About this property

Newly Renovated, all new beds and bedroom furniture

Four bedrooms, sleeps eight comfortably. One bathroom, full washer dryer. Large outdoor spaces

We are available to meet you there and show you around when you check in, we are always available via text and email, but we won’t bother you unless you need us.

Just over the Hampton bridge, P Street is very close to Hampton Beach has to offer

Welcome to The High Tide... Get over the Hampton Bridge and park right here on P St. before all the traffic starts, walk to the boardwalk and all your favorite places...

A nice walk to the Casino and the free nightly outdoor shows at the Sea Shell (exactly a .6 mile walk from the house), and it's about a 2 blocks to the beach, .2 miles.

On the 2nd floor is a large eat-in kitchen that seats 6, 1 full bathroom (shower, no tub) with washer/dryer, a large open living room with 52” Roku TV and XfinityX1 wireless Internet. We do not have “regular cable TV”, just strong Internet for the Roku TV and all your devices. The High Tide has both a front enclosed porch and a back open porch, plenty of outdoor space here. There’s also a Gas Grill off the back porch.

4 Bedrooms on the second floor of the upper unit:

Bedroom #4 - one queen bed with day bed

The High Tide will sleep 9 in beds, including the day bed. Please bring linens and your favorite pillow as we do not provide linens, towels, blankets, or pillows.

Kitchen is complete with full-sized appliances and dishwasher. We have window air conditioning units in all bedrooms, and some window air conditioning units in the main living areas.

The High Tide has private parking for 2 cars right at the house. Additional public pay parking is available just one block away.

We offer contactless check in/check out for all of our properties. The door code and all check in instructions will be provided when final payment is made (60 days before check in) and one week before check in.

Right out your door you'll find the Coffee Break Cafe, a Laundromat, Patriot Convenience Store, Sabos Subs, Stacey Janes Karaoke Bar, and The Ocean Wok. Bernies Beach Bar and Buc's Lagoon Mini Golf, Snack Bar, and Ice Cream are just a few blocks away.

We start you off with some trash bags, paper towels, toilet paper, dish dishwashing pods, laundry pods and so on. If you have a large group spending an extended period of time, you may need to pick up more of what you need.

Excellent location, nice sized home

The location is a very short walk to the beach, the two parking spots are adjacent to the home. Adequately furnished and the neighborhood was relatively quiet, which was nice. This is not an upscale beach home but it’s not meant to be. This is a New England beach home with older wooden floors and older furnishings. It’s part of the charm! Plenty of cute little restaurants on the side roads, the boardwalk is minutes away, the beach is right there. Amenities such as gas stations and grocery stores are also just a few minutes away by car, very convenient. There are neighbors located at the back of the home; they are only a few yards from the home. We found them to be relatively quiet and friendly which was really nice. Overall, this is a great property if you are looking for a getaway in Hampton.

Nice Place-Plenty if room

Spent the week with my son his wife and 3 young children. Plenty of room with 4 bedrooms. The 2 porches also provided extra space for the kids to play. Would rent again!!

Bring bed blankets too! sheets, towels of course but we had to run out to Store and get a few covers

has everything you need including Coffee maker. Cute decorations and theme - wonderful porches. We did bring sheets and towels but forgot bed blankets so now we own a few new blankets. Was a little far to the beach for our special needs kid so we'll look closer for next year, otherwise great. Some window shades do need replacing [bathroom!]

We had 5 of us stay for a bachelor party. The house was very warming and relaxing. Close Location to any shops and The beach!! All in all it was a very good weekend.

13 P St Upper Front

I have stayed at this location for several years since it meets my needs as to size and location. It was acceptable with one exception the living room had a very strong order like Cat Urine. We sprayed as best we could but it always came back. I would think that that carpet will need either several washings or to be replace. This is strange since I was under the understandings that no doers were allowed.

Agree, when people leave the windows open and that carpet gets wet, it does smell a bit. We shouldn’t have carpet in a beach house. We do not allow pets! We will be pulling that carpet up this winter and replacing with something more durable.

Beach Week

Great location, very quiet, convenient to everything. Property manager (Jason) was extremely pleasant and easy to work with. Very convenient having a washer/dryer and dishwasher in the unit. We have been coming to Hampton Beach for over 30 years and this has been one of the most relaxing weeks thanks to the cottage and the managers.

A week at 7 P Street

We have rented from Kara and Jason for several years. Properties are always clean and as advertised. Kara and Jason are easily accessible and responsive to any requests. Property is close to the beach and an easy walk to the boardwalk. Recommended for anyone looking for a decent place for a reasonable price!

Nautical themed and nice and clean

This beach home was very close to a convenience store, beach and shops. Glad we didn't have to drive many places because it was busy at times. This home was clean, the front porch and back deck were a nice addition. The washer and dryer is a nice plus. The only thing that did not work was the one fan in living room, but we had 3 other fans going on the first floor, so it was fine.

Great Location; short walk to the beach, beautiful weather for a family vacation. We didn't need to use the AC in the bedrooms every night as the ocean breezes were cooling enough. House has everything you might need except for linens and towels. Front porch was hot at the end of the day, even with the ceiling fans on. Some of the windows on the porch wouldn't open. My husband found two screens that he put up which helped a little. Jason told us about the Coffee Beach Café and Patriot Grocery Store up the street, you have to try them! Thanks Kara and Jason
