*Living Spaces*
Step inside to an open, naturally-lit floor plan that balances elegance with comfortable beach living. The cozy living room features a Smart TV and wireless internet, and the dining area's large, expandable table accommodates up to 6 people. You will fall in love with the spacious screened-in porch, located right off the living room. Dine and relax on the porches set up with a dining table for alfresco meals and a separate, comfortable lounge area. Just off the porch is a private sun deck featuring full-size chaise lounge chairs—the perfect spot for sunbathing and sipping cocktails.

The ground level is a fantastic bonus space, perfect as a kids' zone or a 'mancave,' featuring a foosball and ping-pong table. This lower level also provides a convenient washer and dryer. You can also access the essential outdoor shower, sink, and toilet for cleaning up after a day on the beach. As a unique, delicious touch, guests are welcome to pick and enjoy fresh fruits and nuts right from the property, including kumquats, mandarin oranges, pecans, and figs!

*Bedrooms*
Three inviting bedrooms are designed for a restful night's sleep. The bright and comfy primary bedroom has a King size bed, TV and a private bathroom with a walk-in shower. The two secondary bedrooms are warm and comfortable, each with a Queen size bed, large closets, TVs and dressers. The second bathroom, located off the hallway, boasts upgraded finishes with a tub and shower combination.

**Please note that Family Tides is the front unit (with a partial ocean view) of two attached rental houses. You have your own, private entrance.** The second unit contains long-term tenants who use the carport and share the usage of the outdoor shower facilities. Please be mindful there is an active security camera at the front of this home.

*Area Information*
Public beach access is only about a 3-minute walk away, or a quick drive or bike ride. Downtown Folly Beach is 0.8 miles away. Take a stroll down to the Morris Island Lighthouse beach for a unique, photo-worthy experience. County park with beach access, parking, and facilities is located on the far west end of the island. Take your pick of grocery stores within a 5-10 minute drive. Explore historical downtown Charleston, only about a 25-minute drive away.

- 24-hour emergency on-call staff is always available for maintenance emergencies. Property is managed by property management company.
- Driveway parking is available for up to three cars, plus ample street parking in front and back of the house. Ride shares are scarce to get picked up once on the island - advanced reservation suggested to leave Folly Beach.
- Family Tides welcomes a maximum of two dogs with a combined weight of up to 80 pounds with applicable paid pet fee(s) - $125 plus tax per pet.
- No events allowed that exceed the maximum occupancy of the home.
- Must be 25 years old or older to rent, no exceptions.

**HOUSE SUPPLIES**
This property is managed by a property management group. We provide a complimentary starter amenity kit to get you settled. Guests are responsible for replenishing supplies as needed during their stay.
Two rolls of paper towels, 1 sponge, 1 dishwashing liquid, 3 trash bags, 3 dishwasher tabs, and 2 kitchen towels in the kitchen. Each bathroom will have 2 toilet paper rolls and at least 1 bar of soap. Full bathrooms additionally include kits with travel size products: 1 shampoo, 1 conditioner, 1 lotion bottle, and 2 makeup wipes
