The house has 7 bedrooms total which sleep 22 comfortably. We also have 8 futons spread in various bedrooms and 3 sleep sofas. If you are are planning on having more than 22 people then let us know. We can accommodate you for an additional fee. Extra bedding will be provided. Contact me for details.

Suite Bedroom 2 - 2 Queens

Suite common area- 4 futons and 1 sleeper sofa

Suite has 1 full bath with jacuzzi tub and double bathroom stalls including a bidet.

Bedroom 3- 1 King- 1 full bath

Bedroom 4- 2 queens and 1 futon

(jack and jill full bathroom dividing bedroom 4 & 5)

Bedroom 5- 1 full, 1 queen and 1 sleeper sofa, 1 futon

Bedroom 6 (lower level main floor) - 1 king- 1 full bath

Bedroom 7 (lower level main floor) - 1 bunk bed (2 twins) and 1 trundle (2 twins)

Living Room Couch- opens to a queen

Guests are welcome to use the laundry room also located on the upper level. The main level boasts a fully stocked kitchen, formal dining room with seating for 10, non-formal dining area with seating for an additional 8, 3 living room areas with a fireplace, flatscreen television, as well as two additional bedrooms and 3 bathrooms.

The deck is equipped with a BBQ grill for your use as you enjoy the beautiful scenic view of the Potomac River. And as an added amenity, we have a heated indoor pool to enjoy year round! Wi-fi, Netflix and Xfinity Stream is available for your use as we have televisions in every room.

Guest Access:
You will have access to 2 floors. The basement and attic are not available and will be locked. You will have full access to all the bedrooms, bathrooms, kitchen, living room, dining room, pool, deck and yard. Grill is located on the deck.

There is no access to the Potomac River. All surrounding properties are privately owned by residents. Absolutely no trespassing on private property. You will have fantastic views of the water and beautiful sunsets right here from the privacy of the house...along with 28 acres of walking space around the Vineyard.

Other things to note:

Please watch your step going down the spiral staircase as the wooden stairs may be slippery. The pool is at your own risk. There will be no life guard on duty. (See pool rules below). The two indoor fireplaces are electric so you only need to use the remote to turn them on.

Pool Rules:
SAFETY FIRST, please! Swim at your OWN RISK.
No lifeguard on duty. There MUST be someone over 18 that can swim with minors.
No glass of any type inside the pool room, only paper or plastic.
No diving, running or jumping.
Babies must wear proper pool diapers such as "little swimmers".
Food and drinks are allowed in the pool room, but not IN the pool.
No water balloons in the pool (it clogs the pumps).
Please lock the pool room door when not in use for safety.

Use of the fully equipped kitchen, dining tables, common living room
area with tv, laundry room, main level fireplace, use of the indoor pool,
outdoor patio and use of grill.

If interested in hosting an event (wedding/birthday/engagement/shower)- we have an on-site barn venue w/attached pavilion/bistro lights/etc. Feel free to inquire for details! The onsite Barn Venue is not available for use unless reserved. This is booked separately from the house and we do offer packages so please contact me for details.
