Lovely and spacious 1 bedroom apartment located near Little Rock comes fully furnished with all the best amenities, toiletries and complementary goods to make your accommodation an unforgettable experience. The unit includes a full living room area, kitchen, bedroom, bathroom and in-unit laundry area. The living room also has a futon for additional sleeping accommodations. The complex features plenty of opportunities for relaxation and recreation, including a fitness center and courtyard!

Guests have access to their unit and the fitness center. Guests will be able to view their check-in info on their arrival date. This info will include parking instructions and the code for the lockbox containing their keys.

No one will be available onsite, there is contactless check-in and phone support 24/7.

This property does not have an elevator. This unit is located on the 3rd floor and guests will need to be able to climb the stairs to access the unit. You cannot receive mail here. Our guests are authorized to park in the spots surrounding the exterior of the complex. Additional parking information will be provided upon check-in. This is an apartment building and we do not have any control over the availability or quality of the amenities such as the fitness center. These amenities may be unavailable due to cleaning, maintenance, or other unexpected factors. We will not be issuing a refund if any of the amenities are unavailable during your stay. Additionally, the building itself is not managed by us and therefore anything outside of the unit is not maintained by us.
We Created Sleepover to be a safe haven while you`re on the road traveling. We`ve put our love, sweat and tears into making ALL our units amazing accommodations for all of our guests. As a result, we strictly enforce the following rules to maintain the integrity of our spaces:
- NO SMOKING: Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is never allowed at this property. This applies to the entire apartment, including the balcony or patio, as well as all common and outdoor areas of the building. Any smoking violations will result in a $500 fee.
- NOISE: Sleepover guests may not disturb their neighbors’ quiet enjoyment. Guests must observe quiet hours from 10 p.m. to 8 a.m. Parties and large gatherings are strictly prohibited.
- OCCUPANCY: Each Sleepover space has a maximum occupancy limit. There can be no more than the specified number of guests on the premises at any given time. Large gatherings and/or parties ARE NOT allowed.
- PACKAGE HANDLING: Sleepover does NOT have a staffed front desk, so we CANNOT accept any package deliveries. WE DO NOT ALLOW GUESTS TO ACCEPT MAIL HERE OR GIVE OUT THIS ADDRESS. Sleepover assumes no liability or responsibility for missing packages or mail.
- LOST AND FOUND: Sleepover assumes no liability for lost, misplaced, stolen, or damaged belongings, including any belongings that are left in the apartment after your departure time has passed.
- PETS: Only certified service animals are allowed. Breed and pet restrictions are subject to building management. Requests to bring a pet must be approved by Sleepover prior to booking. Pet fees are not included in the total reservation price. If you are authorized to bring a pet, an additional pet fee will be applied after the booking is complete. Any pets brought onto the property without approval will result in a $500 fee. Sleepover has a one-pet-per-apartment limit. Only dogs are permitted to stay at pet-friendly properties.
- RETURN OF FOBS & KEYS: All designated fobs, keys, and parking passes must be left in the original lockbox. Failure to leave all access items behind will result in an immediate replacement fee of up to $450 per item. Please alert Sleepover staff immediately if any items are missing at the beginning of your stay.
- INFESTATION: If Sleepover determines that you have brought any infestation into the apartment or onto the premises, Sleepover reserves the right to charge you for any and all costs and expenses that Sleepover deems necessary to address the infestation.
- PARKING: All vehicles parked on the premises are parked at the risk of the owner. Sleepover shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. Guests will need to refer to parking instructions for information regarding parking.
- DAMAGED OR MISSING PROPERTY: Guests are liable for any damage and/or theft at the apartment, premises, or property caused by the guests, their visitors, or other persons present in the apartment during the guests’ stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). Sleepover reserves the right to charge guests for 120 percent of such amounts as it shall in its sole discretion deem necessary to compensate or make good the costs or expenses incurred or suffered by Sleepover as a result of the damage and/or theft. Charges may include but are not limited to all property damage, missing or damaged items, smoking fee, cleaning fee, and guest compensation.
- IDENTITY VERIFICATION: To protect against identity theft and fraud and for the safety of other guests and neighbors in the community, you will be required to provide a scanned or photographed copy of your valid, government-issued photo ID during the virtual check-in process for the purpose of performing a background check or screening.
- USE OF PREMISES: The apartment and all amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the apartment. Guests shall use the apartment for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the apartment.
- SECURITY DEPOSIT: Non-compliance with the House Rules and Sleepover Rental Rules could result in a penalty and/or forfeiture of the security deposit and/or eviction without a refund.
- CHECK-IN AND CHECKOUT:
The check-in time is at 4:00pm and checkout time is at 10:00am. Guests will be charged an early check-in fee of $25 for checking in earlier than 4:00pm. Guests will be charged a late checkout fee of $25 for any checkouts after 10:00am.
Guests cannot check-in early or checkout late without permission from the host.

We take cleanliness very seriously, and the condition you describe does not reflect the standards we maintain for our properties. The floors are professionally cleaned prior to every check-in, and no other guests have reported similar concerns during this period. Regarding the outlet, it was fully functional during our pre-arrival inspection, and no issues with an ice machine have been documented. It is possible these concerns arose from factors outside of our control during your stay, but they do not accurately represent the property’s usual condition.

Hot Mess

Where do I start, It took over a hour to gain access to unit. Once in the unit there were not any towels to shower with, no sheets or blankets for futon, floors were dirty and dead flies on window sill and floor, mold growing down the wall and in air conditioning unit. and the communication was horrible. The host said they could not get any one over to unit to address issues for a few hours and no other available units to move us to in area. This is the short version. After trying to deal with host for 3 hours, I cancelled my reservation and left, I notifiied host I would be filing a dispute

Access instructions were sent well in advance of arrival, and entry to the property can be completed within minutes when the provided details are followed. The unit was fully stocked with towels, linens, and other essentials prior to check-in, and no mold or sanitation issues were present. Our cleaning team follows strict protocols to ensure all floors, windows, and surfaces are thoroughly cleaned and inspected before each guest’s stay. Communication was timely, and assistance was offered as soon as the reported concerns were received. No cancellation was required, and there was no basis for a dispute as the unit was in proper condition and ready for use.

It was okay but....

It was difficult initially to make contact with the host which meant that I wasn't able to get the check in procedure until I asked twice. Same thing with the info on the television and the pass code for the gym. While the place was large and clean, the unit is on the third floor of a walk up in a building that seemed eerily deserted most of the time as was the area around the building. Complaints; no soap in the bathroom (had to shower with dish soap), the towels were basically rags, very little in the way of kitchen items (1 fork, 2 knives, etc.), The unit had a washer/dryer but no laundry soap. Finally I checked out a day early because I had to head home for work and host wasn't willing to offer a credit for the extra day. Next time I'll stay in a hotel..
