MAIN LEVEL The main level features a spacious open-concept living, dining, and kitchen area, perfect for family gatherings. Cozy up by the fireplace, enjoy meals around the dining table, or relax on the deck while taking in views of the yard and distant mountain scenery through the large windows and sliding doors. This level also includes a convenient half bath for added comfort.
BEDROOMS All bedrooms are located on the second floor where guests will find a bathroom with a tub/shower combo as well as laundry. LOWER LEVEL The lower level offers an additional welcoming space for entertainment and relaxation. Guests can enjoy movie nights in the family room on the large flat-screen TV or challenge each other to a game of pool or ping pong on the full-sized table. Two sliding doors open to the yard, providing both easy access and plenty of natural light. For those needing to catch up on work, a desk is also available. This level is complete with a third full bathroom for extra convenience.

Well Water Info: Please note that all houses in the area have well water. We have recently learned that in rare cases overuse can dry out the well. We ask that you please do your best to conserve water usage to ensure as pleasant a stay as possible.
Security Cameras: Front door entry has a smart Ring video doorbell with 24/7 recording capability. Backyard/deck has an exterior Ring camera as well.
Amenities:
-This property features a starter set of supplies for guests which includes toilet paper, paper towels, dish detergent, & hand soap. If you are staying for an extended amount of time, we recommended purchasing additional supplies!
-The beds are fully made & ready for your arrival with freshly laundered linens.
-Visiting like a local means being neighborly. Please be respectful of the owner's home and considerate of the neighbors at all times.
Hot Tub Waiver Requirement & Guest Responsibility
All guests intending to use the hot tub are required to fully complete the Hot Tub Liability Waiver prior to use. The booking guest is responsible for ensuring that all members of their party have received, reviewed, and completed the waiver. Any guest under the age of 18 must be supervised at all times. A parent or legal guardian must complete the waiver on their behalf and assumes responsibility for their safety and conduct. Guests who do not complete the waiver are not permitted to use the hot tub. Use of the hot tub indicates acknowledgment of the posted rules and acceptance of the associated risks. Failure to comply with these requirements may result in loss of hot tub privileges.
Security Camera Disclosure
For safety and property protection, the property is equipped with exterior security cameras:
- A smart Ring video doorbell located at the front door entry, with 24/7 recording capability - An exterior camera located in the backyard/deck area; the hot tub is within its field of view
These cameras are active and record video. They are used solely to monitor exterior activity for safety, security, and compliance with house rules (including occupancy and proper use of amenities). Footage is only accessed or reviewed in the event of a safety concern, incident, or suspected violation.
There are no cameras or recording devices inside the home or in any private areas.
By booking and/or using the property, you acknowledge and consent to the presence of these exterior security cameras.
Cleaning Fee Our cleaning fee helps cover the basics—fresh linens, tidy spaces, and a sparkling home for your arrival. We kindly ask that guests treat the home with care, as the fee doesn’t cover heavily stained linens, excessive messes, or damages. Extra charges may apply in those rare cases.
Pet Fee We love welcoming dogs into our home! The pet fee allows your pup to join your stay comfortably. To keep the home fresh for all guests, we ask that pets stay off beds and furniture as much as possible. The fee doesn’t cover large amounts of pet hair on multiple surfaces, so additional cleaning charges may apply if needed. Thanks for helping us keep the space cozy for everyone!
FIRE PIT Guests must provide their own firewood if they would like to utilize the fire pit at their own discretion. It should never be left unattended while there is a live flame, and it should be extinguished entirely prior to going in for the night.
QUIET HOURS Please respect the community and keep noise levels low before 9am and after 10pm. If we receive repeated neighborhood complaints or calls from law enforcement due to noise and disturbances, you will be required to vacate the property with no refund for any remaining days.
LARGE GATHERINGS Parties and large gatherings beyond the occupants disclosed in your rental are prohibited. Additional visitors must be approved in advance.
GRILL A grill is provided for your use. It is stored in the garage. Please move the entire grill at least 4 feet away from the building before using. Return to the garage after use. We do not charge extra for the grill but we do ask that you clean it after use to avoid extra cleaning fees.

This house was perfect for our group! Such a great value being so close to town while still having the feeling of a fantastic mountain retreat. Jon was a fantastic host and made sure we had all of the information we needed to check in and out smoothly. Would highly recommend!
We had a lovely stay. The location was great- dead end street nice feel to neighborhood. House was clean- beds were comfortable. We ran into a few hiccups but the co host and host were very responsive and resolved issues promptly. Nice views. Plenty of space. We will return again!
We loved our stay at this New Hampshire home! It comfortably fit our group of three families (12 people) with plenty of space for everyone. The girls loved the bunk bedroom, and the downstairs hangout area was perfect for games and relaxing. There were enough bathrooms for each family, plus great storage for all our belongings and ski gear. The home was beautifully decorated and very clean. The location was excellent, the area felt very safe, and the owners were kind and accommodating. This is one of our favorite homes we’ve rented, and we would absolutely stay here again!
This was a wonderful home in a spectacular location with gorgeous backyard views. Our hosts were incredibly communicative and responsive. The home was immaculate; pristine and comfortable. The games (ping pong table was a hit) were super fun for all of us, and the kitchen table upstairs was perfect for a large group and card-playing. We would absolutely recommend this place and would book again if we stay anywhere near this area. I cannot recommend this home enough!
The home was super clean and had everything we needed, including a beautiful mountain view. Our group was multigenerational (ages 9-79) and everyone enjoyed the home, the quiet neighborhood, and the excellent location. The pool/ping pong table was a big hit. Jon was a great host and was very responsive. We would definitely stay here again!
I stayed here with my family over Labor Day weekend. Jon & Kathleen were responsive and extremely accommodating. They allowed us to check in early and check out a bit later. The house is immaculate. It’s in a great location about 12 minutes from downtown! The setup of the house was great. The fire pit was a plus for smores! The pool table and games were a hit. The views from our window were amazing. I definitely will be staying here again with my family and my dog!
We had a wonderful stay at this beautiful home. I rented the house to enjoy winter activities with my children and grandchildren. The house is close to so many great places, the sleigh ride at Nestlenook was magical, and tubing at Cranmore was so much fun. We ended the weekend with a trip up Mt. Washington on the Cog Railway. The house was immaculate, and we really enjoyed the pool table and ping pong. The kitchen was spacious and perfect for making Christmas cookies with the grandchildren. The only minor issue was the beds were very firm and some family members complained of sore backs. Overall a fantastic place to stay!

It is a new property and first rental by owner. I suggested an inexpensive spice rack, kleenex and basic cooking supplies. My rentals have these extras and I always get a five star review for these basics. It's a tax write off for the owner and inexpensive to supply.
For the most part our stay was good. We came up for a short, Monday through Thursday vacation with our eight kids ranging in age from 1.5 to 17. The house is located in a quiet neighborhood and the view is beautiful. The house was clean and well stocked and the owners were very responsive throughout our stay. We enjoyed the game area and the fire pit out back. The one HUGE drawback was issues with the water/well. We were not able to use the shower in the primary bedroom at all during our stay because the water only trickled out. Even though we tried our best to conserve water as instructed, by Wednesday night we ran out of water completely throughout the entire house. We were instructed to reset the breaker, but that only helped for a few minutes. This left us with multiple people unable to shower, which is not ideal after spending an afternoon at the beach! We were unable to do dishes and had to use bottled water to brush our teeth, wash our hands, and even flush the toilets. Thankfully, by Thursday morning we had water again. If it wasn’t for the water issue we would definitely stay here again.

Hi Chris,
Thank you again for staying and I appreciate the feedback. Couple of things already done to help remedy the situation.
1. Shower head has been replaced in primary bath to fix that issue
2. We are having a 600 gallon underground water tank put into operation this week to help mitigate water issues. It was extremely dry in the area this August and unfortunately other houses / communities had wells go dry. With this added tank, we expect enough recovery time for the well.
