Lovely property right on the waters edge with own parking place, everything you need for a family stay, walking distance from the local shops and a short drive to the coast.
The children loved the fact you had a rowing boat and wake up to ducks outside your window. Local shops have most things you need and everyone was lovely and friendly
The property was well maintained and clean. The location is lovely. It was very very hot in the bedrooms in the warm weather. The walls are a little thin if next door are loud. The really negative thing for us was the fishing. It was impossible to fish due to all of the weed which we were told by neighbours had been present for a couple of years. We tried taking some out with a rake we bought but failed to make much of an impression on it.
The property was amazing and will hopefully stay there again. Very clean and tidy and a superb location for all local amenities.
The boat rental is very close by aswell.
But above all its one of the best properties that we have stayed in.

Brilliant holiday home
Suited our needs perfectly. Staircase to top floor bedroom may prove a little tricky for some, but well worth it to sleep in a light & airy ensuite bedroom

Wroxham Cottage
Very clean, well furnished house in an excellent location just a few minutes walk to the village centre. The deck was perfect for a relaxing afternoon or evening by the water watching the antics of the swans and ducks.Although the narrow spiral staircase to the top floor is a bit awkward, the house was a great choice for 5 friends.
Beautiful location, right on the river, lovely to sit and watch the boats going by, and the ducks and swans. The house was close to village, restaurants and pubs. Comfortable beds, and sofas, but we sat outside most of the time. If you are looking for a nice relaxing place to stay, Swan Cottage is definitely that!

Hi Sally. I have followed up with you by email.
Feedback is always important to us, we encourage our guests to share their holiday experience and also let us know what we can do to improve. Sometimes our guests spot things that we have missed, as we are not staying at the cottages we have.
We will look into the 2 things you have mentioned and upgrade if they can't be fixed. Thank you
We had a very relaxing time in this lovely property on the waters edge. We parked when we arrived and didn't get back in the car until we left although I am sure there were plenty of things to do in the area. We bought everything we needed in Wroxham which has supermarket and lots of eating venues. It was a lovely peaceful, restful week holiday.
We booked a family/ friends trip away for Easter. The location was great, for the a waterfront view, a short walk to town and Roy’s!
It was also a short walk from boat hire company for our day on the Broads.
There were 3 spacious rooms for the adults and the dog.
The owner was easy to contract via email and phone.
The Kitchen could do with some more kitchen wear such as sharper knifes. Nevertheless we had some great meals and Easter lunch.
Over it was a lovely weekend.

Hi Lana.
Good to hear that you had a great time and got to enjoy Norfolk.
We will check/replace the kitchen knives, thanks for letting us know.
Also, thanks for the review.
This great property based in Wroxham on the side of the Norfolk Broads had everything that we needed. It was very clean and comfortable with excellent facilities. We made many friends with the swans, geese and ducks who visited several times a day for a fee this was wonderful. The village of Wroxham has a wide variety of shops, some excellent takeaways and a green king pub all within a 5 minute walk. There is also a railway station which we didn’t use again only a short walk away. The cottage is a great base to visit the wonderful coastal areas. Horsey Gap being our favourite with the hundreds of grey seals along the beach there at certain times of the year luckily we caught them whilst we visited. Cromer and Great Yarmouth were also very good. The owners communication was excellent before our arrival and the access arrangements very clear. We will return in the near future when I will hire a boat for a day to discover more of the Broads.

Ian - thank you for your kind review. Sounds like you had a busy and enjoyable time.
We look forward to seeing you again.
This property is absolutely beautiful and a perfect base for a stay on the Broads. It is fully equipped with everything you need and is in easy walking distance of shops, boat hire, train station and all other amenities in the town.
The outside decking is a perfect and peaceful spot to soak up the afternoon sun, which we were lucky enough to have, and meet the ducks, swans and heron up close.
The house itself is equipped with everything you could possibly need with comfy sofas and beds. The staircase to the top floor is a steep, spiral one but once you’re up the bedroom is spacious with a nice en suite so no need to be walking up and down in the middle of the night.
None of us were brave enough to take the rowing boat for a spin but it is there for use if wanted.
Everything was perfect for our stay and I can’t fault the property, check in, communication and the beautiful spot in which we were lucky enough to stay. 100% would stay again.

Hi John.
Thank you for your feedback.
As you know, I have tried to contact you on several occasions to discuss the problems and get further details, however, in your last email you declined to speak to me.
Therefore, I will address your feedback, as best I can.
Bed: we have checked the beds and can't find a problem. All beds and mattresses are about 4 years, other than the double mattress, which was replaced recently. People become accustomed to their own mattress.
Outside sun canopy: we have been trying to replace the material for some time and have been unable to do so. So reluctantly, it has been removed.
Velux window: this has now been cleaned.
Cleaning lady: after your initial call, we tried to contact you by phone several times, however, we were not able to reach you.
We are sorry to hear of these problems and would have preferred to discuss them with you.
We encourage all our guests to let us know about any issues when they arise, so that our team can work to fix them with minimal impact to your holiday.
Regards, Stephen
There were 4 of us, 2 couples and we had a great time at Swan Cottage. Brilliant location, close to everything - shops, bars, train station etc. and being able to pike fish for the guys was perfect. It was 3 days, including New Years Eve, of everyone being happy doing what they wanted to do!
The cottage has everything you need and no shortage of a pan or a plate.
Only 2 things that aren't a complaint at all just to note. The spiral staircase, you need to get the knack of ascending and descending! We stayed in the bedrooms on the first floor. One couple used the first floor bathroom and the other couple took the second floor bathroom to shower but I wouldn't suggest having too many sherbets!! The other gripe (and it isn't the cottage's doing) is the bin situation! Given the water deluge the bin was located a distance away from the cottage. We were advised of this well in advance but it was just a faff when prepping to leave the cottage and pack the car etc. The ladies who cleaned the cottage were lovely and gave us a bit history on Roys. Overall a superb time away in a lovely location. Happily recommend all day long, so much so there is talk of another trip to the cottage. Thank you :)

Hi Vicki.
Apologies for the slow response.
Thank you for your kind review, sounds like you had a great time.
The UK has been hit by much rain in recent months, more than I have seen in nearly 20 years or owning property in Wroxham.
Hopefully, the storms will pass the and the sun come out again.
We hope to see you again.
Stephen - River Cottages
The property was well equipped and situated well within walking distance to town which was important as one of our party was recovering from a stroke but could get to town

Swan cottage
Old and tired, needs updating. Apart from one light in the lounge, none of the lights worked. The staircase to the top floor are an accident waiting to happen, none of our party wanted to use them and if we had known about them we wouldn't have booked this property. The patio door lock was very temperamental and at times took an hour of fiddling to lock. We contacted the owner on a couple of occasions but were either met with a message and no call back or met with an uninterested and indifferent attitude. Would not recommend this property to anyone, very poor value for money.

Juliette, thank you for your feedback, we are sorry that we have not reached the standard you were expecting. If you look at our other reviews, your experience is not typical.
The upper bedroom is reached via a spiral staircase. We have a video tour of the cottage in the photos section, and it can be seen clearly on the video. For some unknown reason, vrbo was not showing the video, this has now been removed/re-added and is working. Based on your feedback, we have also added additional details on the staircase. Many guests have commented positively on it and think it adds character.
The cottage will be redecorated this year. Currently we are fully booked, so we must wait for a quieter time.
The patio lock was damaged by a previous guests, our handyman thought he had fixed it, it has now been replaced. We are sorry for the inconvenience caused.
We spoke to you on a number of occasions, I can assure you that we take all guest feedback seriously and that there was no indifference. We either spoke to you or called back on each occasion we were called.
Occasionally, problems do arise during guest holidays, as they do with any property. Once we are alerted to these, we will put them right as quickly as we can.
