Unwind at this private, beach-area retreat—perfect for families, groups, and wedding parties! This warm and spacious one-level home features 5 cozy bedrooms + a queen sofa-bed, a charming loft sleeping area, and a screened-patio sofa bed where kiddos can “camp under the stars,” creating a fun 7th sleeping zone. Nestled on 5 peaceful acres of nature, you’re just 9 minutes to Bethany Beach and 18 minutes to Fenwick Island, offering the perfect blend of privacy, comfort, and coastal convenience.

Sleeping arrangements:
• Master bedroom: King bed + bath
• Bedroom 2: Queen bed
• Bedroom 3: Two twin bunk beds (sleeps 4 or 8 depending on size)
• Bedroom 4: Full-over-full bunk bed (sleeps 4)
• Bedroom 5 // Loft: Queen sized Japanese-style floor bedding sleeping 2 (note: steep stairs—use railing; not suitable for children under 16)
• Additional sleeping area: Queen-sized sofa bed in living room can be used for additional arrangements.
• Bonus area: Sofa bed on the screened-in patio—great for an outdoor-style sleepover or fun night for the kiddos. Or bring your gear and camp under the stars on our 5-acre property (our kids loved it!)

• 1 full bath
• 1 full bath (in master)

Living & Dining:
• Fully equipped kitchen
• Dining table for the whole crew
• Open living room with vaulted ceilings
• Large screened-in patio for shaded, bug-free lounging and meals

• Window A/C units throughout the home—stay cool after a sunny beach day or cozy up after sunset

• Fire pit for evening s’mores and stargazing (bring firewood!)
• BBQ grill and outdoor dining area
• Spacious yard for games, picnics, or lounging under the trees

Helpful Notes:
• Septic & well system – Only flush toilet paper (no wipes or other items, please)
• Well water has a beach-area mineral profile with high iron content—safe to use, but may have a tint or taste (we recommend bottled water for drinking)
• Coastal bugs can be active—bring bug spray, especially in the evenings around the fire pit
• The screened-in porch can become wet and slippery when it rains - we leave a squeegee in there to help!

Loft Safety Notice:
The stairs to the loft area are steep and should not be used by children under 16. For your safety, always use the handrail and proceed with caution when accessing the loft.

Please also note that the screened in porch can be slippery when wet. We leave a squeegee in the porch in case of rain as the porch can collect rain.

By booking this property, you acknowledge and accept our Lodging Agreement & Liability Waiver. If you would like a PDF copy sent instead of copy and pasting the link in the welcome messages or house manual please request and I’ll send via email.

House Rules & Helpful Info

Quiet Hours
• This is a peaceful neighborhood—please respect quiet hours from 11:00 PM to 7:00 AM.

No Smoking / No Pets / No Parties
• No smoking inside the house – $250 fee if evidence is found
• Pet-free home – thank you for understanding
• No parties or events – zero tolerance. Violation will result in immediate eviction, forfeiture of your deposit, and additional cleaning fees

Check-Out Time
• Check-out is by 11:00 AM – late check-outs will incur a $50 fee

Furniture & Toys
• If you move any furniture, please return it to its original place – a $25 fee applies if left out of place
• Parents: toys are available for your children—please return them to the toy boxes before leaving

Cleaning Expectations
• We only charge a nominal cleaning fee, but if the home is left in poor condition (e.g. overflowing trash, food left on counters, towels on the floor), a $75 excessive cleaning surcharge will apply
• Please start a load of laundry before leaving, and place remaining dirty laundry in the basket in each room
• Leave bedspreads on top of beds, and keep sheets on unused beds

Sand Management – Very Important!
• Please rinse off using the hose before coming inside. Sand in the shower or tub can clog the pipes, and it’s costly to fix

• Please note there are three outdoor cameras
