The Villa, nestled in a quiet private fenced wood, can give hospitality up to 20 people in over 400 square meters of space. There are 7 double bedrooms, 1 single room, double sofa bed and twin beds in the mezzanine, 9 bathrooms, two lounges with fireplace, panoramic veranda and kitchen furnished with steel refrigerator, sink, stove, dishwasher and freezer. Alfresco dining. Central heating included in the rental price.
Our private restaurant, open just for guests staying at the villa, is located in front of the villa and is available for breakfast and dinner service (on demand). The hall can give hospitality to 70 persons: perfect location for special events as birthdays, weddings, meeting...
The heated pool, offers breath taking views of the Poppi Castle, it can be used for a romantic after dinner swim or an out of season dip. The Golf course, and its club house with bar and restaurant bordering the farm, can be reached by foot in 10 minutes.
The farmhouse it is perfect to spent holiday with your family and in a group. In the Villa you can choose a vacation in total privacy but at the same time, on request you can have the the services of a 'private' hotel: personal chief, cleaning ladies, cooking classes, baby sitter...and many more.

Amazing property in a beautiful location

An absolutely beautiful house, with a lovely warm pool in a stunning location. Francesca was very helpful with details of local activities and was easy to contact during the stay. We have a delicious supper cooked by her and a group of us throughly enjoyed her cooking class. We are already planning our return trip!

Breathtakingly beautiful!

Picture perfect setting of Tuscan hills and panoramic views topped off with a constant view of the medieval castle in Poppi. Our host Francesca couldn’t do anymore for us if she tried. Extremely welcoming and a villa filled with typical Tuscan-style furniture and beautiful rooms. A great place to do day trips or just relax and take in the Tuscan atmosphere.

We stayed with Francesca over our wedding week. She was incredibly hospitable and accommodative. A comfortable stay with an insane view of Poppi. Our wedding was a perfect day because of Francesca. Just finished an amazing two week stay here. Property is so very beautiful it is hard to believe you get to be there. We had Francesca make us several meals. Don't miss out on these wonderful meals. Idyllic location in Tuscany

This Billa is right out of a storybook. The accommodations are spacious and very comfortable. Yiu gavecc Bc access to the owner but more importantly Francesca has C already thought of everything you need. Down the hill there is a butcher and a cheese shop and Zlifl is just a short drive away. Thank you Francesca for making this trip a dream come true!

Gorgeous property with a warm and knowledgeable host

Our family of 17, from 77years old to 10, were made to feel like we had a home in Tuscany. Francesca, out hostess, made sure we had everything we needed for a once in a lifetime experience. She catered some delicious meals, taught us Italian cooking, which we ate every bite of, and was always available for our questions and the little extras. She had a gelato truck come to the villa one day.🍧 We all highly recommend this gorgeous villa in Poppi Italy.

We all enjoyed the stay in this beatiful house in the middle of the fantastic landscape of Tuscany. We were a family of 15 persons and all had a lot of space for indoor as well as outdoor activities. One night Francesca and staff made us a wonderful dinner which we all enjoyed very much. Thanks to Francesca for her service mindfulness and always posive attitude.

Lovely, well managed property

This property commands a prime position with views along the valley and looking over the town of Poppi. The charming buildings and grounds are kept in immaculate condition. The host Francesca is friendly and attentive without hovering or intruding. The gate on the heated pool was welcome for our young children. We enjoyed two meals prepared by Francesca and her team and found them delicious, filling, traditional country fare. Poppi itself was for us a pleasant, quiet village, but with many services and shops in the new town and ample options for coffee and gelato. We had a great time and highly recommend the property.

Amazing Experience

I had my wedding at the villa and stayed for the week with my family. I could not have imagined a better location and easier planning for a weeding. Francesca was very helpful and responsive. I sent the menu I wanted and she took it from there. She even came into town with us to help translate when we picked out flowers. The wedding day went off without a hitch and everyone that stayed at the villa was very happy with their experience. The rooms were comfortable, there were plenty of bathrooms and the views were fantastic. Would definitely recommend staying here to anyone.

Excellent property and the most magical place for a wedding. Francesca and her team are amazing.

When we sat down to book a wedding in Tuscany with my daughter and now son in law, we knew the property looked good, but we had no idea how truly amazing this palace is. The property is spacious and our friends and family commented on how large their rooms were and the accommodation is perfect for gatherings and enough space if you need some quite time too. Francesca was so supportive with the wedding, providing good advice and putting us in touch with a wedding planner, so helpful if you don’t speak Italian. There were lots of options for the wedding and you can enjoy outside or use the banqueting hall and veranda, which is amazing. Francesca provided many options for the wedding breakfast and the food was delicious too! My daughter and son in law had such an amazing wedding with so many happy memories to cherish. On our last day we shed many tears of joy and cannot recommend this lovely family and place enough.

It all starts with Francesca. She is the epitome of a host. She is an excellent communicator and wants to make sure that everyone has what they need, where she is very successful. We had 13 in the house, a wedding, cooking class with Francesca and loads of fun. Everyone had their space and we were not tripping on each other. Francesca made the wedding happen by lining us up with flowers, a string duet and a kitchen for the wedding dinner. She pulled the rest together! She exceeded all expectations. As for the property, the pictures do not do it justice. Poppi, the villa and Francesca are all magical We hope to be back!

Was für eine wunderschöne Erfahrung!!!

Wir haben im grösseren Familienkreis die Osterzeit in diesem wunderschönen Anwesen verbracht. Es war alles wie beschrieben, was von uns so hoffnungsvoll erwartet wurde. Gepflegte Zimmer mit jeweils En suite-Bädern, die allerdings von unterschiedlicher Qualität sind, Betten mit guten Matratzen, einem auch im April auf 25 Grad geheizten Swimmingpool und dazu auch Tage mit Sonnenschein. Was will man mehr in der Jahreszeit? Das große Grundstück mit genügend Parkplätzen ist sehr gepflegt und lädt zu sportlichen Betätigungen ein. Ausgesprochen schön ist, dass man einen herrlichen Panoramablick auf Poppi und Bibbiena hat. Die „unsichtbare“ Besitzerfamilie war immer ansprechbar. Francesca ist eine hervorragende Gastgeberin. Einziger Minuspunkt war der angebotene Pastakochkurs, den ausnahmsweise sie selbst nicht durchführen konnte. Dafür hat sie freundlicherweise einen Koch geordert, der allerdings einem nicht viel beigebracht hat. Sein Einsatz waren 200gr Mehl und 2 Eier und 1,5 Liter Wasser. Die Füllung war vorbereitet und aufgetaut mitgebracht. Leider konnte man nicht viel lernen und 300 für 6 Personen waren keine lohnende Investition für nur 90 Minuten mit Essen und einem Glas Wasser. Schade.

Ein traumhaftes Anwesen mit großartiger Besitzerin

Francesca Haus und Grundstück sind wunderbar geräumig und gepflegt. Wir fanden allein draußen drei verschiedene wunderbare Essplätze für 15. An einem davon - unter dem Pflanzendach - ließen wir uns uns auch zweimal ganz hervorragend bekochen. Ganz tolles Ferienhaus und eine sehr freundliche Besitzerin.
