Guest Access:
Guests will have access to the whole space except a locked supply closet. The house sits above the street level and not easily visible. Guests can park on the bottom driveway (maximum two vehicles) and climb a flight of steps to reach the RED gate to the surrounding yard. Or, especially if carrying luggage, access the long, newly paved driveway to the right side of the neighbor's red house and follow the left turn until the end. You will enter the YELLOW gate, down the short flight of steps and find the main entry door with a smart lock under the portico. A code for the main entry door will be sent to you before checkin.

To ensure every guest enters a perfectly sanitized and "Modern Zen" environment, our cleaning team requires every minute of their window.
• Checkout: We are unable to accommodate late checkouts due to our high demand and same-day arrivals. We appreciate your prompt 11:00 AM checkout to avoid the $150 late fee (applied after 11:30 AM) and to keep the sanctuary ready for the next traveler.
• Extended Stays: For retreats of 10 days or longer, an additional deep-cleaning fee applies to maintain the home’s high standards. Please reach out for details prior to booking.
Sleeping arrangements:
Raven's Nest can accommodate up to 12 guests per reservation. Please read carefully through this section before booking as it might not be the best fit for every group.
The place comes with one king size bed in the very private, lower master suite. Two queen size beds, one of these inside the back bedroom and one inside a secondary suite located at the main level and completed with a large workspace, a full bathroom, built-in wardrobe and a low ceiling loft bed area accessible through a fixed wood ladder. One other small bedroom is furnished with the younger members of your group in mind. It comes with a full size daybed with trundle. The trundle is fitted with a twin size mattress and all necessary bedding. This bedroom also includes a loft accessible with a fixed wood ladder which had been furnished to entertain the young and not so young guests. The two common living spaces both have pullout sofas. Bedding for the red pullout sofa could be found inside the wood entry chest bench nearby. Grey pullout sofa in the front room contains needed bedding inside the chaise section. Just lift up the cushion. Soft mattress toppers are available inside the supply closet downstairs off the master suite hallway for added comfort. Feel free to use as needed.
Traffic noise:
Hwy 24 is close enough to be seen from the house and some muffled traffic noise could be heard from the deck and outdoor areas.
Hot tub:
Maintenance services are being preformed before and after each reservation. Please follow the Hot Tub rules posted inside the nearest bathroom and on the outdoor storage box next to the hot tub. Needed chemicals and supplies are available inside the box or inside the vanity cabinet (during winter time). Keep covered at all times when not in use and secure with the 6 river rocks as you found it to prevent occasional heavy winds from blowing the cover open. Please reach out if you need any assistance with the hot tub during your stay.
Mobility needs guests:
Access to and from the house requires you climb and/or descent some narrow steps which might not be ideal for guests with restricted mobility. There are also some steps around the house, including climbing fixed ladders to access one of the queen size beds and a separate neat play den in one of the two house lofts. Please check in with your group to ensure this is not an issue before booking.
Roads condition:
An AWD vehicle is A MUST during snow season ( October - May) to be able to access the house. The roads are maintained and cleared by the county, but even though we do our best to keep our driveways clear of snow, the long driveway is on a steep incline and very hard to navigate with a non 4 WD if only a small amount of snow / ice settles in. Please reach out to your host with any questions prior to planning your trip.
Our place is pet friendly. We can accommodate up to three (3) pets per reservation. If you plan to bing your pet/pets, please include that into your pre-booking message and acknowledge you have read and understood our Pets section of House Rules.
While we adhere to the cancellation window selected at the time of booking, please be advised that all refunds are subject to a 3.2% non-refundable processing fee. This amount covers the costs charged by our payment processor and is withheld from the total refund amount should you choose to cancel within the allowed timeframe.

The Raven’s Nest is such a gem! This house really feels like a home and is full of cozy spots to curl up with a coffee and your favorite people. It was a beautiful cabin in the woods. Perfect for a weekend getaway. The house was very clean, beds super comfy. The hot tub was fabulous! The host was very welcoming and informative.

Very unique and fun place to stay! Plenty of space for the 7 of us to spread out. Dog loved the fenced property. Kids loved the lofts, availability of oatmeal packets, hot chocolate, games, and hot tub. Adults loved the well equipped kitchen, coffee options, and that the hosts were very quick to answer questions. We would definitely stay here again if we return to this arra..
This place was amazing! It was the perfect place for the entire family. Everyone had a great time, the kids especially enjoyed their loft areas. There was more than enough room for everyone to relax and enjoy themselves. Check in was so easy and the hosts were so helpful!

This house was perfect for our family getaway to the mountains. It was off the beaten path, but had all the amenities we could ask for. The hosts thought of everything, including coffee, hot chocolate, tea, oatmeal, and oatmeal bars for breakfast. The house was very clean and had enough bedrooms and bathrooms for all of us. The dogs enjoyed the fenced yard and watching the deer and ground squirrels around the yard. We definitely recommend this for your stay.
This was my first time using VRBO and I am very pleased with the whole experience. The cabin is as beautiful as its surroundings. It was in a great location for most of the sites/things that we wanted to do or see. I will not hesitate to refer this cabin/owner to my friends and family. We had 9 family members stay at Raven’s Nest and we all loved the home. It’s a unique and quaint home that was very well stocked. Everything we needed was there. They thought of everything in what a family might need. The host was very responsive. We would definitely stay there again.
This is one of those places you guiltily don't want to gove a great review because you want to keep the amazingness all to your self. Beautiful property. Beautiful home. Impeccably clean. It is very much a mountain cabin and so are the roads and access to it. I imagine we will be back multiple times a year for some years to come. Very close to Manatiou and woodland park.
The house is situated on a mountain side and is lovely. The home had everything you needed. A couple things I will note, first is the beds.. they definitely need to be updated. The mattresses are very old or very cheap and Pillows were hard. Last, the laundry room turns into a steam room when you use the washer & dryer. The entire room was soaking wet. Water dripping down the walls. I can only assume the dryer isn’t vented properly so it just vents back in to laundry room. We had an amazing time and can hope the next time we stay they have updated the mattresses!

In regard to your mention about beds, we try to purchase highly rated mattresses and toppers for the pull-out sofas to be used as needed. Previous guests were happy with the amenities, however we welcome any further suggestions as we strive to accommodate most needs.
I was born and raised in Romania. I lived all over USA, however Colorado has been my absolute favorite so far. I chose to host so I can share my love and passion for this beautiful place with others. They say "you never have to work a day in your life when you love what you do" and that has become my mantra.
