A Unique Romantic Place In Venice!

Our beautiful and comfortable home, three minutes walk from San Marco square. Has a lounge with dining area, stupendous canal views and San Marco. Kitchen, bathroom with shower and a large bedroom with in-suit bathroom. It's tastefully furnished.A very high standard apartment in one of the oldest parts of Venice, situated a stone'e throw from Piazza San Marco. The divine 16th century Palazzo wich houses this apartment has a beautiful entrance with exquisite marble floors. The apartment is on the 4th floor with a small elevator for one person or to bring up your luggage (most houses in Venice don't have a lift) There are nice views over churches, rooftops and even the Campanile in Piazza San Marco.The accomodation is of the highest standard having a refined furnished and stylish lounge with fitted galley kitchen, washing machine and dryer. A beautiful double bedroom (King size-bed, or twin) with ensuite bathroom. There is a second bathroom with shower for really comfortable living
Maid service twice a week is included
Free WiFi access, air conditioning, flat TV and DVD.

Guests must show ID documents upon arrival. The tourist tax is not included in the price, you have to pay it in cash upon arrival. It's €4 per person per day for the first 5 days. Children 0-9 years are exempt, children 10-16 years have a reduction on the tax of 50%.

A roomy and comfortable apartment

A lovely location with everything a visitor to Venice could want - great location equidistant between Piazza San Marco and the Rialto bridge, abundant restaurants, and a quiet location. I would stay there again.

This is a well maintained apartment in a good location in Venice. The apartment is well furnished and quite comfortable. We recommend it to anyone staying in Venice. The owner is very helpful, the apartment has a good library and has helpful information on Venice. It is also very quiet!

A delightful quiet apartment perfectly located

We spent a week in this apartment. While centrally located it is very quiet and a world away from the San Marco and Rialto crowds. The photos represent the apartment well. We were able to wake to the bells of various churches of a morn and relax at the end of the day with the sounds of gondolas passing under the windows of an evening. Katyna and her assistant were most helpful and very quick to answer any queries. I hope the apartment is available the next time we visit Venice.

Great location, ok apartment

Communication with the owner could have been better, I was passed to several people for answers before I got there, which made me uneasy. Everything ended up ok, but still gave me qualms about renting. Location was great, the building was wonderfully historic, and the apt was adequate but very outdated. Furniture was old and not really comfortable, but the bed was ok. You get one towel and hand towel per person, and you are responsible for removing your own trash. A twice weekly cleaning service was included in our agreed upon price, but I was told the first day that was NOT true, and the only way I could get a cleaning service was to pay for it there. I even showed her the contract, and she called her boss, but was told "no - they have to pay for it here." I didn't like that, but we were tired, and didn't want to argue anymore so just be aware. Don't be confused about the "lift". It's actually a key- controlled handicapped chair platform (looked to be from the 50's) and I was initially told it didn't work, then days later was told it was for handicapped "assistance" only. Not a problem as long as you know - going in - that the apartment is 4 stories up a long, dark marble stairwell with an average of 15-20 steps per flight. My poor husband, after a long day of traveling, had to drag our bags up 4 flights, after I had told him there was a lift. Again because I was told by the person who met us the lift didn't work. After several texts with a different person questioning this, we were sent a short video clip showing the lift actually working. Not sure why. We weren't offered use of the lift until the day we checked out AFTER my husband had already carried our luggage down. But I will say, the person who met us was very nice, and met us at the vaporetta stop to show us the way to the apt, which we would have never found on our own due to all the twists and turns in Venice. She also pointed out some grocery stores, and gave us a few restaurant recommendations. The apt really IS in a great location, and you could see and hear the gondolas going by. There was only one recent review of this apt, and I probably should have seen that as a red flag. Not even sure if this review will make it up since it's not all positive, but I base my VRBO selections on reviews, so I feel compelled to share what was my first ever VRBO "mistake" to let others know my experience. Will I go to Venice again - yes! Will I rent this apt - NO.

Fabulous location, but. . .

This apartment is in a fabulous location— right next t St. Mark’s, and close to the Rialto bridge. You enter into the building through a quiet secluded courtyard. The views over the rooftops and down the canals are stunning. The owners provided a small selection of bread and pastries, which were extremely convenient for our first morning. Much of the furniture, and some of the appliances are “tired”— sagging cushions, chipped paint, etc. Renters should be aware that although this apartment has two full bathrooms, at no time were we able to get hot water in the shower of the master bathroom (the yellow one in the pictures), and the sink in that bathroom produced only a trickle. More concerning was the clothes washer. Since this stay was in the middle of a multi-week trip, we were counting on the washer for laundry. However, after we ran a load, when we entered the room where the machine is located, there was a very strong odor of mildew, and all of our light colored clothing was stained a blotchy mess of gray, brown, and black. When we notified the owner about the issues with the washer and the bathroom plumbing, her response was that no one else had complained about the washer, and that the other plumbing issues were part of the charm of staying in a historic building. In summary— buyer beware. If you need a washer or two functional showers, this is not the unit for you.

It would be super helpful if the landlord left a paper map of Venice, since GPS does not work well in the narrow walkways and tall buildings.

AMAZING! Beautiful apartment, excellent location. Stay here!

This apartment is perfect. Literally <5 minutes from St. Marks (you can see the bell tower from the living room window!) but on a little side alley with its own courtyard so very quiet. A little over 5 minutes to Rialto Bridge so you can go either way to explore. The view is amazing - the bell tower and classic Italian roof tops one direction and a canal in the other. The apartment is very clean, has a nice kitchen, two full bathrooms and one bedroom - but the living room is big enough to also be a bedroom if needed. The old building is absolutely fabulous - the foyer still opens up to the canal. You do have to climb stairs but unless you really can't make any stairs at all, it shouldn't be a problem. Take your time if you need to. Anyway, Venice is a walking city so it is part of the experience! If I ever get back to Venice, I will definitely stay here.

Perfect location, amazing views

We loved our apartment stay! It was so convenient to both the San Marcos and Rialto areas for shopping, groceries, restaurants, concerts, museums, transportation, and more. Fascinating to watch the boats on the canals below to see how the city really works. Nice to do our own cooking from time to time. Thanks for the cozy Venice stay!

Good place! But in Venice as a tourist you only Two things when are at the room. Sleep and bath...both are very low. Mattress is very old and pillows..and the shower is super little water pressure. Iam sure with some little investment this place could give better experience to the people that are going to use it. That’s my honest opinion- thanks

Malheureusement immeuble en réfection avec un échafaudage qui cachait entièrement la vue et le bruit des travaux des 8 h le matin. Une réduction du tarif aurait été la moindre des choses. Un problème de pression d’eau et d’eau chaude en plus. Et surtout des photos sur le site qui ne corrrespondent pas à la réalité. La vue n’est pas du tout ce qu’elle semble être. On est quand même dans le mensonge. Malgré tout l’appartement est sympa et super bien situé. A réserver aux sportifs. 80 marches au quatrième. Mais Venise reste envoûtante heureusement!!!

Comfortable, tasteful bright and ideally located

The apartment is charming and personal, decorated and furnished with unusual, authentic pieces. It is also very comfortable -- the heat worked perfectly and the bed is great. The hot water pressure during our stay was extremely low so that it was not really practical to shower or use the tub in the master bathroom. The location is ideal -- only minutes from both Rialto and San Marco -- and it's sunny with beautiful views and very quiet. You climb some serious (but handsome) stairs to get there -- about the equivalent of 6th floor US.

Perfect location

My husband and I stayed at Campanile 998 for eight nights, and we felt very much at home. The apartment was in a perfect location, between San Marco Square and the Rialto Bridge, making it easy to visit the various parts of the city and catch vaporettos as needed. The apartment itself was both cozy and spacious, well equipped, and with interesting views out every window. Katyna, the owner, was helpful and responsive, and having coffee and biscuits on hand on arrival was a welcome touch. After staying in a hotel on a previous visit to Venice, it was nice to feel part of a neighborhood by having the apartment to return to each day. We would enjoy staying at Campanile 998 again, and are recommending it to friends if they visit Venice.

Great Location

The apartment is in an old building so be prepared for steps...no issue for us and very little water pressure and a long wait for hot water. That aside we enjoyed our stay, the apartment is in a great location, a short walk to most attractions and very nicely furnished, if you want an authentic experience this apartment fits the bill.

Excellent location

Apartment is 2 minutes from San Marco square. The location is superb and is on a canal! Everything in the apt worked but keep in mind that this is Venice and everything is historic. Also this apt has a nice amount of space and two bathrooms which makes it spacious for a couple. It is on the fourth floor which is not a problem but is a consideration in terms of luggage. All in all a nice apt for Venice and we would stay here again.

Perfect Venice Apartment

We stayed at an apartment I like to describe as perfect in several ways. Located near the Rialto Bridge and steps from San Marco Piazza. Venice can get very crowded with tourists and the streets busy, but as you make your way a few steps off the congestion, you find a quiet convenient place to escape the tourist chaos. It is sort of oasis in the middle of all the confusion. The apartment itself is large with a pair of nice sized bathrooms and a spacious living room. The kitchen is well stocked if interested in cooking meals after a visit to the open market. We have rented several homes in different locations over the years and I give this one a very high grade. The home is clean and very well decorated and feels like a "real" home. The owner is great at communication and actually emailed us after our arrival to "check-in" on things to make sure our stay was as expected, which rarely happens from owners or property managers. The views are priceless from the upstairs location and you can hear singing from the canals below. Highly recommended, with only one note of concern, the apartment is on the top floor so you will have to climb stairs coming and going. For us, although we are now 60 yo it was fine and helped work off some of the great Italian food we ate on a daily basis.

Excellent Location

Venice is a very easy city to get lost in, but the directions to the property were perfect. We walked right to it from the dock. It is a great location between San Marco square and the Rialto Bridge. There are a lot of stairs, which we were prepared for. I would suggest packing light, as this will help you in Italy in general, and not just with this property. The unit was quiet, is right next to an excellent gelato shop (this could be a pro or a con) and several restaurants. It is much bigger than I anticipated. The unit was clean and very well appointed. The only concern I had was that the water takes some time to heat up for showers. There is a light from the entry way of the building to the unit, but it took us a few days to find it. The stairway can be dark without it. Also, although the washer and dryer worked well, more detailed instructions in it's use would be helpful for those of us who aren't used to a combination appliance. I would stay here again if in Venice.

Central, spacious, easy & relaxed

Emma cleaned up and had the place ready minutes after the previous guests as we arrived early. We left late and she only asked we leave the key under the door. The apartment is large, coffee, breakfast for the next day, everything was thoughtfully laid out. So relaxed, couldn't have been easier. Loved it.

A historic, magical and unique city.

Staying at Katryna's made our being there even more part of the scene. Sitting over a small canal in a cul-du-sac with a view of the Rialto Campanille over tiled rooftops lends a great charm. The apartment is guiet, clean, comfortable and well equipped. Arriving with heavy suitcases demands arranging for a porter from the Rialto ferry dock to the apartment.. Thankfully we packed lightly.. Enjoy.

Magnifique appartement sur les toits de Venise

Lumineux, confortable, meublé avec beaucoup de goût, cet appartement est très agréable et se mérite après une montée de 74 marches. Mais quel bonheur de voir avec les toits de Venise, le Campanile de Sans Marco et d'être réveillé par ses cloches. Calme absolu, simplement le passage des gondoles sur les canaux en bas. Idéalement situé prés de la place Sans Marco et du Rialto, c'est un havre de paix après des journées de marche. Sa propriétaire, très à l'écoute, et son contact à Venise, Emma, sont très disponibles. Nous le conseillons vivement.

Why they chose this property

When you are in Venice, particularly in this home, you feel history, it is in the middle of everything, precisely between Piazza San Marco and Ponte di Rialto bridge. The apartment faces on one side the canal, where Gondolieri might occasionally sing a venetian song as they glide by, on the other side a very quiet courtyard with a centuries old well, and on the third side it faces the Campanile di San Marco. The area is called the 'sestriere' of San Marco, the oldest of of six 'sestrieri' that compose the city of Venice.

What makes this property unique

Surrounded by the artistic treasures of Venice, easy access to public transport, the point of departure for walks to all the most suggestive areas of interest: museums, art filled churches, romantic canals, bridges and historic squares. The apartment sits a few hundred meters from Calle XXII Marzo, the fashionable shopping zone. Across the Rialto bridge are the famous 'bacari', venitian wine bars that provide tapas-like servings, and until lunchtime, you can stroll by the Mercato di Rialto, the centuries old central fish market, where you will see an explosion of colourfull fruits, vegetables, meats, cheeses and obviously the best the sea has to offer, all this facing the Canal Grande, the main water artery that crosses like a snake through the center of Venice.
