North Fork Escape Steps From The Beach

This charming beach house is bright and airy, with two bedrooms, each with a queen bed, plus a sleep loft with two twin beds. The kitchen and bathroom have been renovated with new appliances. Our house is just steps away from Peconic Bay beach and a perfect base for exploring all the North Fork has to offer.

The outside deck is perfect for group dining, reading and sipping a glass of wine and well-lit even after the sun goes down. It has a propane grill and even has a heater for cool spring or autumn evenings. The deck overlooks an expansive front yard with ample space for games of bocce, croquet, wiffle ball or horseshoes. There is also an outdoor shower, perfect for rinsing off after a day at the beach.

The house is set up with everything you could need including:
- renovated kitchen including dishwasher, Nespresso coffee machine, utensils/place-settings and cookware
- board games
- sporting equipment
- tv (basic cable plus Netflix and Amazon)
- fireplace for cool nights
- mini library stocked with some good beach reads
- outdoor couch, armchairs and coffee table
- picnic table that seats 8
- beach equipment (6 beach chairs, beach umbrella, beach tent, towels and more)
- large washer & dryer
- dishwasher
- window unit air conditioners in downstairs bedrooms and living room (plus ceiling fans throughout the house)

Heavenly two weeks with my kids

My little girls and I had such a dream of a summer vacation here! The house is so sweet and special and we were able to walk to the beach every day. Made so many memories to treasure, can’t wait to return!

The house is clean, comfortable, and modern. The deck has ample space for lounging and a grill, and the large yard is great for kids. The house is only steps from the beach and a lovely playground. We had a wonderful time in this house in Mattituck.

Perfect! Fabulous home, great location.

The home is so comfortable and pretty. Pictures are accurate. The owners are wonderful hosts, quick to respond and fully stock the home from beach gear to linens to cookware to basic household supplies. My husband and I loved relaxing on the deck, comfy furniture and nice strand lights make it the perfect outdoor hangout. Our 3 year old twins enjoyed running free on the front lawn, swimming in the calm bay water and playing at the beach playground. The beach is a 2-minute walk and it's a very short drive or bike ride to Mattituck Market, coffee, ice cream, etc. We can't wait to return!

A Perfect Beach Cottage

Sophie and Tim have created a wonderful, warm, welcoming retreat a few steps from Peconic Bay. The house is lovingly decorated, creating an environment that calls for relaxation. The kitchen is extremely well equipped, with everything a cook could need. There are plenty of soft towels and the beds are very comfortable. For the beach, there are chairs, umbrellas and beach towels. Nothing has been missed. The cottage is situated near many terrific restaurants and wineries and easy driving to Greenport with its carousel and waterfront park. The North Fork is a special area of Long Island. We enjoyed a lovely week and look forward to returning again. Many thanks to our wonderful hosts.

Perfect Beach House

We just got back from Sophie & Tim’s home and it was perfect! The house was even more beautiful in person than the pictures. It was steps away from the beach. I grew up spending my summers in Mattituck only 2 blocks away from this house. It felt like being home again. My husband and I loved being able to relax and enjoy the beach and our kids loved being out in the country. Our children had no interest in playing their video games-no small feat with 7 & 10 year olds-they just wanted to swim and play in the yard. We can’t wait to book another stay! Thank you!!!!

Perfect stay

We loved staying at the Cleary home. It’s perfect for a family. The house is very well maintained, clean, charming, and has everything you need for a wonderful stay. The kitchen is well appointed, stocked with all the equipment and modern fixtures you need. The living area is wide and comfortable, and the bedrooms were just right for my wife & I and our two young kids. The outside space is a highlight - a great deck for dining and lounging with beautiful lighting, plus expansive grassy space for the kids to run around for hours. It also has the added bonus of being a very short walk to a lovely private beach. It’s an especially good beach for young kids, with calm waters and a seemingly endless shallow area. Short drive to Love Lane and pretty much central to all parts of the North Fork. Highly recommend! Tim & Sophie deserve particular credit. Some of the most welcoming and accommodative hosts we’ve ever dealt with. They went out of their way to make our stay great. Took extra time to offer all sorts of recommendations - and very good recommendations - for activities, dining, beaches, etc. Not just your “standard” recs, but specific to what we were looking for. Very flexible with check-in/check-out rules, made everything available to us, always response. They’re great. We definitely hope to return some day!

Lovely house

This was our second time at this house, and we love it. The house is clean and modern, there is ample space for kids to play in the yard, and the deck is great. The house is only a very short walk away from the lovely beach. We had a great time.

A much needed respite from the city!

The place was perfect for our family, which includes my husband and my two young children ( 3 and 1). Sophie and Tim were absolutely wonderful and extremely accommodating! Additionally, our little one fell and made a little whole on the wall and they were so understanding - just wonderful people. I would absolutely rent this property again in the future, if they will have us.

Pretty Perfect

We had a wonderful time at Tim & Sophie's house. We are a small family with one 5 year old boy. We found the house incredibly well appointed and had everything we needed or could want; from kitchen essentials to beach toys and bath toys and games for kids and adults. The house is a few doors down from a nice, calm, bay beach which was family friendly and perfect for us. They had a patio grill and outdoor table and we found ourselves eating outside almost every night. Mattituck is a nice little town and we enjoyed taking out from local restaurants, going berry picking at a local farm, and indulging in fantastic ice cream at the Magic Fountain which was right up the block. Tim & Sophie were very responsive and provided a wealth of information on the house and local area esp noting things that were open v closed due to Covid-19. The worst part of our stay was having to leave and I hope we can go back again. Highly recommend!

Lovely Beach House, Perfect Location for Family Getaway

I recently moved to the North Fork and my brother and his family planned to fly in from Arizona for a visit. Since my home is too small to accommodate the whole family, I searched VRBO to locate a rental house for them nearby. Sophie and Tim’s Mattituck home was a terrific find! The charming beach house was clean, comfortable and fully stocked with everything needed to make their stay relaxed and enjoyable. The grandkids loved playing on Peconic Bay beach just a short walk from the house. The adults loved the outdoor deck for lounging and grilling. They appreciated that the Mattituck Market shopping plaza was only a short distance away. And there were many visits to nearby Magic Fountain for homemade ice cream! Everyone had a wonderful time experiencing the beautiful North Fork and all that it has to offer. Thank you, Sophie and Tim, for helping to create some wonderful family memories.

Beautiful Beach House

My family and I stayed in this lovely beach house this summer while vacationing in Mattituck. I was impressed with how Sophie and Tim have put so much detail into every aspect of this home. It is beautifully decorated with a beach theme. The home is very clean and everything we needed was at our fingertips! The linens and towels are super soft and the beds were so comfortable! The loft was perfect for my 3 children to sleep in- they loved having their own space. We used the outdoor porch and grill everyday for entertaining and mealtime. The outdoor shower was amazing! It was just perfect after a day at the beach- we loved how close the beach was from the house. The neighbors we met were friendly and warm. I could have stayed at this house all summer long- how lucky we were to have found it and I will definitely want to stay here again in the future. Absolute perfect charming house in every way!!!! Thank you to Sophie and Tim for being so accommodating and always available if I had a question. We had such an amazing time exploring and enjoying all the North Fork has to offer!!

We are Sophie (native Aussie) and Tim (native NY-er) and met while living in Dubai more than 8 years ago. We have lived in NYC since 2011 and started coming out to the Nofo years ago, for weekends or weeks at a time, and fell in love. We like to spend as much time 'out east' as possible, escaping the city and exposing our baby daughter to some crisp ocean air.

Why they chose this property

We love a bunch of the towns on the Nofo but centered on Mattituck as our preferred location - just a bit closer to the city than Southold and Greenport which makes the commute much easier, and centrally located to make all of our favorite restaurants, vineyards and farm stands from Jamesport to Orient easily accessible. The house's location within Mattituck is ideal and the house newly renovated with everything we were looking for - super easy beach access, proximity to Love Lane, various shops/restaurants/vineyards/playgrounds, a great deck and yard, tons and tons of natural light and, of course, an outdoor shower.

What makes this property unique

We really like the kid-friendly bay-side beaches. The water a bit warmer and ideal for toddlers swimming and water sports alike. We loved being able to glimpse the water from the bright and airy living room and the deck that feels like an extension of the living room. Being city dwellers most of the time this house offers everything that the city lacks - quiet, beach, lush trees, natural light and fresh air and plenty of places for walks and bike rides and being outdoors.
