- No smoking. By booking, you agree that there will be a $500 fee if the cleaning service finds evidence of smoking or vaping outside of provided bins outdoors.
- Do not discard cigarette butts or any other trash in the yard or inside the house. It is unpleasant for future guests if the snow melts to reveal trash we were unable to see to remediate.
- Pet friendly. We ask that you clean up in the yard and keep pets off the beds. We charge a $50 cleaning fee per pet.
- Events, parties and large non-family gatherings are prohibited without prior approval. This includes weddings, bachelorette and bachelor parties, and other similar events that may entail large groups and/or alcohol consumption. We absolutely want you to unwind and have fun. Most guests have been absolutely lovely about this, but sadly, there have been a few who have made poor choices and we need to ask you to guarantee this with a$500 fee up front. We will happily refund it completely, if you leave our house as you found it.
- In consideration of our neighbors, please be respectful of noise levels and and music outside. Please observe quiet hours from 10pm-10am.
- No food or glassware in/around the hot tub. Grass, leaves and mulch tracked in on your feet will burn out the heater, despite the filters. Please be cautious.
- Please bring supplies to remove make-up or use the black make-up towels we provide.
- Your cleaning fee covers laundry and cleaning all surfaces. We do ask guests to do their dishes and remove their trash to the dumpster at the end of the driveway. You agree to make prompt payment through the AirBnB/VRBO Resolution Center for damage to the property beyond normal wear and tear or cleaning beyond normal usage. Examples include trash such as bottle caps, cigarette butts or animal waste left on the property, remediation of spills or damage to linens or towels and damage to the house or furniture.
- Additional fees may be charged by your online booking service and taxes may apply. A delay in check-out without prior authorization may trigger a fee, as it can delay cleaning of not just this home, but other homes on the cleaners` schedule.

We had a wonderful experience staying here at your home. It was beautiful and spacious. We had more than enough room for my husband, our son and myself. But, the reason we wanted this place was to host some family after the funeral since there was no other place able to accommodate them in this area. This worked perfect even on a cold rainy day with a warm fire in the enormous fireplace and plenty of space for visiting adults and kids to enjoy themselves. The kitchen was more than accommodating and well stocked with supplies. Our standard poodle really enjoyed herself, too. She was the reason we needed a home in the first place so we decided to just get a home large enough for a family gathering as well. So many places don't allow gatherings. I am so very glad these folks are willing to let the space be used in the way necessary. It really helped us come together as a family through a difficult time in a beautiful space with a warm fire and large kitchen, and even a virtual stage with the balconies off of the bedroom for some kid concerts. It truly couldn't have been better.
