The perfect cozy cottage with game room and 3 queen beds - enjoy everything the CT shore has to offer.

Desirable location allows for walks along the river, down to the marina + restaurants, or over the bridge to the Niantic Boardwalk. Launch your boat or kayak across the street - driveway has space for your trailer! Relax after a beach day in the back yard - fully fenced with grill, picnic table + fire pit!

Quick drives to Harkness Memorial, BI Ferry + Rocky Neck! ~20min to Mystic


The Space:
Cozy renovated cottage, light and bright and bathed in sunshine! Perfect for a family or couple's retreat. Desirable area with great outdoor space. Flat, fenced in back yard allows for privacy while grilling, sitting by the fire pit, playing any of the many provided yard games, or relaxing and enjoying a meal. Walk just minutes to marinas to launch your boat or kayak, go fishing, hop on a charter boat, or dine with a water view.

Enter the home into the open & spacious living room with vaulted ceilings. The smart TV gives you access to all of your preferred streaming apps. Off the living room is a newly added GAME ROOM with 2 arcade machines, board games, and cards. The game room also has a cozy chair that folds out to a small bed. Bedding provided for another sleeping option (kids will love this, adults may wish to stick to one of the 3 queen bed options). Walk through the living room to the fully equipped kitchen with space for 4 to dine. Off the kitchen is a full bathroom with a stall shower.

Spaced out bedrooms allow for some privacy. Fans and white noise machine also provided.

Linens and towels are provided, but we do have a washer/dryer tucked right off the kitchen - a great bonus for those longer stays!

**The shower in the bathroom is a small stall shower. While we consider it *cozy* and it gets the job done, some may decide that this isn't the cottage for them and that is okay!

Beautiful cottage near the Niantic. Short walk to the boardwalk and restaurants etc. Very clean and maintained property. My kids loved the added bonus of a few video games and board games.The host Erin was super helpful and responsive.

Nice house in a great location. Home was big enough for our family of 5 to sleep comfortably in and small enough to push you out during the day to do things. Walk to a beach only took about 20 min. We had a blast here. Highly recommend.

Such a Cozy and Fun Beach Getaway! We had such a wonderful stay at this cottage! From the moment we arrived, we could tell how much care had gone into the renovation. It was clean, comfortable, charming, and had everything we needed for a relaxing beach getaway.The location was fantastic — just minutes from the beach and boardwalk, which made it so easy to head out for the day and come back whenever we wanted. We loved being close to everything while still having a cozy place to unwind at the end of the day.The game room was a huge hit and gave us a great way to hang out and have fun when we weren't at the beach. The WiFi and AC were also much appreciated and made the cottage feel especially comfortable.We really enjoyed the combination of the cottage's charm and all the modern updates. This is the cutest home and has every amenity you'll need. It's clean, cozy, and well stocked. The property manager communicated so well every step of the way and was so nice. You'll also be in very close proximity to great food and easy shopping. Sift Bakery is nearby as well as Flanders Donuts if you're looking for a sweet treat and Black Sheep is stellar for a warm comfort meal.

We had such a wonderful time and it was one of the first times in many years that we got away without kids. Happy also we could take our dogs. Everything in the cottage was perfect and Erin (our host) thought of everything else to make it a great experience. Super communication and just a blessed week, like we were on our own island. We would love to come back - not far from home but the serenity feels like a world away. Niantic cool - the Book Barn. Tony D’s, the Dock, etc. 1”-summer vibes!

The cozy cottage was great and just what we needed for a quick getaway! Check in & out was easy; everything was perfectly clean. The only suggestion is maybe having suggestions for restaurants/beaches/things to do nearby would be really helpful! But overall enjoyed the house and would definitely stay again if we're in the area!

This little home was just perfect for our weekend stay. Close to many areas like Mystic but away from the hustle and bustle. This home was very clean and had all the essentials we needed. We loved our stay. The house was in the perfect location, in a quiet neighborhood. We were worried about being near a busy road, but with the fenced in back yard it was not bad at all! We loved the central location and looked walking on the local boardwalk (most every night after our daily adventures in Mystic). The host was great, super responsive and was just overall great to work about our dog joining our trip!

The host provided timely information and was responsive to an inquiry upon arriving. The boathouse was clean and comfortable. Our only issue was regulating the heat. The kitchen was well supplied and organized. The bathroom is quite small, especially the shower, but it is sufficient for average sized people. The location is wonderful, very convenient for spending time in Niantic. Overall, it was a very nice stay.

It was a lovely home, just a bit busy street close to house front with loud cars and motorcycles. But Erin the nice host let me know about the street being busy at times. It was a nice little home and we had a good stay. Would recommend it to friends.

Erin’s house was clean, organized, and cozy. This small house met our needs for a long weekend getaway. She provided amenities well beyond what was expected- fluffy bath towels, soft sheets, fast WiFi, powerful AC units, and basic bath products. Her home is a short drive to a number of state parks for daily beach trips and within walking distance to a couple of decent restaurants. Erin quickly responded to messages and provided clear instructions on access the house for check-in. Great experience overall!
