About this property

130-year-old Maine Cottage by the Sea, Private Waterfront, Firepit, Refreshed

The Ledge House on Lowell’s Cove is a thoughtfully restored waterfront home designed for meaningful gatherings - whether that’s an extended family, two+ families traveling together, or a group seeking time and space to truly connect.

Set directly above the water on Orr's Island, the house offers expansive views across the cove, direct access to the shoreline below, and a sense of calm that comes from being surrounded by water, trees, and a year-round coastal community. This is a home that feels welcoming rather than precious.

Why Families Love The Ledge House

Waterfront Setting
- Elevated above Lowell’s Cove with open water views
- Quiet, protected cove within a real, year-round coastal community
- Private, on-property shore access approximately a 300 ft walk (5–7 minutes) from the house, beginning across an open, sloping lawn and continuing along a winding, lightly wooded trail that gradually descends through the landscape.
Good to know:
The path follows natural terrain and may include some steeper and uneven areas
The shoreline is rocky and ledge-based, with seaweed and shells typical of Maine’s coastline
A small patch of sand is visible at low tide; this is not a sandy beach
Water shoes recommended for the rocky shore

Fully Stocked Kitchen & Dining Room
- Fully stocked, thoughtfully organized, well curated kitchen supplies
- New refrigerator, stove/range, dishwasher, sink and faucet, butcher block countertops, small wine fridge
- Custom Maine-made dining table seating 10 and buffet table made from historic sewing table
- Dining room wrapped in windows with water views and warm wood paneling

Comfort & Quality Bedrooms
- Sealy Posturepedic mattresses in the two primary bedrooms
- First-floor primary with attached (shared) bathroom
- Second-floor primary with large picture window overlooking the water
Note: The 3rd floor queen bedroom is accessed through a set of slim French doors and up a fairly steep, narrow staircase. The adjacent blue room with two twin beds is separated by a sliding barn door. Please note that while these two bedrooms' doors provide visual/privacy separation, they are not soundproof.
- Collected furnishings and décor paired with all-new functional essentials
Note: indoor fireplace in living room is for aesthetics only and not available for use by guests at this time.

Modern Updates and Newly renovated bathrooms:
- Full house renovations including all new: plumbing, electrical, lighting, refinished floors, appliances, windows, and water filtration system (drinking water provided separately)
- Upstairs bathroom fully renovated with new tile, fixtures, console sink, toilet, lighting and window
- Downstairs bathroom refreshed with new tile, fixtures, sink, toilet and lighting
- 2 window AC units provided in bedrooms and 2 window units in common areas for warm summer days/nights (Note: some bedrooms have *brand new* egress casement windows that will not allow for window AC units.)
- Note: No laundry on site at this time

Thoughtfully Equipped for Families with Little Ones
- Plenty of children's cups and plates
- UPPAbaby single stroller (well loved)
- 1 Guava Family Lotus travel crib + 1 Baby Bjorn Travel Crib

Our group loved everything about this house, and we’re all still talking about it. First of all, it is set up wonderfully - really good bed linens and towels, an awesomely equipped kitchen, that wonderful coffee/tea area, the lovely toiletries in the baths (including bath crayons and rubber duckies for the littles), the little surprises left for us like some local chocolates, and gorgeous rhododendrons placed in a vase.Kristin was extremely easy and super pleasant to communicate with. The guest handbook is the best I’ve ever seen, listing places to eat and get provisions, and ideas for daily excursions. The real star of this rental is the view to the cove from the back porch. Day and night we enjoyed sitting on rockers, listing to the birds and the waves in the distance. We loved this part of mid-coast Maine - a little removed from the hustle and bustle of Boothbay Harbor, but still easy to drive there, as well as to Portland, Brunswick, and Bath. However, we were very happy enjoying the seafood restaurants, trails, and beach areas nearby. Thank you again for a wonderful stay. You’ve raised the bar for us on what to expect from a Maine coastal rental, and we would love to come back.
