One Of A Kind Lakefront Property W Westerly Views On Tranquil Lake Asheulot
Our lakefront home is located within a private association in beautiful Washington, NH. Our home was constructed with locally sourced wood timbers and beams, giving it a warm, farmhouse type feel. Guests can relax and enjoy westerly waterfront views while sitting on the deck or at our private beach. For the more adventurous types, enjoy kayaking, fishing, skiing, boating, water sports, hiking, cross country skiing and site seeing. Guests will have access to the association’s shared tennis and basketball courts during summer months. Winter sports enthusiast can ski/ride at Pat’s Peak Ski Mountain (~20 minutes to the south) and Mount Sunapee (~28 minutes to the north); Okemo is 1:15hrs away.
Just put in a new TV (w AppleTV, Netflix, etc) in family room....and newly installed TV w AppleTV in the Master Bedroom.
KITCHEN: A well-appointed kitchen with granite counter tops, KitchenAid Professional Series stainless steel appliances, and large farmhouse sink is perfect for preparing all of your gourmet meals. Pots, pans, and typical the kitchen "tools" and appliances (toaster oven, Keurig & Nespresso coffee makers, electric griddle, etc) are also provided - just pls bring your own pods.
LIVING ROOM: The kitchen overlooks the living room complete with a wood-burning fireplace, large comfy couches and chairs, and a wall of windows that bring the outside in. The home is complete with wireless internet, Sonos, HD flat-screen TVs(2), and a Blu-ray DVD player. Unfortunately, we do not have cable TV...but there is plenty that you can stream.
BEDROOMS: The over-sized master bedroom features a queen bed, a private bathroom with granite counter tops and a custom built stone shower. The second bedroom is located upstairs, down the hall from the master bedroom, and has 2 sets of bunk beds that will comfortably sleep four adults and a queen bed that will sleep two. The guest bathroom is located immediately to the right of the second bedroom and appointed in the same fashion as the master bedroom bath. The downstairs bedroom has a queen bed and will sleep two adults. A rustic cabin themed bathroom is located just across the hall on the first floor.
GROUND LEVEL: Continuing with the rustic theme of our home, this area is complete with pine bead board wainscoting and natural slate flooring..
LINENS/TOWELS: Guest can make use of the linens and towels.
PETS: We are dog owners, so pets are welcome for an additional fee. A separate pet disclosure form will be included as part of the rental agreement. Absolutely no pit bulls (purebred or mixed), Rottweilers, Dobermans, German Shepards, and any dog(s) with aggressive demeanor are allowed on our property – insurance dictates this, not us. Pets are to be kept on a leash at all times & guests will be responsible for cleaning up after their pets.
WE INVITE YOU TO COME AND VISIT: Our desire is to create a home away from home with everything you would need for an extended business trip or a holiday with the kids.
**NOTE - DURING THE SUMMER MONTHS (Jun-Aug), I PREFER TO BOOK FULL WEEKS; I RENT FRIDAY TO FRIDAY, SUNDAY TO SUNDAY OR FRIDAY TO THE FOLLOWING SUNDAY (IN THIS CASE, ITS MORE THAN A WEEK). I USE MY HOUSE WHEN I'M NOT RENTING IT - SATURDAY TO SATURDAY RENTALS KILL TWO WEEKENDS. I HOPE YOU CAN UNDERSTAND.

Stayed here with my husband and in-laws for a long weekend and it was excellent. The home is beautiful and impeccably clean, with wonderful views over the water. Owner was very responsive to any inquiries. I would not hesitate to recommend this place to anyone (and hope to stay there again in future ourselves!).
Our host, Joseph, was AMAZING from start to finish. The amenities of his home were absolutely wonderful and the home was warm, inviting, gorgeous and PERFECT in every way. Thank you again, Joseph, for a wonderful family vacation.
We rented this property with friends to ski at Sunapee for the long weekend. The ski conditions were terrible but the home was great, and being on the frozen lake was a plus when we decided to skip skiing. Joseph was good at communicating prior to our arrival.
This is a gorgeous house and property...pictures do not do it justice. The deck overlooks a large, flat backyard that leads to the lake, perfect for backyard games. Small sandy beach area for the kids, hammock, swing, bench swing overlooking the lake, firepit. Sunsets were beautiful. House interior had eveything we needed, kitchen is very well appointed. Same with the 3 full bathrooms. Lots of hiking nearby, the folliage was at it's peak....lovely!
Joe was highly responsive, I couldn't ask for better communication...he gave us several local suggestions for hiking and activities. I highly reccommend this house!
Great place to stay. Highly recommend it. Just a few pointers for new renters. Main floor not on ground level. Place is well stocked --- "Replace what you use" is working well. Master bedroom bath shower --- hot and cold plumbed backwards so warm/hot is not all the way down, but is near the off position. Don't use toaster oven to toast bread ---- it dries out the bread, but doesn't toast. Owner thinking of getting a regular toaster. The remote control mentioned in the owner's instructions is missing so don't waste time looking for it. You can work the blu-ray player and sound system using the controls on the units. Wifi worked well. Extra blankets are in the cedar chest in the master bedroom. This a great place to relax.
This house met our needs. We had 6 adults, a baby, and 3 dogs on our trip. We had no plans to eat out at restaurants or travel around to do anything. As this place is not near anything, it was a good fit. The closest grocery store is 25 minutes away. There is a general store in town but not where you want to get your groceries for the stay. There is ample grass for games and for the dogs to run around. We appreciated the shallowness of the lake near the shore. Our dogs got to play in the water without swimming so they could stay in the water longer without getting tired! The deck was a bit crowded with 6 adults but I loved the comfortable furniture to sit on. The view of the lake was beautiful from the deck. We brought our own kayaks and paddle boards, and the lake was a good size. There were not many motorized boats on the lake during our stay, so it was nice being out on the lake. If you want to just relax in a quiet location than this is the house for you.
This rental was absolutely amazing! The property is located in a beautiful, secluded area. Our family has rented many VRBO places and this was our favorite one by far. We enjoyed many family meals in the wonderfully stocked kitchen (the grocery store is only 20 minutes away). The wood stove was the best place to hang out around! We also loved skiing Sunapee Mountain and visiting some of the nearby towns. Most of all, we really appreciate the excellent communication from the owner. He was always more than helpful and easy to reach. We have never experienced such a kind property owner. We can't wait to come back again!
Cozy, clean and comfortable getaway with a gorgeous lakefront view!
Our family traveled to this beautiful spacious property for a change of scenery, and to play in the snow, cuddle up next to a fire, and spend a few days skiing at Mount Sunapee. Joe was very communicative and helpful, and his home was clean and well appointed. Our dog and young kids loved playing in the snow together! We hope to travel back one day in the summer to enjoy all that the lake has to offer.
Joe's house is beautiful and has everything you need for an outdoor-based getaway or to hunker down in nasty weather. He was a great host, communication was excellent, and we would definitely return!
Perfect place to host our annual family lake house vacation. The large shallow beach area was the highlight of our stay for our toddler grandson, the bunk beds were also a big hit. The large lawn was great for yard games. The 3 bedrooms with 3 baths fit our needs perfectly. It was great having a tub for toddler baths and even had baby bath for our infant grandson which fit nicely in the farmhouse kitchen sink. The home is very comfortable, clean and well appointed. Owner was always responsive to our texts. Would love to return.
We stayed a long weekend to ski Sunnapee and found this gem of a place. The house was wonderful in so many ways - super clean, well furnished, fully stocked and located right on the lake with amazing view from the living room/kitchen (I can see how it would be even more amazing during summer!). The owner was super responsive and friendly. Would definitely recommend!
This property is beautiful and very peaceful. Direct access to Lake Asheulot from the backyard. Very comfortable and homey. The owner,Joe, is great to deal with too.
We had the most relaxing, bonding experience with our friends & family during our stay. The water was so warm we always wanted to be in it. Lots of great fishing, kayaking & just floating. The front yard was perfect for playing games.
We had an issue with the refrigerator but Joe was so great with staying in touch and responding to any questions we came up with. The refrigerator was fixed and Joe was so kind to compensate us for some lost food. Really a great guy.
We all fell in love with this home and location. It was very hard to leave.
The only recommendations we would have would be to add a flyer explaining the WiFi, garbage, phone numbers, how to run the amazing Sonos system and any other pertinent info a renter might need.
Over all it was pretty perfect!!!!
We had a 7, a4 and a 2 year old. They all loved the beach. The water is so shallow, so far out, that you can really relax while they are in the water.
It’s a good 1/2 hour drive to a supermarket, so stop on your way there if you can.

Beautiful lakefront home with private beach area - perfect for large family vacation.
Well appointed house with comfy furniture & beds - 3 bedrooms & 3 bathrooms. Beautiful lawn for yard games, beach area for play & to launch kayaks & fire pit for smores😊. Would have liked a book w/house info & surrounding area; more space to put our personal belongings & kitchen supplies; & more trash storage.
Owner very responsive to questions - answered texts promptly.

Joe was amazing!! My sister and I decided on the thursday night for a long weekend away. Our criteria was to be on a lake and to allow dogs. What a fantastic home, so well appointed and everything was fantastic. We relaxed by the water and enjoyed his wonderful home. If we had a question Joe was on the other end of a text to help us. I would highly recommend this as a staple! Don't hesitate.

Outstanding lake house, Beautiful surroundings, well furnished, very relaxing
Everything about this lake house is geared to relax. From the plush beds, spacious couches, beautiful lake views, sandy on site beach, hammock, and fully furnished kitchen, our vacation at the house was a real blessing for us. With 6 children, we found it much more relaxing than going to the ocean, and everyone loved it. The owner, Joseph Batcha, is very accommodating, as we booked last minute and extended our time there. We had booked last minute because other plans we had fell thrpugh. We had prayed for a "surprise vacation" and this really fit the bill and some. We hope to come back next year.

A Very Memorable Vacation
We had the great pleasure of staying a week at Joe's beautiful lakefront home in the middle of August. My wife and I were joined by our 3 adult kids, two spouses and 6 month old granddaughter. We had pleanty of room and thoroughly enjoyed the open floorplan of the first floor. We were blessed with beautiful weather so were fortunate to be able to split our mealtime gatherings to be either on the deck or on the very large dinner table inside. We also took full advantage of the sprawling lawn that gradually sloped onto a small private shoreline beach. Joe's home is very well equipped throughout, from the kitchen with an excellent gas stovetop to the Sonos system for our dinnertime music to the multiple bathrooms. One of my favorite things was the ample seating in the main living room. Big, oversized couches allowed us to enjoy each other's company when we weren't lakeside. There's a local General Store where we purchased some basic necessities and Shaws is about 30" away. We found local Catholic Churches within 30" for Mass via masstimes.org. Thanks Joe! Our vacation was awesome thanks to your hospitality.

Amazing
This was an excellent location for the family vacation that we had hoped for this summer. The proximity to the lake and peaceful atmosphere were hard to top. We enjoyed swimming, making smores at the fire pit by the water, the view from the deck. The house itself was very homey and comfortable. The only reason I did not give 5 stars is that we would have enjoyed grilling, but the propane tank was empty. Joe was great in apologizing for the inconvenience and in offering to reimburse us if we filled it. He was also wonderful in making sure that check-in went okay and that we found everything that we needed. Highly recommend and would definitely return here.

Beautiful home on a peaceful lake!
We had a wonderful week at this lake house on Ashuelot Pond! Washington, NH is a tiny, quiet town, away from noise and distractions - exactly what we wanted! The house is lovely, just the right size for our two families to enjoy. The kids loved the "kids bedroom" that had space for all five of them. We spent most of the week lakeside, fishing, and paddling around on our kayaks. The lake does allow motor boats, but most of the week it was very quiet and we could paddle and fish without being overwhelmed by speedboats and jet skis. We took a couple day trips - once to Mt Sunapee for the ropes course and nearby Sanctuary Dairy for amazing ice cream. Another day we hit the nearby antique shops. There is a Shaws grocery store about 20 minutes away, and in town the Washing General Store for sodas, snacks and fishing bait. We would definitely book this house again!
