Pet-Friendly: Bring your furry friends! Please note that the backyard is not fully fenced, but there's plenty of space for them to enjoy.
Location: You’re only a short walk from downtown Overland Park’s shops and restaurants.
Inside the Home:
Bedrooms: 2 spacious bedrooms, each with a luxurious king-sized bed to ensure a restful night’s sleep.
Bathrooms: 1.5 bathrooms, including a Jack-and-Jill full bathroom between the bedrooms. A convenient half-bath is located near the kitchen and back door.
Kitchen: Fully equipped with all the essentials—dishwasher, stove, refrigerator, microwave, coffee machine, and freezer.
Living Area: Relax in the cozy living room with a Samsung TV and a couch (Queen Pull out) that can double as an extra sleeping space if needed. An air mattress is also available for an extra guest.
Additional Features: Washer and dryer, board games, and room-darkening shades for added comfort.
Outdoor & Parking:
Parking: Driveway fits up to 4 vehicles, with free street parking available. Be aware that downtown traffic can make street parking limited at times. The long gravel driveway also accommodates large RVs or trailers—just avoid parking on the street.

Basement: The basement is locked off and use for storage
Pets: Pets are welcome for a nominal fee of $50 per pet, per stay! Please note, however, that the backyard is not fully fenced, so guests with pets should plan accordingly.

Guest Access:
The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out. The basement is use for owner storage and is currently off limits.
The Neighborhood:
Located in very family oriented neighborhood that boasts tree lined streets and unique homes. Guests may enjoy a walk and will find friendly neighbors, kids playing, and folks enjoying front porches.
Getting Around:
The driveway is to the left of the unit and can fit 3-4 cars. Additionally, there is space for 1-2 cars for street parking. The garage can fit 1 car! Most attractions will require taking an $20 Uber/Lyft ride or renting a car.

HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings or No Unregistered guests. Please indicate the number of guests prior to booking.
PETS:
We welcome well behaved pets with prior host approval. Please include your pet in the reservation. The platform only allows one pet fee—additional pets must be paid separately via the Resolution Center or invoice. Pet fee is $50 per pet, per stay. All pets must be pre-approved.
Guests must clean up after their pets. Unauthorized or unreported pets may result in fines up to $500, plus any damages or extra cleaning.
Be kind to the neighbors.
Do NOT block their parking spots/driveways.
If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if these rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.
LOCAL guests - please send us a message before booking. We cannot host local guests without prior authorization or preapproval.
Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
