About this property

Charming East Hampton cottage on large property; steps to village

This quaint Cape Cod style house is minutes from all the shops, galleries, theatres, and restaurants in East Hampton village. Visitors to our house always rave about our convenient location.

The ocean beach is two miles away, and within easy biking distance. The East Hampton train station is a 5 minute walk away, and the bus stop for the Hampton Jitney, the hourly bus to and from NYC, is about a ten minute walk.

Although it's ideal to have a car to explore the entire East End (including Montauk and Shelter Island), the house is so close to village amenities, you can walk to all the best restaurants, including Nick & Toni's, Fresno, 1770 House, Sam's, and Rowdy Hall. Just down the street is Mary's Marvelous, a great spot for morning coffee and muffins or sandwiches for the beach.

There are two village grocery stores and several specialty food stores. All are less than a ten minutes walk from the house.

The property itself is rare for its location: although it is so near the village, the house sits on a quiet one acre of land - perfect for relaxing outside, reading in the back yard chairs, playing with children, or outdoor barbecuing. Because of the property size, it's a great place for kids - to run around or to play ball. There is a half-acre field behind the house (perfect also for golfers to practice or for a private yoga lesson).

The back patio includes an outdoor dining table and chairs, with a market umbrella, and a barbecue grill. There is a hammock on the lawn and chaise lounges for sleeping, reading, or sun-bathing.

The house is a traditional East Hampton family house that has been owned by the same family for multiple generations. It has three bedrooms (one queen, one double, and two twin beds), and sleeps six comfortably. The maximum occupancy is six.

There are two recently renovated bathrooms, each with overhead European rain showers and separate Hansgrohe hand-held showers, complete with custom glass enclosures and marble floors.

The owners enjoy cooking, and the kitchen is completely outfitted. There is a SubZero refrigerator, a Bosch dishwasher, and a LG gas range. In addition, we are fully stocked with pots, pans, tools, and gadgets - from a lobster steamer to a Kitchen Aid. Because of its size, this house is more suited for intimate dinner parties, small family events, or romantic getaways, as opposed to large house parties. There is a large cookbook library in the kitchen and living room.

The house has high speed internet and cable with a 48 inch Smart flatscreen TV in the living room and a 32 inch Smart flatscreen TV in the master bedroom. If you need to work while here, you can use the internet while lying in the hammock in the back garden.

The house is heated by city gas, and cooled by new high-tech ductless air conditioning in each room. The air conditioning is controlled by individual remote controls which allow the occupant of each room to select the temperature comfortable to him or her. These units also act to purify the air against allergens.

The basement contains a state-of-the-art LG clothes washer and a GE dryer for laundry.

This property is a family property that my family has owned for several generations. My ancestors had a farm on this and the neighboring streets, and this property is part of that original tract.

What makes this property unique

The property is centrally located for all things in East Hampton village. It's great to walk to the grocery store in the morning and to restaurants at night. At the same time, because of the size of the property, it has a distinctly rural feel to it. No matter how busy an East Hampton summer weekend is, my property's back yard and field is a welcoming, quiet, and relaxing spot.
