Although my positive reviews certainly speak for themselves, I feel it is necessary to clearly address the untruths in this tenant’s review. In the VRBO description for this property the phrase “pet-friendly” does not appear, only that pets are allowed, and as for inquiring if this property was pet-friendly, I reviewed messages exchanged between this renter and I and this question was never posed to me, nor was there a question about fencing in place in the back yard. This property, while I (as well as many previous tenants who brought their pets) would describe it as pet-friendly, does not have fencing to allow pet owners to allow their pets to roam outside unleashed and without supervision-HOA rules. I am unable to change any rules set in place by the HOA, and as a result I - not any of my renters - face a fine if I do not comply with strict regulations. This tenant stated incorrectly that I asked her to contact the HOA; I had already completed that task and have past experience not getting variances from this HOA. Additionally, as seen by all of the photos in this condos listing, is bright, has many windows and has several photos with a clear view of the back yard. When renters make a booking at any of my 5 VRBO properties, the contract states that when making a booking one agrees to comply with all house and HOA rules; I cannot control how carefully these are read by each tenant. This tenant chose to leave early (by three nights) as her local home remodeling was completed and ready for her to move back into, not because her pets were in danger by staying in our unit. There was not a request from this tenant for compensation for leaving early. The HOA rules and regulations are printed and placed in a notebook prominently displayed upon entry to all of my properties, clearly visible when you first walk in, as well as instructions on how to operate the TV and other small appliances, A/C, etc. as well as a reminder for all guests to read this book. I answer all emails and messages to my account within 4-8 hours - hardly what one could call slow or indifferent to any issues brought to my attention. This negative rating is a stark contrast from others good reviews. Any issues that were brought to my attention were resolved in a timely fashion. It is the responsibility of the guest to be sure that the unit one is renting will accommodate all specific expectations (i.e. fenced yard) and needs one may have, and inquire as such before committing to rent.
