We really loved the property; The property is nestled in the lap of nature, transport yourself to another world by listening to thebirdsong. Also, Simon (owner) was super helpful right from the booking until we checked into the property.

This is a fantastic house. Cosy, with comfortable beds and lots of space. Simon was so helpful, providing good communication and a great guest pack with a selection of local walks. Also, and crucially, an excellent set of SHARP kitchen knives!

Hi Jane. Thank you for your 5 star review. I'm delighted that you enjoyed your Christmas in Charcoal House and hope that we can welcome you back again.
We had a fantastic stay at Charcoal House and couldn't fault anything. The house itself is clean and comfortable and luxurious - it was perfect for our family of 6. We enjoyed coffees on the balcony and dinner in the garden! It is in a peaceful location perfectly located to explore Coniston and the South Lakes. We particularly enjoyed making the most of the recommendations and walks straight from the house - the one straight up the hill was ideal for us and a young family. The host, Simon, was very easy to communicate with and responded quickly. He ensured we had all the details we needed for our stay and he provided additional recommendations during our stay too (great walks and also a fantastic local bakery and ice cream shop we'd also recommend). It was a perfect stay for us. We are already trying to plan when we can stay again next year in the hope we can stay longer!

The whole property is as mentioned on the description and perfect for a getaway. It had everything we needed and more. The property was spotless with all appliances functioning properly. Very good location for walks and trips to the caves and lakes in the area. Good neighbours and quite peaceful. Would 100% recommend and visit again.
We stayed for a week in September - the accommodation was lovely and the lounge was splendid. Had a wood burner going a couple of nights and it was lovely and snuggly. Would go back in a heartbeat. Great location too so all pluses. Would be fab for a large group.

Beautiful house! So much space for us all to get together without being under each others' feet. Really well equipped and so spacious. Great communication with the owner who very promptly deal with a small problem. Lots of great small touches like a games box and walking routes. Couldn't fault it!

We had a fantastic stay at Charcoal House and were really impressed by the property and how well-equipped it was. The Nook is an excellent feature that allows everyone to stay connected but also provides for some independence for members of the group if required. The lounge upstairs is very large and provides lovely views as the sun goes down. The garden was a real bonus (we were lucky to have sunny weather all week) with good outdoor furniture provided. Overall, very impressed and would stay there again.

Thanks Andrew and family. I'm delighted you enjoyed your holiday and the house too. I'm also really pleased that you were blessed with such great weather and were able to make use of the garden. Not bad for April!
I hope we can welcome you back again.
Charcoal house is gorgeous - spacious, but cosy at the same time. The kitchen was really well equipped which really helps. All the beds were kingsize and one was even bigger, so we slept well!
It rained a fair bit over the weekend, so we didn't see any views, which was a shame, but we enjoyed ourselves despite this. It would have been perfect if the pub had been a bit nearer!

Hi Theresa,
Thanks for your review. I’m glad to hear how much you liked Charcoal House.
Sorry about the weather and sorry we were not able to move the pub closer to the house 😀 It only takes 2 minutes to drive the mile to the nearest pub but I understand that not if you want to walk, 20 minutes walk in the rain isn’t for everyone.
Charming and comfortable home in beautiful setting. Simon was both helpful and prompt in communication. Americans beware that a UK king bed is considerably smaller than US king bed and the Aga stove keeps the downstairs a bit too warm in summer.

Hi Margaret.
Thank you for your 5 star review.
As we have discussed, I was somewhat surprised when you emailed me on your 1st evening to tell me that the beds were not the size you wanted.
If there are any other American travelers that are not aware that beds in the USA are larger than in most other countries, I’ve just looked up on Google and here’s the dimensions:-
King-sized beds in the UK are 5 feet x 6.6 feet
King-sized beds in the USA are 6.3 feet x 6.6 feet
Aga’s are great for keeping the chill off in colder months. In warmer months, on the rare occasions the kitchen is too warm, most of our guests are happy to open the kitchen windows and/or stable styled door to enjoy the lovely country air.
This is a beautiful property. It is extremely well-equipped and furnished. All the furnishings are very good quality and the beds, sofas and chairs are very comfortable.
We found it very spacious for our family group of 8, ranging in age from 6 to 70. The garden is separated by a driveway but this was not a problem and, despite not having very good weather, the children still made the most of the lovely garden area.

We felt at home the moment we arrived. Even better in reality than in the photos (which are good) . Lovely aga warmed kitchen. Delightful garden. Living room was a wow and so comfy. Beautiful views from the bedrooms. Very quiet situation and near to so much. Recommend the Manor House to have dinner and Swallows & Amazons cafe just up the road ((by car) to just hang out and take in the stunning views (and lunch) . Will definitely be telling my friends and family to stay at Charcoal House.

We loved the house it was very spacious with the added bonus of a self contained part of the house which meant my son and his family had their own space. However we were a little disappointed when we arrived as the photos make it look detached and there were houses attached around both corners but not shown on the photos. Also I don't remember reading that the garden was across a small road so we were unable to just let the dog out into the garden. It also stated that Coniston water was half a mile away from the house. This was as the crow flies and not accessible by carThat been said we had an enjoyable stay

Thank you for your review.
I’m really pleased to read that you “loved the house” and had an “enjoyable stay”.
I am though very disappointed to read some of your other comments.
The photos I have on VRBO and my own website show the house from 3 different angles. I appreciate that you can’t really see any other houses “attached” to Charcoal House but that because they are not visible from the front of the house and not visible inside the house either. I’m not trying to hide anything. The photos show the entire front and side aspects of the house.
We’ve had hundreds of guests stay at Charcoal House and no-one has mentioned there’s another house at the back because it’s never been an issue. I’m sure that you too didn’t hear or see anything from the other house during your holiday?
There isn’t a road in front of Charcoal House. There’s a small, dead end track/lane that leads to the other properties in the hamlet. I don’t see how this would prevent you from “letting your dog out into the garden”. The garden is totally enclosed and totally private and is loved by many of our returning guests, most of whom have a dog or dogs.
Lastly, I don’t really know how to address your comment that Coniston Water is “not accessible by car”. Charcoal House is located 40 yards from the ‘East of the Lake’ road, a fabulously scenic B-Road that runs the along the entire east shore of Coniston Water.
Coalhouse is a beautiful, spacious property with lovely features. Simon was very responsive and informative plus directions and check-in was as detailed. We all felt the property details were misleading as the view from the balcony was not as described - we looked at neighbors cars, a house opposite and trees. There is no access to the River Crank from the property and we did walk down the lane as detailed in the house itinerary which just went down a field to the river but no where else to walk. The garden is detailed as fully enclosed, this is not true as there were areas where our two dogs could escape plus the garden is not attached to the house and over an access road to other properties which is open to the road at the top. This meant we had to lead our dogs every time to access the garden. If we had known the garden was not attached to the house we wouldn’t have stayed here.We have had a lovely time with friends and the weather has been kind.

Thank you for your review. I was really pleased to read that you thought Charcoal House was a “beautiful, spacious property with lovely features". I’m sorry to read that you felt the description on VRBO is misleading. I’ve checked the information and can’t find anything at all misleading. The only mention of a view from the balcony is on the photo in winter where you can see the Coniston Fells in the distance. The wording is “The view from the balcony in winter”. The previous photo was taken in summer and just has the wording “The balcony” It’s not possible to see the Coniston Fells from the balcony in summer due to leaves on the trees in the field. I don’t understand your comments about the river Crake. There’s nowhere in our information about access to the river from the house other than the walk you mention - a short walk towards Coniston Water and a footpath alongside the river. The area, as indeed all of the Lake District is full of walks. I left a large folder in the kitchen that is full of my favourite walks including walks from the doorstep, other walks in the area and other parts of the Lake District. I regularly check the garden to ensure that it is secure. I checked the garden after you left and it all looked secure and lovely as always. The only thing I did notice was the 2 piles of dog mess that you left on the lawn. The floorplan shows that the garden is separated from the house by a track. Thank you for your last comment that you had a lovely time with friends.
