I Ginepri is a beautifully restored country house in Lunigiana, Northern Tuscany, created for families and groups of friends who want to spend time together — with the freedom and privacy of having an entire home to themselves.

Set within four hectares of private land, the house sleeps up to 15 guests and includes the main stone house and separate barn, a private 11 × 5.5 m swimming pool, large shaded veranda, gardens, barbecue and traditional wood-fired pizza oven.

Days here have their own rhythm: breakfast outside, long lunches under the veranda, afternoons by the pool, children free to explore the garden, and dinner together as the sun goes down behind the Apuan Alps.

And when you want some time apart, there is plenty of space to find a quiet corner of your own.

I Ginepri sits between Tuscany and Liguria, making it an ideal base for exploring both. The Cinque Terre and Gulf of Poets are around 30 minutes away, while Lucca, Pisa, the Apuan Alps and the beaches of Versilia are all within easy reach.

One house. One group of guests. No shared spaces. No schedules to follow.

THE HOUSE

I Ginepri is not a collection of holiday apartments or a shared property. When you stay here, the entire property is exclusively yours.

The accommodation is divided between the main stone house and the separate barn, allowing a large family or group of friends to spend time together while still having plenty of space and privacy.

The main house has generous living and dining spaces, a fully equipped kitchen and bedrooms full of the character of the original Tuscan house. The barn offers additional independent accommodation, with its own bedroom, en-suite bathroom, mezzanine sleeping area and small kitchen.

All bedrooms are air-conditioned.

OUTDOOR LIVING

Much of life at I Ginepri happens outside. The private 11 × 5.5 metre swimming pool is surrounded by gardens and views towards the Apuan Alps, while the large covered veranda is made for long breakfasts, lunches and dinners together.

Guests also have a barbecue and traditional wood-fired pizza oven — perfect for evenings at home — as well as plenty of outdoor space for children to play and adults to find a quiet corner with a book or a glass of wine.

The property sits within approximately four hectares of private land, including an orchard and gardens, with private parking.

A DIFFERENT SIDE OF TUSCANY

I Ginepri is in Lunigiana, in Northern Tuscany, an area of medieval villages, castles, mountains and traditional food that still feels wonderfully removed from mass tourism.

At the same time, its position makes it unusually easy to explore two very different parts of Italy during the same holiday. The Cinque Terre and the Gulf of Poets — including Lerici and Portovenere — are within easy reach, while the Apuan Alps rise behind the house. Lucca, Pisa, the beaches of Versilia and the Tuscan coast can all be visited on day trips.

Nearby villages provide restaurants, cafés and everyday shopping, so you can explore when you want to — or simply stay at home and enjoy the house.

MADE FOR TIME TOGETHER

I Ginepri works particularly well for extended families, several generations travelling together, or groups of friends. There are spaces to gather around one table and spaces where everyone can disappear for a while.

There are no hotel timetables and no shared facilities. The pool, garden, veranda and both houses belong to your group for the duration of your stay.

Have breakfast when you like. Spend the afternoon by the pool. Make pizza together. Open a bottle of wine under the veranda and let dinner last as long as it wants to.

I am Italian, but I spent many years living in London, so I have always felt a little bit English too. When I first came to Lunigiana, the local people jokingly called me “l’inglese”.

I Ginepri has been part of my life for more than twenty years. What began as an abandoned stone house gradually became a real family home, and today I love sharing it with guests from all over the world.

I still enjoy many of the same things that first made me fall in love with this place: long meals around the table, local food and markets, the changing seasons, and listening to people talk about porcini mushrooms, chestnuts and the year's harvest.

I live in Bologna, but I personally look after I Ginepri and I am always happy to share my favourite places, restaurants and ideas with guests who want to discover this less-known corner of Tuscany.

Why they chose this property

We first came here in 2003, when the house had been abandoned for more than fifty years and little remained beyond its stone walls. But the view was magnificent, the setting was beautiful, and somehow we could already imagine what the house might become. So we took the plunge.

More than twenty years later, the reasons we chose this place are still the same: the space, the light, the landscape and a way of life that seems to make you slow down almost without noticing.

After many years living in London, coming to Lunigiana felt like entering another world. Here, mornings might begin with pheasants crossing the fields or roe deer appearing near the river. From the house and pool you look towards the Apuan Alps, yet the sea and the villages of the Ligurian coast are close enough for an easy day out.

What we loved then — and what I still love today — is this unusual combination of mountains and sea, countryside and small villages, wonderful local food and a sense of space that is increasingly difficult to find.

Lunigiana remains one of Tuscany’s quieter corners, and perhaps that is exactly why it still feels so special.

What makes this property unique

What makes I Ginepri unique is the feeling of having a real Tuscan home entirely to yourselves.

The property is rented exclusively to one group at a time: the main house, the barn, the private pool, the gardens and almost four hectares of land are all yours. There are no shared spaces and no other guests.

The house was restored as a family home rather than created as a holiday rental, and I think you can still feel that. There is a proper kitchen where people actually cook, a library, a piano, old fireplaces, books and objects collected over the years, and plenty of places to gather around a table.

At the same time, the property is large enough for everyone to find their own space. Some guests spend the afternoon by the pool, others read under the veranda, children explore the garden, and someone inevitably disappears for a nap.

Perhaps what makes it most unusual is the combination of privacy and freedom without isolation. You are surrounded by countryside and look across to the Apuan Alps, yet villages, restaurants, shops, the motorway and the coast are all within easy reach.

It is a place designed less around “staying in a villa” and more around living together for a while — with no schedules, no shared spaces and plenty of room to make the house your own.
