From this home it is just a short walk into the Town of Estes Park and an easy 1.5 mile drive to the Beaver Meadows entrance of Rocky Mountain National Park.
The main level great room has a gas fireplace to gather at with river and mountain views all around...no artwork needed on these walls! This is simply the ideal family gathering place with its adjoining fully equipped kitchen and dining room area. Gaze out to take in the perfectly clear Colorado sky, river and mountain views!!
From the great room you can step out to a fantastic deck to enjoy excellent mountain views along with the sights and sounds of the Big Thompson River! Take it all in while enjoying a cup of morning coffee, evening glass of wine, reading a good book or cooking dinner on the gas grill!
The cozy master bedroom en suite is also located on the main level. Open the windows and let the sounds of the Big Thompson lull you to sleep.
Also on the main level is a powder room, laundry area and 2 car garage.
A second family room is located in the lower level along with 2 queen bedrooms and a full bath. From this level you can walk-out onto the patio and spot elk and other wildlife moseying along the Big Thomson River! Or simply sit back, relax, and enjoy the view!

This was such a relaxing place to stay! We loved the huge windows and beautiful view. The location was wonderful for going to Rocky Mountain National Park or into town, but honestly the house itself was vacation enough. I could have just stayed by the fire in the living room watching the backyard stream all week. We have been renting vacation homes for a long time in different places and this was everyone’s favorite! It was immaculately clean and the hosts were very responsive when we had a question. We need to come back in warmer weather so we can hike more!
Wonderful experience and highly recommend. Beautiful home, very clean, with everything you need for your stay. We will definitely return in the future.
Sue, the property host, was amazing at communicating. The house was beautiful & clean. It is located on the most beautiful creek. We got to sit on the back balcony and watch a gang of elk just chill in and around the water. The town itself is also cute, with lots of shops and restaurants.
We were very impressed with our whole stay at Mulligans Lodge! The house exceeded our expectations in every way. The pictures in the listing literally do not do this place justice because it is beautiful! The house is very well stocked and super clean! It fit our family perfect and we enjoyed every minute we were there!
We LOVED our time at this home. It was clean, well organized, has very communicative hosts, and was easily accessible. The highlight was the herd of thirty elk right off our deck one evening. We can’t wait to go back!
This was our third trip to Estes but our first staying on the river. This was by far our favorite home we have stayed in!! We loved sitting on the deck overlooking the river and the daily visits from elk. Our 3 year old enjoyed playing in the river and walking to the local coffee shop. The home was immaculately clean and had everything we could need. And the beds were extremely comfortable. We enjoyed every minute!
Spent 3 days here with my wife, 1.5 year old, and babysitter. Beautiful big house. Great kitchen, bedrooms and bathrooms were new and spacious.
Fished in the river directly behind the house. Caught a bunch of trout. Walked to get coffee in the mornings. Saw elk and beavers.
Host was very helpful and immediately responsive. Wonderful value for the cost. 10/10 would stay again.
We spent a few days at Mulligan’s Lodge and could not have asked for more! The property and accommodations were phenomenal and Sue was such a delight in making sure we had everything needed and providing us with great recommendations for the area as well. We will definitely be back!

We just returned from a wonderful week in Estes Park chilling out during Fall Break. The VRBO house was fabulous! The location was perfect, just steps away from the Big Thompson River. We so enjoyed trying our hand at fly fishing & watching as a herd of dear walked through the yard daily. There was even a large elk grazing along the river. The house was very near one of the entrances to Rocky Mountain National Park, allowing multiple easy opportunities to view the beautiful Fall colors, elk ruts & some awesome stargazing!
The house itself was beautiful & so comfortable for our group of six. It had everything we needed. The kitchen was well supplied with dishes, pans, great appliances & a gas grill on the deck overlooking the river. The beds were comfortable & bathrooms/showers were very clean & well stocked.
Ann was fabulous to work with. She contacted us before our arrival to give directions to the house that would bypass the major construction traffic snarls in town. That was so thoughtful of her! She also gave advice about local grocery shopping options & even pointed us to a nearby sporting store where we could get expert advice in searching for the perfect fishing spots.
In short, the stay was wonderful, everything we had hoped it would be. We hated to leave, but we hope we can stay there again sometime!
This will be our number 1 choice to stay on our next visit to Estes Park. We loved being next to the river and relaxing on the deck every day!
Two things that would make this a better property are (1) Local TV Channels, and (2) an outdoor jacuzzi!
Still, this is our favorite place!
We loved this stunning home with its amazing property and views. We stayed for 3 nights but wished we could have stayed longer. The home was beautifully decorated yet very comfy. The location was so peaceful and quiet, right on the river but still so close to downtown Estes. We could not have asked for a better home and location. Thank you!
Amazing Home with breathtaking view of river right out your back door!
This home is absolutely one of the most beautiful places I have stayed. Great communication from the get go, easy check-in and most importantly, beautiful accommodations! The home was so clean, spacious for 6 adults, cozy, beautifully decorated, and had the most spectacular view to enjoy right off the deck. I highly recommend and will absolutely be back!!

Great location and amazing home! Me and my family loved staying here! There is a fun trail that leads to a cute coffee shop less then a mile and a pond to feed the ducks. My kids (4,7) are dying to go back. The house was clean and so comfortable. We had family and friends that stayed elsewhere and this place
By far outranked there’s. Host was so responsive and sweet! We will be back.

From the Owners- We have lived in Greeley, Colorado since 1972 as does our son’s family. We winter in Tucson, Arizona so we have the BEST of both worlds. After he spent many summer vacations as a child, with his family in Estes Park, Nick always dreamed of owning in a cabin in the Rocky Mountains. We love the location of this townhouse as it is halfway between the entrance to Rocky Mountain National Park and downtown Estes Park with all its restaurants, shopping and activities. The new construction has many attractive amenities & upgrades, including air conditioning, all new appliances, etc., and a GREAT location right ON the river. The great room’s wall to wall, floor to ceiling windows bring the great outdoors into view the moment you step inside. Handmade log beds and Colorado lodge furnishings combined with modern conveniences like granite counters will make your Rocky Mountain stay memorable.
