Newly renovated riverfront home built in 1885, this historic home has been lovingly restored and updated in 2025 - 3 bedrooms, 2.5 baths. Our high cleaning standards and attention to detail ensure that every stay is enjoyable. Treat yourself to a bit of luxury with cathedral ceilings & scenic waterfront view in the Primary Bedroom, indulge in the steam shower with dual sinks in the Primary Bathroom. Enjoy private Waterfront access with watercraft available for adventure on the Quinnipiac River, or watch the tide from the ample outdoor entertainment areas, complete with a large moveable umbrella & grill. Inside enjoy the open concept main floor featuring 2 couches, one with a full sized pull-out bed with 4K Roku Smart TV. High-end kitchen appliances ready for any cooking or entertaining you can imagine including a double dishwasher, full sized gas range/large oven, along with all the essentials to create a delicious meal.

-For your safety, the house is secured by Yale smart locks, smoke and carbon monoxide detectors, fire extinguishers, and exterior Vivint cameras and security system to monitor the front, back and side doors and the riverfront to ensure guest’s safety on the water. No security cameras look into any interior or `social` spaces. We do not monitor this camera during guest stays unless we receive a complaint. There are no cameras or listening devices inside the property.

The neighborhood of Fair Haven blends maritime history with one of the most unique and beautiful views in New Haven. Minutes from Yale University, world-class dining including the famous New Haven Style Pizza (called “abeetz” here) and amazing museums, entertainment and culture. Once a thriving oystering village, the neighborhood still reflects its waterfront roots with docks, boats, and 19th-century homes (like ours!) that line the bends of the river. The mix of a working shoreline, historic charm, and New England character makes Fair Haven a wonderful place to call home during your stay.

SHORT-TERM RENTAL
It is expressly understood and agreed that this is a Short-Term Rental Agreement and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights of Guests and no rights to renewal or for recurring usage.

House Rules:

SHORT-TERM RENTAL

● It is expressly understood and agreed that this is a Short-Term Rental Agreement and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights of Guests and no rights to renewal or for recurring usage.

DURATION OF STAY

The Guest(s) shall be allowed to occupy the Premises only during the agreed upon duration of their stay.

NUMBER OF GUESTS

Only the pre-approved number of Guest(s) shall be allowed to occupy the Premises.
Any additional guests must be approved by the Host and any applicable extra guest fees must be remitted to the Host ahead of time.

NON-SMOKING PROPERTY - SCENT FREE PROPERTY

● THIS IS A NON-SMOKING, NON-VAPING, NO OPEN FLAMES PROPERTY. Smoking and vaping of any kind is strictly prohibited anywhere on our property - INSIDE OR OUTSIDE. Smoking and vaping are only allowed on public sidewalks. In addition to no smoking or vaping, we do not allow candles, incense, air fresheners, scented plug-ins, smoking, vaping, etc. anywhere in the house or on the property- indoors or outdoors - including on the covered porch, on the patio, near the grill, anywhere in the backyard, driveway, or near any doors or windows.
● Smoking and vaping are only allowed on public sidewalks. If there is any evidence of smoking, incense, candles, air fresheners, scented plug-ins, vaping, etc. on the premises, Guest’s security/damage hold will be forfeited, and the Guest will incur an additional charge (minimum $500) for cleaning, carpet cleaning, and deodorizing. Breaking this rule may result in Guest(s) being made to vacate the premises immediately with possible loss of all payments, fees, deposits, and taxes. If we cannot reach the guest that booked the property, an authorized party may show up to require the entire group to vacate the premises immediately.
● The only exception to this are citronella/insect repellent candles/sticks outside to prevent mosquito bites and the correct and safe operation of the outdoor grill itself.

NO PETS ARE ALLOWED ON THIS PROPERTY AT ANY TIME

● Absolutely no pets are allowed indoors or outdoors. If evidence of an unauthorized pet(s) or animal(s) is found in the unit or on the premises, the pet(s) or animal(s) must vacate the premises immediately, and it may result in guest(s) being required to vacate the premises immediately with loss of all payments, fees, deposits, and taxes. The security/damage hold will be forfeited and a minimum, additional charge of $500 will apply to cover the costs of deep cleaning. If we cannot reach the guest that booked the property, an authorized party may show up to require the entire group to vacate the premises immediately.

BOOKING FEES

● The Guest shall pay the Host the amount as detailed during the booking process.

SECURITY DEPOSIT

● The Guest shall be obligated to pay the following amounts upon the execution of this Agreement: Security Deposit/Pre-Authorization Hold amount as detailed in the booking process. The Security and/or Damage Deposit/Pre-Authorization Hold is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security and/or Damage Deposit/Pre-Authorization Hold at the execution of this Agreement. The security and/or Damage Deposit/Pre-Authorization Hold shall be returned to the Guest within the State`s requirements after the end of the booking less any itemized deductions. This Security Deposit/Pre-Authorization Hold shall not be credited towards any accommodation payments, reservation fees, payments, fees, taxes, etc. unless the Host gives their written consent.

FALSIFIED RESERVATION

● Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, security and/or damage deposit, and/or balance of any payment.
● This includes cancelling a reservation and proceeding to stay at the property, especially after receiving any automated or manual dispersal of a refund to the Guest.
● Unless express permission is given by the Host/Property Manager, Guests who canceled after arriving at the property will officially be considered trespassing the moment a reservation is canceled and a guest remains anywhere on the property. See the “UNAUTHORIZED OCCUPANCY FOLLOWING CANCELLATION” below for more details.
