Beautiful, Detached, Traditional Norfolk Cottage In Quiet Village Location.

Oaktree cottage is a 200-year-old traditional brick & flint Norfolk cottage, sleeping 4 guests in 2 bedrooms. Located on the edge of the village, overlooking fields, it is the ideal base for exploring the coast, countryside, towns and villages of Norfolk. The Norfolk Broads and Norwich are also both within easy reach. Briston has 2 good pubs, the nearest also serves great food. It also has some excellent shops including independent bakers and butchers. The cottage is a wonderful blend of old and new, featuring massive oak beams and wood-burning stove, yet has central heating throughout (inclusive in rates), a dishwasher, washer-dryer, and full-size freezer. All beds have high-quality mattresses to ensure a good night's sleep, and Egyptian cotton bedding and towels are included in the rates. The cottage also has a telephone, and Wi-Fi Internet access, so you can stay in touch whilst away. Off-street parking, cycle storage, and a summer-house in the small enclosed garden.

Excellent homely cottage
The cottage is excellently furnished and equipped with great off road parking. Walking distance of local shops and very nice pub. Central for all north Norfolk attractions. Highly recommend.

Cosy cottage
Beautiful location, quiet little village. Excellent restaurant just round the corner. It could maybe do with a bit of tlc, with a lick of paint here and there. The bedding although was clean didn’t smell fresh, nor did the towels, and you could replace the toaster as it’s seen better days. Everything else was great, loved the shower, so easy to use. The lounge is so cosy and comfortable.

A lovely comfortable cottage
Everything you could possibly need was provided. The cottage provided us with a base to explore the North Norfolk coast. We had a great visit to Felbrigg Hall and Gardens, a trip oh the Holt to Sheringham steam railway and a trip to RSPB Titchwell Marsh. Blakeney was our favourite coastal town. We also visited Sheringham and Wells next the Sea. Holt just a few miles North of the cottage is also well worth a visit

The cottage is in a great location for exploring Norfolk. Such a peaceful area. Communication, directions and info from the owner was brilliant. Would definitely stay again.

Dave was born in Norfolk, and grew up in High Kelling near Holt. After University, work meant moving to London (a bit of a culture shock for a Norfolk lad!), and now Surrey. But he still has a love for Norfolk, for the peace and quiet, the space to relax, and of course being by the sea. A love of scuba-diving (and yes, people do dive off the Norfolk Coast!), and relatives living locally, mean that he's often back in the area. Oaktree Cottage was a way to get a permanent foot on home soil, and is now a welcome escape from the hustle & bustle of daily life, as well as a home-from-home to our guests. We hope you'll find the cottage homely and cosy!

Why they chose this property

I grew up in a small village a couple of miles from Holt, so know the area pretty well. When we were looking for a holiday home we had a clear idea of where we wanted to be.

Not right on the coast. While it’s not a weekly occurrence, we do sometimes get sea fogs or drizzle even in high summer, so it can be cool & damp on the coast, yet T-shirt and shorts weather a few miles inland.

The larger towns can get quite busy in high summer, and many smaller villages don’t have a pub or restaurant, some not even a village store.

We think Briston has the balance just right. The coast is just 20 minutes away, the market towns are 10 minutes away, yet we have 2 pubs, great village shops, and being on the edge of the village, a rural feel.

What makes this property unique

We looked long and hard to find the perfect cottage.
It had to have the appeal of a traditional cottage, but without an impossibly steep staircase (if you've stayed somewhere with a 'Norfolk Winder' you'll know what I mean) or impractical room layouts.

We saw many with one bedroom accessed through another, or the bathroom off a bedroom. Some even had rooms opening side-on to the stairs (well my Auntie's house in Briston is the same, but it's a bit of a liability if renting it out!).

Oaktree cottage has that balance just right. The heart of the house dates to before 1820 (may be 17th c.), but the extension has allowed for a sensible layout.

And, of course, the location is everything. Peaceful, but not too far from anywhere. A good pub round the corner serving food was a bonus.
