Burn Ban Notice: Citrus County is currently under a burn ban due to dry conditions. The fire pit is unavailable and fires of any kind are not permitted. Thank you for helping us protect the home and surrounding nature.

• Check-In/Out: Check-in is 4 PM, check-out is 10 AM. Early check-ins or late check-outs may be available for a fee depending on cleaning schedules.

• Trash & Departure: Please place trash in the black bin beside the home and lock all doors upon departure.

• Pet Policy: Dogs allowed case-by-case. Fee is $35 per pet per night, capped at $200 monthly, charged at check-in. Unauthorized pets incur additional fees. No cats or other pets. Pets are not allowed on linens or furniture unless guests bring their own coverings. Service Animals and ESAs are welcome.

• Quiet Hours: 10 PM–8 AM daily.

• Mid-Stay Cleanings: Complimentary mid-stay cleanings are included for long-term guests.

• No Parties or Events: Strictly prohibited.

• No Smoking or Drugs: Smoking, marijuana, illegal drugs, excessive noise, and parties are prohibited. Violations incur a $250 fee plus cleaning/repair costs.

• No Commercial Use: Commercial photography/videography requires written approval.

• Illegal Activities: Illegal activity, prostitution, and firearms are prohibited.

• Guest Limits: Overnight guests may not exceed reservation count. Only registered guests are permitted unless approved in advance. Exterior cameras monitor outdoor areas.

• Guest Responsibility: Guests are responsible for damages, injuries, or losses during their stay. Damages must be reported promptly.

• Consumable Supplies: Starter supplies of paper goods are provided; additional supplies are guest responsibility.

• Amenities: If an advertised amenity becomes unavailable due to mechanical failure, a $15/day refund may be issued if properly reported.

• WiFi: Internet is provided as a courtesy. No refunds are issued for outages or connectivity issues.

• No Candles/Open Flames: Candles, incense, fireworks, or open flames are prohibited.

• Furniture & Décor: Please do not move furniture or décor.

• Restricted Areas: Garage and locked storage areas are not accessible to guests.

• Lost Items: We are not responsible for lost items but can assist with returns at guest expense.

• Security Cameras: Ring doorbell camera at front entrance plus four exterior cameras monitoring outdoor areas only. No cameras inside.

• Agreement to Rules: Booking confirms agreement to all house rules. Violations may result in fees, damages, or removal from the property.
