts all of Rome at your doorstep. But I think it's all of the little extras that really make this apartment stand out, from the fantastic guide book down to the extra outlet adapters and canvas shopping bags, every detail has been thought of and provided for. It is truly a home in every sense of the word.
I highly recommend this apartment and I look forward to my next stay here.

In the late 1960's, my father was one of the founders of the American University of Rome (AUR), and, indeed, the apartment was the administrative office and classroom (and impromptu party space) for AUR over a number of years. So, the apartment has been in my family for more than 50 years.
Although I now live near Washington, DC, where I am an economist, I come back to Rome as often as possible. Despite all my time here, Rome continues to be a fascinating city that always has more to offer. I hope you find the Eternal City as welcoming and wonderful as I do.
