Wonderful house with an old cottage feel. The yard is great for games or hanging out. Its a few stairs to the water, but worth it! Close to so many parks/beaches. Amy is super responsive to questions. We really enjoyed our time here!!
We had a lovely time here! The beds were very comfortable, the water pressure was great, excellent location. Thank goodness for the AC and fans as it was hot while we were there. The bathroom sinks have small faucets and the shower is in a clawfoot tub, which makes it a bit difficult for anyone short or elderly. The stairs to the second floor were pretty steep as well.The property is lovely; the stairs down to the water were more than initially expected. The river is great for kayaking and boating! And it has a sand bottom which made it nice for swimming.
We had a wonderful stay in Waterford. Coming from Florida, upon entering, we knew that we were in for a New England treat,

Very Charming! Amazing property-
My wife and I thoroughly enjoyed staying at this charming cottage. We enjoyed the kayaks, beautiful scenery, and the wonderful ambiance this property provides. We recommend staying here!
We loved the antique house filled with family treasures. We spent many peaceful hours by the firepit looking over the river. The location is great, close to restaurants and stores. Amy is a wonderful host, checking in with us to make sure everything was okay. Thank you Amy.
This New England cottage is a slice of times gone by. If you love antiques and house features that carry a story, you will love this place. The ceilings are low, so 6' people beware. We had one in our group bang his head a few times until he got the hang of it. The shower is also set up for a more petite stature and is raised in a footed tub, so not for ones with mobility issues. The kitchen was well stocked with kitchen ware and spices. Floors are wonky and sloped, as expected in a house of this age. The beds are very firm, which is part of the reason I didn't go to 5 stars. We all had trouble sleeping on them, and our hips hurt. Even memory foam toppers would help. Also, look closely at the bed description. We had three couples, so it wasn't ideal, since only two rooms have double beds. The other rooms have bunks and single. The view of the river is very nice, and my favorite room was the dining room with the three sets of french doors with screens, allowing for a nice view of the water, and the breeze to come in the house. Lots of steps to the water, so again limited mobility for some. The outside, yard and bank seem to have some deferred maintenance, and could use some TLC. The house reminded me of relatives homes that have past, but held lots of memories. My grandfather also had a rope on the staircase for a handrail. Even though it was old, it was dust free and clean. It was easy to get to Groton for a wedding, and a huge plus that it permits dogs.
The house was so charming, the location was fantastic! The whole family was out on the river throughout the day. Location was 15-30min to many places we wanted to go, very convenient. Very delightful! Amy was always available and helpful, communication was great.
My family and I loved the home, it's spacious and welcoming. The view was fantastic & the surrounding area is full of things to do. The firepit at night was our favorite thing to do while reflecting on the day & making plans for the next day. Never got to the kayaks out, but next year for sure!

A little bit of the cape here in Connecticut
This property was quaint and charming and the backyard was a little slice of heaven. My kids (all adults) really enjoyed swimming and kayaking in the lake. The owner was a dream to work with, great 1st time experience. And don’t miss out on the donuts in town, they were exceptional.
We had a wonderful week at the house. The water was wonderful, our dogs loved playing ball and swimming in the river. The markings around the house were super helpful to for locating items. Perfect home away from home. thank you.

A touch of historical throwback
We had the chance to spend Memorial Day weekend at this cottage, and were pleasantly surprised at how quaint and delightful our stay was.
The house has everything you need at your disposal, with a touch of historical throwback.
Being 5 adults in the house, we did not feel cramped at all, and the backyard made for wonderful bonfire evenings (s'mores included).
The area itself is very nice and peacefully; adding to a perfect weekend getaway.
Our family and dogs had a great time especially on sunny days. We brougt our own kayaks. There are quite a few steps to water, we also used the paddle board on property. We also fished. Great time. The property is rustic and charming.
The tree outfront needs to be trimmed desperately. Turning out of the house was quite dangerous. The house was cute and old. It was a 15-20 minute drive to all nearby attractions.
We loved this house. It has so much character and was perfect for my wife, our two kids & I. I grew up in this town and was so exited to come back and spend time on the beautiful Niantic River. We swam and kayaked every day. The kids couldn't get enough of jumping off of the rocks accross the river.
We loved it so much we booked it for two weeks next summer while we were there.

Note: House and grounds are very nice but not easy to get around if you are elderly and have problems walking.We were in our late sixties/early seventies, not easy getting up to second floor. Low ceilings and doors difficult for 6 ft people.
We love the antiques, pantry and great supplies.
If you have fond memories of catching fireflies, watching boats go by, staying at a safe, quiet place, this is for you. This house had such an interesting, quirky vibe-you could just tell that it had made lots and lots of wonderful memories. The host was amazing and accommodating, and the best thing about this, I think, was that it was nicely stocked with necessities and towels, bedding,etc. It was a little too difficult to get down to the river for the older members of our group but we enjoyed the fire pit and the view. Definitely not a cookie cutter place-this house had charm and character, and made for a memorable stay. We thoroughly enjoyed the location, .and the furnishings were beautiful. Seriously like stepping into the past. Very cool.
My family and I had a fabulous time at this beautiful, charming, well-cared for home. Communication with the owner was excellent. We used the fire pit nightly, thanks to the generous stock pile of kindling and firewood. We made use of the kayaks and paddle board, and enjoyed trips back and forth across the river. We brought two bicycles, and the neighborhood was lovely to ride through, with very little traffic. Two of my adult children had to work from home during our stay, and the Wi-Fi worked very well. The eight of us slept very comfortably at night, and we would highly recommend this lovey home.
The porch was essential and the house was a beautiful with so much character. The paddleboard and kayaks were great fun. The only downside is that the neighbors' docks (on both sides) prohibits having a dock and limits the size of the waterfront. The views from the porch and the adirondack chairs are spectacular. We saw so much wildlife, from horseshoe crabs to tiny bioluminescent comb jellyfish (which do not sting) to osprey to bunker fish. The house and the river were truly beautiful! The property managers were great too! They reached out a few times, making sure that we enjoyed our stay. We would highly definitely recommend!!!
Four family members coming back to our childhood roots!!!
This house was very comfortable we had four family members coming from Florida South Carolina and Ohio. Unfortunately the weather was not on our side but we managed to have a great time. My brother is a great cook and the kitchen was very well stocked with everything that he needed!!!! Amy the owner answered all my emails very quickly!!!! Great house for a large party. We would definitely stay there again. We all grew up in Mystic Connecticut and being there in Waterford just felt like being at home. Thank you again Amy for a great time😄
An incredible gem: the family house on the shore you never had. Its trees, and the view onto the unbuilt side of the Niantic, makes you feels worlds away. Best outdoor shower east of the Big Island. Not just a "base" from which to do other things, it's a vacation in itself. Excellent, easy kayaking. Cool walk-in pantry, and lots of other throwback details in this 19th-century house. The photos will tell you if this is for you or not: it's not an investor property with all the latest upgrades. Note that the oven has been changed and it's now a more recent model from what was in the photos. Tall people may be oppressed by the low (7-ft?) ceilings. Note steep (though short) staircase to get to the bedrooms--might be an issue for the very young or the very old.
Amy and the property manager were very prompt in responding to any concerns. The house has a large yard with plenty of room for lawn games. It is set back from the road with lots of greenery making you feel like you are in the country, as well as giving you privacy. Yet there were plenty of stores nearby for any needs that arose. Porch was great for morning coffee while enjoying the river view. We did not use the fire pit, but it was spacious and nicely positioned overlooking the river. Having access to the river and use of the kayaks was great although there were more steps than expected to reach the waterfront. Looking at the posted picture I thought the water would have been closer. There were also many places to see within a short drive, Mystic Aquarium, Niantic boardwalk, etc. New London is close by and has a ferry to Block Island if you want to take a day trip. My family is tall and found the beds to be short and uncomfortable. Due to the footboard they had to sleep diagonally. The cottage is old and has quirks but, overall is a nice get away from the daily routine.
This is a very rustic cabin as stated in the description. I was slightly worried about all the extension cords and the lack of outlets. My mom is on oxygen and we had a hard time finding outlets to plug her oxygen machine in. The bathroom downstairs is very small and I would have appreciated a better picture of the tub. My 75-year-old mother stayed with us and could not get into the shower due to the high tub and did not shower the whole vacation. She also was not able to get up the stairs without help. They are very steep and not good for elderly individuals or small children. The place was clean and the owners were great to work with. We enjoyed our time in Waterford. Everything was close and lots of things for my grandchildren to do. If you are looking for a very rustic experience, close to the water, this is a great place to stay. The owners were great and very responsive to my questions. Had I known about the tub and seen how steep the steps were, we would have probably stayed somewhere else. I did recommend to the owners that they should probably share better pictures of the tub and explain how steep the stairs are in the description. We had very good communication throughout the stay.
