Welcome to our well-appointed 3-bedroom, 2-bath home, featuring an open-concept living, dining, and kitchen area with tasteful furnishings, updated appliances, and an island bar. The basement den includes a sleeper sofa and TV, offering extra space to relax. Outside, the spacious yard is perfect for lawn games, while the outdoor furniture and firepit create a cozy gathering spot. Plus, enjoy the heated pool, open from May 1 through September. Make this your home away from home!

Entry area: Upon entering the house, you will walk into a mudroom area. This is a perfect spot to kick off shoes, hang up your jackets and leave any outdoor type of belongings.

Upper Level: accessed by a small staircase, the upper level includes the open kitchen, living, dining area as well as the primary bedroom featuring a king bed, closet space, and full bathroom. The main room and bed room both have deck access.

Lower Level: The lower level includes two bedrooms with queen beds, a full bathroom, a den area great for kids, movies or additional sleeping space. This level also includes some closet storage and laundry machines.

Outdoors: The outdoors includes off street parking in the driveway, a large yard partially fenced in, a pool and deck with patio furniture and a propane fireplace.

Guests will have access to the entire property with the exception of a locked owner`s closet.

Guest and owner/manager interaction will be via the Airbnb app, contact information provided after booking in and be completely contactless unless a site visit is required.

-Cancellation Policy:
We strictly follow the cancellation policy selected at booking. Airbnb offers travel insurance, which we recommend if you’re concerned about unexpected events.

-Alterations:
Reducing nights from your reservation is subject to the cancellation policy and may not be approved. Extensions are almost always welcome, though last-minute requests may require cleaner confirmation.

-Regular Maintenance:
Essential services, such as lawn care, snow removal, pool/hot tub cleaning (where applicable), and pest control, may occur during your stay. These vendors follow a regular schedule, though days and times can vary slightly. We kindly ask that you allow them to complete their work quickly so you can enjoy the rest of your day.

-Damage:
If something is damaged, please let us know right away. We value honesty and will work with you to find a fair resolution, whether the damage is minor or significant.

-Wildlife:
Our homes are often in rural areas, so you may encounter insects (bees, spiders, flies), small animals (squirrels, raccoons), and occasionally larger wildlife (deer, bears). Please be prepared for nature during your stay and remember they’re more afraid of you than you are of them.

-Power & Internet Outages:
Outages can happen in this area due to weather or other factors. Because they are out of our control, we do not provide refunds for these interruptions, but we’ll do our best to help you work around them.

-Weather:
Rain, wind, snow and extreme heat and humidity are possible depending on the season. Please plan your travel accordingly, as we cannot refund missed stays due to weather conditions preventing travel.

-Additional Guests & Occupancy Limits:
The listed occupancy applies to your entire stay, not just overnight guests. Any extra guests or events must be approved in writing before arrival. Unapproved gatherings or over-occupancy will result in immediate removal without a refund.

-Pools, Hot Tubs & Outdoor Amenities:
These features may be seasonal. If your booking is at the beginning or end of the season and you’re concerned, check with us to confirm availability.

-Mail & Packages:
You may have mail or packages delivered during your stay, but please ensure they arrive while you are present and are clearly addressed with your name.

- No smoking
- No noises during quiet hours, always be mindful of guests
- Keep outdoor furniture covered when not in use
- Keep house locked when not there
- No glass in or around the pool
- No additional guests not included in the reservation.
- Do not use laundry machines for heavily soiled clothing like construction or farm clothing.
