We needed lodging near grand junction that allowed our little dogs to stay with us. Found this reasonably priced place and we're extremely happy. The property was clean and accurately portrayed. The fence between the 2 properties that also has dogs, looks to have been revamped with wood pickets so there's no issue with the neighbor dogs. The doggy door was a brilliant addition and our pups learned quickly. We played some ping pong in the back room and watched some Netflix at night. Coffee shop across the way is convenient and there's plenty of places to eat or purchase groceries. The farmers market is literally next door on the weekend which is great. We did the rim rock tour from GJ, and it popped out right at fruita and was a 5 minute trip home. Check-in and out was seamless. The instruction book was detailed and thorough. Very happy with the experience! Thanks!

Thanks so much for your wonderful review! We're glad the house was perfect for your stay and that you enjoyed the neighborhood. Great tip on Hot Tomatoes — it’s definitely a local favorite! We'd love to host you again anytime.
A light stay, we used this as our base to explore the area. It was perfect as a place to come back to and rest & relax. Everything was clean and well kept. Being right downtown we could simply walk out the door and walk a block or two to the brewery and some of the restaurants. Quaint and pleasant.

Perfect spot for central location in Fruita. Beds are so comfortable, hammock is great for chilling, nice having the washer and dryer available. The coffee maker is a little testy but coffee shop across the street solved that :)

House was ok. Could not make it for first night so asked for late checkout for 2 days so we could fit in a morning bike ride on last day. Told after again asking day before departure that couldn't accommodate so no bike ride. The bed in the master needs desperately to be replaced. Terrible first night sleep. We slept in twin beds next night which were better.

Thank you! Your feedback helps us keep improving and is always appreciated.
Close to everything, walk across the street to amazing coffee and around the block to great eats. Ran into some cleaning issues but property manager was quick to respond. Allows pets, but if you have dogs be warned the neighbors that live next door have two dogs that can poke their full heads through the fence and will bark at you and your dogs, you are strangers after all in what they think is also their backyard. Home is very comfortable until it gets hot out, even with AC on it can not keep up with the heat, little to no insulation. Once the sun goes down, we opened all the windows and doors to let the cool air in and the hot air out.

Thank you for your feedback and for highlighting the home's great location and our quick response to your cleaning concern, we appreciate that.
Regarding the cooling system: the home is equipped with a swamp cooler (evaporative cooler), which works best when windows are left slightly open throughout the day, not just at night. This allows for proper airflow and helps the system function efficiently, even on hotter days. We provide this information in the house manual, but we’ll look into making it even more clear for future guests.
As for the neighbor’s dogs, we haven’t received other complaints or noticed them during our inspections/cleans.
Thanks again for staying with us!
