Please be aware that there will be construction on the property next door, currently estimated to take place from mid-August 2025 through late 2026.
During this time, construction vehicles may be parked in front of the property. However, there will still be space for up to 5 mid-sized vehicles to park at the property—3 spaces in the back and 2 in the front.

You’ll never want to leave Above It All, our Gulf-Front Home with Pool & Roof Deck!

*New for 2025, Above It All has private deeded beach access to 130 feet of our crystal white sandy beaches. This was a sporadic issue in 2024 as reflected in one of our reviews. This has now been resolved as the same owner now owns both properties. This provides our guests access to a large, private, dedicated beachfront space. The home directly in front of us, named A Winterpast by the Sea, is directly beachfront and can be booked in addition to this home for large groups. Both homes share the same 130 feet of beach usage (which is PLENTY of space to stretch out and enjoy the water) and stairs down to the beach. If you are interested in Above it All's sister listing, you can find it by searching the map (subject to availability, of course).

A beautifully stylish living room is a great place to hang out together, planning adventures and reliving magical vacation moments!
This elegant space offers abundant natural light streaming through the floor-to-ceiling windows, a huge comfy wrap around couch and furnishings and decor in the soothing colors of the sand and sea. The gas fireplace provides a cozy ambiance for that rare cool evening, while the wall-mounted HDTV w/WiFi is perfect for streaming your favorite shows on a relaxing night in.

A second complete living room in the first floor suite is ideal for a large crowd, with plenty of comfy seating, coffee and end tables for drinks and snacks, and another wall-mounted TV.

Each of the two kitchen offer pristine white cabinets and counters, trendy white subway tile backsplash, and stainless steel appliances. The family chefs can team up to prepare delicious meals for the whole group!
Those culinary creations can be savored together at either the dining table for 12 in the main home or the peninsula bar for 3 and dining table for 4 in the suite.

First is the large, private gated pool. This area is complete with sun loungers to soak up the Vitamin D perfect for your poolside snacks and drinks. On the days when you simply must feel the sand between your toes, it’s a short, easy walk to your private beach access.

It’s the private rooftop deck that makes you truly feel Above It All. This fourth-floor deck offers stunning forever views of the Gulf of Mexico. Drink in the exquisite aquamarine water while seated at the tiki bar, enjoying your favorite beverage. The gas grill and alfresco dining table make it easy to have dinner at the best seat in the house.

The stay overall was good, but there were no instructions on how to work the TV and a number of things needed to be fixed while we were there. The beach and pool were great, and we had a great time.

No complaints on check in and kitchen. The goodie bag was a great touch/thought however the snacks were expired. Upon arrival, everything looked clean. During our stay, it was evident there is a pest problem. Additionally, we didn’t really have any cleaning supplies to use during our stay and the vacuum barely worked. The layout is nice, however with little toddlers that can open doors, the main level did not have a way to lock the front doors from the inside. That was problematic for us. The location and views were fantastic. Nobody came to clean the pool during our stay, which was a bummer. When we did have issues, maintenance responded quickly. Had the property been a bit cleaner, pest free and had someone came to clean the pool I would've given a higher rating.

The location (about halfway between the town centers of Rosemary Beach and Seaside) was ideal. The views were fabulous from the main living area and the rooftop patio. We could walk to excellent coffee and ice cream. Management was very responsive to minor issues - even on New Year’s Day! Our only warning is for families with elderly grandparents. Those steep stairs to and from the main house were very scary after a few cocktails. Maybe let the teenagers stay in the separate quarters on the 1st floor. Overall, still loved it!

Wonderful place to stay for large family group

We couldn’t have asked for a better place to stay while in Santa Rosa beach area. The beach house was super spacious with plenty of bedrooms, beds and bathrooms for our group of 15. This property is beautiful and offers plenty of parking! It was so nice having the private beach access and also the pool! We LOVED the rooftop deck, which offered plenty of seating and tables for eating if desired. You can’t beat the view! We had one very minor shower drain issue and maintenance responded super fast, within a few hours. We loved staying here and highly recommend it!

Beach vacation for large family with 12 grandkids.

This was an idea location for us. It was steps to the beach, restaurants, and bike rentals. It was an older property. But fairly well maintained. Would have preferred that the mother in law suite had been connected but it was fine as it was. We are wanting to go back and are rebooking. Hopefully we can make this a yearly vacation.

Above It All - October 2021

Highlight of the property is the beach access and the roof top deck. We ate most family dinners on the roof top deck enjoying the amazing view and ocean breezes (few bugs up there!). Deck is nicely appointed with quality furniture and a great gas-plumbed grill (no tanks to fool with!), and a working TV. All the step climbing kept the weight gain from a typical vacation eating/drinking to a minimum.....there are lots of them, so don't recommend this property to those with physical mobility challenges. Plenty of parking and a very nice, sun splashed pool for the kids, although we never found the switch for the pool lights and the management company never responded to our email asking its whereabouts. The 4 refrigerators on the property (2 small ones on the upper deck used primarily for beverages) provide plenty of storage, but the oddity is the lack of a pantry in the main kitchen area, so your non-refrigerated groceries have to sit on the table, floor, or countertop area (limited countertop space is available). Two sets of washer/dryer was great for the size of our group. We had issues with refrigerator in main kitchen missing door shelves and the rack in the dishwasher needing to be replaced, but the management company is aware of them and said parts are on order.....good for future guests, but not us. Note: our previous beach properties in the same area have always included daily set up of chairs/umbrellas on the beach @ no-charge. This property does not include that amenity in the cost, so be prepared to pay extra bucks for that if you want them (depending how many you want, it'll cost you $400-$700 for the week). Would we return to this property? Yes - I'd give it an overall rating of 9 out of 10 (no property is a perfect 10!)

The good and the bad

Pros: Great location & beach proximity. Air conditioning stayed nice and cool even with kids running in and out. 18 people showered back to back and at the same time in all 5 showers at once and we never ran out of hot water. Lots of space to spread out for the whole family, or to be together for family meals. Plenty of bedding and bath towels for everyone. Roof top deck view was amazing. Lots of parking. Cons: House has MAJOR maintenance/repair issues that need to be addressed. First day we had a pond in the first floor master bathroom and bunk room. We called maintenance and was told they could come between either midnight-2:00am or first thing the next morning. We obviously opted for the next morning. Apparently “first thing the next morning” means after 11:00am once you’ve called twice. Once the maintenance guy showed up he knew exactly what was wrong. Apparently water that lands on the floor in either of the 2nd floor bathroom leaks to the bottom floor bathroom and bunk room. Water damage was already present so it’s obvious it’s an on going issue that hasn’t been addressed. We also reported that none of the outlets in any of the 5 bathrooms worked while he was there. He was checking all the outlets and then disappeared. We never saw him again and none of the outlets ever worked the entire trip. Pool light doesn’t work for night swimming. Lights for the outside stairs don’t work and is a big safety issue. Neither of the 2 dryers actually dried. Believe the heating element must be out. Dishwasher on the 1st floor didn’t work. Brooms but no dust pans. No dish towels or pot holders.

There were several minor to medium inconveniences and the company always received our questions/concerns, but did NOT communicate well as to whether or when they would address our concerns. Indeed, while this is minor, the pool lights did not work the entire trip.

When we arrived to the property it was very run down, dirty, bugs on the floor, pool was dirty, chandelier had just fallen out of the ceiling in the dining room, and there were several maintenance issues going on located on the exterior. I would suggest this host to anyone as he is refusing to return our money. He walked in and knew it was dirty. Our feet with no shoes in the living area had dirt all over them. This house need to be given some major love prior to being rented out in this price range.

Memorial Week Family Trip

Great house for a large family trip! Plenty of bedrooms and spacious dining area for entertaining. It was so nice to have our own pool and to be steps away from the sand. We enjoyed dinners and sunset cocktails on the roof. There are a ton of stairs- so just keep that in mind when travelling with older adults. We were walking distance to goatfeathers seafood market and bought fresh seafood for dinner each night. We will definitely be back. Only complaint was some minor cleaning oversights in the bedrooms but nothing to deter us from coming back!

Overall, the trip was great! The house was very nice but did have a lot of stairs. The basement apartment was separate from the main part of the house and one of the bed rooms in the basement did not cool well. Other than that, the house was great! We would stay there again.

False advertisement

The property itself was great for a large group EXCEPT for the advertisement that this includes BEACH ACCESS. Technically, it allows you beach access, but only to the neighbors' beachfront property/beach. They are not willing to let you use THEIR beach. After a very lengthy conversation with the neighbor, she allowed us to use HER beach - a small corner for the 15 of us (5 young grandchildren and 10 adults). Granted this is within her right, but the false advertisement by property listing is deceitful. Additionally we were subjected to about 90 minutes of the neighbor's monologue describing the legal situation regarding the beach and were showed a binder of her legal dealings with the county of Walton. I wish I was making this up, but we were even showed an official survey report the second day of our stay. Bottom line -- the listing is not as advertised. Expect to walk to the public beach if you are staying here - a 7 minute walk without beach gear. We were told by the neighbor that this property owner/management are well aware of this situation. This is reflected in our rating of the property.

SO close to beach access

Overall, I recommend this vacation rental. Reviewer Comments: The house was great for our extended family of 10 adults and 8 children ... plenty of bed space. It was challenging to go up and down so many stairs, but we made it work. I might suggest offering at least one baby gate (I have one in my home that detaches easily if not needed) for safety. The pool wasn't used (October) but if not for the extra charge for heating it, we would have enjoyed it. Also you might change the pool lights at night to something other than red ... looked odd. Easy access to the beach which was great, but designated chairs on the sand (like the two adjacent houses had) would have been great. Most of us flew in and couldn't bring beach equipment (although available for rent nearby). The large kitchen table held us all, but there wasn't much prep area without an island. Might need a larger sectional sofa to accommodate the number of people that the house holds. Just a few suggestions, as overall the house suited the needs of 18.

A great stay with just a few small inconveniences

The bedrooms were all comfortable and spacious. The living and dining area were both excellent for our family. The private pool was a good size and an excellent amenity to the property. The rooftop area was fantastic with an amazing view; great for enjoying time with family at the end of the day. There were only a few *minor* inconveniences that we ran into.First, the In-Law Suite on the ground floor is not accessible from anywhere inside the house. You have to exit the front door on the second floor, then walk down the stairs and walk to the side of the house to enter the suite. A staircase inside the house would be ideal.Next, the primary kitchen could benefit from more countertop space. Without that (perhaps with an island), food prep for a large family of 8 adults and 7 children is somewhat challenging. However, the dining table is more than adequate.The placement of the refrigerator prevents the freezer door from being completely opened - it hits the wall and can only open halfway. Also, both the refrigerator and dishwasher show signs of wear/age and that they may need to be replaced soon. General food storage options in the kitchen were extremely limited. More open storage options (empty cabinets, etc) would be a great addition.Again, these really proved to be minor inconveniences rather than issues and in no way made our stay any less enjoyable than it was.
