Nestled on a hill in the treetops with distant water views this completely renovated home (Brand new white kitchen, carrara marble counters and master bath/steam room) is perfect for summer getaways right in the center of the hamptons, Water Mill, which is in the town of Southampton. Room for everyone, multiple entertaining spaces, wonderful decks both in the pool area and upstairs, magnificently landscaped private grounds. Conveniently located to everything in the Hamptons.

***Brand New Peloton Bike+ in Pool House with toe pedal cages so no need to bring your own bike shoes, also with swivel screen so you can also take yoga/pilates/strength classes as a group***

Engagement party weekend

The stay at James's house was amazing! James was an amazing host, very gracious, great with communication and legitimately wanted us to enjoy his house. It was perfect for a larger group and had plenty of indoor and outdoor space. It was close to everything, but also in a quiet and private neighborhood. I would 100% stay here again and would recommend his home to everyone.

Amazing weekend with friends!

My friends and I stayed here for a bachelorette in June, and it was such a fun weekend. It was the perfect setup for a group of 12 women. The best part of the house was the pool in the backyard. There was so much space for lounging and pool picnics (we even had a hibachi chef come to the house one night!). James was a fantastic host, very responsive and informative. Highly recommend!

Perfect Hamptons Getaway

James is an amazing host and his house is exactly what you need for a large group. Very spacious and designed in a way to accommodate a large group. The shared living spaces had an appropriate amount of seating as did all outdoor areas. I’ve spent many weekends out east and James is by far the best host I’ve had. He was very communicative leading up to the trip and throughout the stay. He didn’t have any annoying check in or check out instructions, which is great given the nightly rate of the stay. Give the size of our group, we wished the house had an extra bathroom - but we were able to make it work would definitely rent this place again.

Doesn’t get better than this.

Our crew were 7 adults and 7 children and there was adequate space to sleep and relax. Lots of toys for the kids and they spent a lot of time in the den area playing. Outside pool is heated, major deck and back porch space with plenty of places & chairs to sit. Super stocked kitchen and owner always available. The place was very clean. The real “kicker” was after we left, I notified him that there was a small diamond, expensive necklace missing, he got back to us the next day and told us that the cleaning crew had found it

Birthday Getaway

Our first time using Vrbo and what a pleasant experience! Our twins wanted to have a getaway with a few of their closest friends for their 16th birthday. Best weekend ever !

I stayed at this home for a girls weekend with family and friends. The house was perfect for our party size (15) with ample amount of space. The pool area is huge and was a major perk! James was very friendly and prompt in answering any questions we had. Our only regret was not staying longer!

Wonderful home!

James is great and answered any questions ahead of time, made the stay very easy, explained everything clearly etc. I would definitely recommend renting from him! Beautiful house. Great homeowner. Really cool set up of the house too - so much outdoor space. I hosted a dinner for my 30th birthday where we had 13 guests outside by the pool and there was tons of room! It's amazing how much space there is for people to sleep too if you have a big family!

Great house for a girls weekend

We celebrated my sister's bachelorette at this house, and it was absolutely perfect. The beds were SO comfortable, the house is spacious, clean and private. The deck and pool area are beautiful, and the Peloton was also a nice perk. I would highly recommend this house to anyone looking for a weekend getaway with friends or family.

Hamptons Vacation

Wonderful home & owner

I have used vrbo often & never had an owner so quick to reply to any questions I messaged! All was as beautiful as the pictures show, pool and pool house were wonderful. This house is located on a cul de sac on 1 acre of land and is wooded and private. The garden is manicured and you get the feel that you are in a cozy country family home, not a lifeless house that some of the other homes in the Hamptons may feel like. The master bedroom is upstairs and the other 5 bedrooms are down stairs. The living room and kitchen are on the second floor, giving the sense that you are in a treehouse. The separate poolhouse is great for entertaining (pool table and wet bar) or for overflow guests as there is a comfy brand new pullout couch and a separate bedroom sleeping area with a twin bed. Two fireplaces. The pool area is beautiful. Peloton Bike+ in Pool House.
