Private Jacuzzi

Your private jacuzzi is available throughout your stay, and the massage jets are included at no additional cost.

Please note that this is a standard jacuzzi, not an instant-heating hot tub. The water requires approximately 3–4 hours to reach a warm and comfortable temperature and is not designed to become extremely hot.

If you`d like the jacuzzi heated, heating is available as an optional service:

MXN 600 per day
MXN 2,000 per week for unlimited jacuzzi heating for stays of 7 nights or longer

The jacuzzi is cleaned and its water quality is adjusted every Thursday. This maintenance takes approximately 1–2 hours and cannot be rescheduled.

Important: Temporary Common-Area Closures

Due to ongoing repairs in Xalet`s common areas, the sauna, steam bath, and indoor jacuzzis in the gym are temporarily unavailable.

We are working closely with the developer to restore these services as soon as possible. We appreciate your understanding and patience while these repairs are completed.

Important: Nearby Construction

There is ongoing construction directly in front of the property as the surrounding area continues to develop.

Construction schedule:

Monday–Friday: 7:30 AM–6:00 PM
Saturday: 7:30 AM–12:00 PM
Sunday: No construction work

Guests may notice noticeable noise and minor dust during working hours.

No construction work is conducted outside the stated schedule. While daytime construction may be noticeable, the neighborhood remains generally peaceful during the evenings and nights.

If you`re an adventurous traveler who plans to spend the day exploring Tulum`s beaches, cenotes, and Mayan ruins and prefers quiet evenings relaxing at home, this property can be an ideal home base.

To help maintain a comfortable environment for all guests and neighbors:

Parties and events are not permitted.
Drugs are not permitted.
Smoking is not permitted inside the apartment. A USD 250 smoking fee applies.
Please keep noise to a minimum after 11:00 PM out of respect for neighbors.
Minors must be accompanied by a parent or legal guardian.
Pets are not allowed in this listing.
All guests must be registered in advance.
Unannounced visitors will incur a USD 75 fee per person.
Please take care of towels, sheets, and blankets. Stained or damaged items may result in an additional charge.
Failure to follow the house rules may result in a penalty of up to MXN 1,250, in addition to any specific charges applicable to the violation.
Additional Charges & Stay Requirements
Mid-Stay Cleaning

For stays longer than 14 nights, a mandatory mid-stay cleaning is provided every 14 days to maintain the property`s cleanliness and comfort.

The mid-stay cleaning fee will be collected through the Resolution Center during the stay and will match the property`s standard cleaning fee.

Security Deposit

A refundable security deposit of up to EUR 250 may be required before check-in.

Depending on the booking platform, the deposit may be pre-authorized or processed automatically through the original payment method.

The deposit will be refunded after checkout, provided the property is left in good condition and no additional cleaning or damage charges are reported.

Reservation Alterations Within 48 Hours of Checkout

Any reservation alteration requested within 48 hours of checkout, including extending the stay or changing reservation dates, may incur an additional cleaning fee equivalent to the original cleaning fee charged for the reservation.

Professional cleaning services are scheduled in advance specifically for the original checkout date. Short-notice changes may result in cancellation or modification charges from the cleaning provider.

By requesting an alteration within 48 hours of checkout, guests acknowledge and agree to this potential additional cleaning charge.

Long-Term Stays

For stays of 28 nights or longer, electricity is not included in the booking rate.

Guests are responsible for electricity consumed during the stay, which will be charged separately based on actual usage.

A Note About Tulum

Tulum is a rapidly developing destination, and construction activity is part of the area`s ongoing growth. During regular daytime working hours, you may hear construction noise near the property.

In return, you`ll be staying in a tropical setting close to beaches, cenotes, restaurants, archaeological sites, and the natural beauty that makes Tulum such a distinctive destination.
