Cosy City centre apartment with free WiFi.

A contemporary one-bedroom apartment, situated in a quiet cul-de-sac in Edinburgh’s New Town just 10 minutes walk from the city centre. Completely stocked with brand new very high-quality furnishings and equipment in November 2011.

We bought this apartment because of its location and also its large amount of natural light and the high-spec finish throughout. Oak flooring, under-floor heating in the shower room, built-in speakers for the iPod docking station, free Wi-Fi, a secure entry system and a private atrium area to sit in the sunshine, or the little private balcony off the lounge. We are on the first floor, atrium level and there is a lift. All doors are wide enough for wheelchair entry. The apartment would be suitable for those who have slightly impaired mobility.
The kitchen area is fully fitted with an oven and hob, large fridge and freezer, washer-dryer, dishwasher, and microwave, and we have stocked it with Raymond Blanc china, and Viner's cutlery.

There is a Margiotta supermarket (open 7.00 am to 10.00 pm daily) and an ATM just across the atrium and through the other apartment block. The New Town Deli on the corner serves breakfast from 7.00 am, and great lunches to take away or eat in. The award-winning, 4-star, fish and chip shop “Alba Dora” is just around the corner and the Cuckoo bakery serves the best cupcakes ever.

The taxi rank is also across the atrium, through the next apartment block as are the bus stops if you want to go further afield, or don't fancy walking.

Parking

Parking charges of £3.80 per hour apply from 8 am until 5.30 pm Monday to Friday only.
Between 5.30 pm and 8.30 am on weekdays and all day on Saturday and Sunday there are no restrictions in the on-street parking bays or single yellow lines.

Excellent Property and Host

The property is perfect for a stay in Edinburgh. Within walking distance of most attractions. If too far away there are plenty of transportation options. Quiet and safe neighborhood provided for relaxation in the evenings without the hustle and bustle of the city.

Clean, quiet, and convenient

Very well kept accomodations, with easy access to bus. Lots of shops and areas to explore in nearby Stockbridge and the Gardens. Getting to Old Town was just a short hop on the bus. We loved the heated floors in the bathroom! Very pleasant stay. Thank you.

Many visitors to Edinburgh just focus on the city centre areas around the Castle and miss out the many wonderful communities that lie just outside the centre. As you have found Stockbridge is just a few minutes walk from the apartment and is full of shops, bars and restaurants. The Royal Botanic Gardens and Inverleith park are just a few minutes further and the Water of Leith provides a tranquil walk to Leith down stream or up stream as far as Balerno 8 miles to the West of the city. Lovely apartment, helpful host

First, the host met us later than planned as we had to adapt to train strikes. The apartment was lovely and we were provided more than just the necessities which made our stay feel more personal and accommodating. It's in a nice part of Edinburgh itself and mostly convenient for getting into the city and tourist attractions.

Fantastic property in a great location with a most helpful and understanding property manager

The property was excellent, very clean and comfortable. Steven was most helpful and understanding when we needed to change our payment method after making the booking. He also returned some clothing that we had left behind after our stay. The parking was a little difficult during the week (weekend was fine) but that was well communicated prior to our visit so we knew it going in. We would highly recommend this property.

This was the perfect flat for us - not exactly on holiday, rather visiting family and new born baby in nearby Comely Bank, so the ideal situation: near bus routes, shops, eateries. We were impressed by how clean and comfortable the flat was; well equipped with the essentials; and very quiet for a city centre flat. Strongly recommended for two people. We shall be back.

As you have mentioned the apartment is just a short walk from Stockbridge and Comely Bank as well as the Royal Botanic Gardens and the Water of Leith walkway. Many visitors to Edinburgh just come of the city centre attractions and miss out on the many attractions that the outlying areas have. Being in a cal-du-sac the apartment sees very little traffic so is indeed very quiet for a city centre location. We hope to see you again soon.

clean, bright and modern - we loved it

Will certainly come back. Very clean and new, friendly owners, good value, definitely a winner. Only very small negative is that "10 mins walk to the city centre" would leave most people puffing for breath. But Edinburgh is a big place and as long as you realise the flat is not on Princes Street or by the castle you are fine and will enjoy it. It's probably more interesting for that reason.

Regarding location - we looked for a quiet city centre apartment, in an interesting area with plenty cafes, restaurants and interesting small shops on the doorstep. Edinburgh has been called 'The Athen of the North' because it is built on seven hills. We can walk uphill to Princes Street in ten minutes. You are right though, some people might take longer. We are another few minutes to the Castle and the visitor attractions, however those areas tend to be noisey, sometimes into the 'wee small hours' if you are near a nightclub or late night bar. Yes Comments about this property I have sent you a separate email saying how much we enjoyed our stay. The flat was super - very quiet and in a great location and we would certainly stay there again. We really appreciated you greeting us on arrival and showing us round the apartment. (Just one slight thing: the toilet seat was slightly loose and lurched to the side and needed a screwdriver which sadly we didn't have!) Tips for other travellers Presumably the International Magic Festival happens every year. We were lucky it was on at the end of June/beginning of July and saw 2 excellent shows. Restaurants we particularly liked: Pierre Victore and Mussel Inn. As it was our first visit to Edinburgh we saw the usual sights but particularly liked the Writers Museum, Portrait Gallery, Castle, etc. Sadly Hollyrood was closed.

Perfect holiday rental

I thoroughly enjoyed my stay at the apartment and I will be booking again next year. The apartment is very quiet as it's tucked away from the main road. It's got everything you could need and my friend and I couldn't believe how everything looked brand new. It has been very carefully looked after. The bedroom has an enormous bed with proper bedding and a wardrobe with a decent number of coat hangers, while the sofa bed was also apparently very comfortable and the lounge came with a second wardrobe for people staying in there. The kitchen is very well equipped with a full oven, dishwasher, fridge, freezer, microwave, kettle and toaster. The bathroom is stunning with a fantastic shower. Again it all looked like it was brand new. There are really lovely touches in the bathroom, for example little bars of soap and shower gels, all from a decent brand. The location is great as it's about a ten minute walk into town, it is uphill but we got rapidly used to it, or there are two buses the 27 and 23 that got straight up into town. Along the road are several coffee shops, there is a great cupcake shop just a few doors down or further up there is the Archipelago bakery who did a wonderful afternoon tea. Just round the corner is Earthy Cafe and store who serve delicious lunches and have a great whole food shop. I would recommend going here to stock up on food but there are plenty of supermarkets on the same road as the flat. The Botanic Gardens are also just round the corner, so close that we were able to pop in several times. The centre of Edinburgh is very close, you can even walk to Harvey Nichols from the apartment which is next to the Portrait Gallery which we loved and has a fantastic cafe. As Londoners we were thrilled at the number of artisan coffee shops in the area.

Superb Flat In A Central Location

There is nothing that hasn't been thought about in this property - from the ability to plug in your own music & play it through the ceiling mounted speakers, through games, books, DVDs, maps and a really comfy night's sleep. The flat was immaculately clean and well maintained, and is in a nice quiet area.

Quiet, comfortable flat in excellent location

This is a small flat but there is everything you need for a stay in Edinburgh for a single person or couple. The flat was spotless, quiet, and the location within minutes of the bustling community of Stockbridge and around 15 minutes walk to Princes Street and central Edinburgh.

Lovely, clean and comfortable.

We were really pleased to find that the apartment was spotlessly clean and beautifully furnished. The bed was very comfortable. It was in a quiet location, but within easy reach of shops and restaurants. Stephen met us on arrival and was really helpful. We only had one very minor complaint and that was that although there was a set of wine glasses there was only one glass tumbler...could have done with two more so that we had one each and one for the bathroom, but that's just being picky! Lovely stay. Would book here again and would certainly recommend to friends and family.

Delightful apartment in a great location

Had a wonderfully comfortable couple of days in this apartment. Around a mile to the city centre and just a short stroll into the shops / bars of Stockbridge.

Thank you for your review. You are correct Stockbridge is just a few minutes' walk from the apartment with many bars, shops and restaurants. Closer still however is the beautiful and tranquil Water of Leith walkway. Access to the walk is just next to the Stockbridge and can be followed upstream through the Dean Village and on for 8 miles to Balerno on the Western outskirts of the city or downstream for 3 miles to the port of Leith. Princes Street and the city centre is just over half a mile from the apartment up Dundas Street. It is a uphill walk which guests have reports taking anywhere between 10 and 30 minutes depending on ability. Dundas Street is services by 2 buses, the 23 and 27 each running at 10 minute intervals through the day with a journey time of 2 minutes to the city centre.

Immaculate, comfortable, well appointed & conveniently located apartment close to the recently noted 'best area to live in Edinburgh - Stockbridge'. Lots of lovely restaurants, bakeries & breakfast/brunch places nearby (quite a few of which are highly rated on Tripadvisor) & easily in walking distance of main attractions in the city centre. Bus stop & taxi rank outside one of the two entrances. Enjoyed a fabulous weekend in our home city & would definitely use this accommodation again if did not need a car.

3 nuits passées en famille (2 enfants+ 2 adultes) dans cet appartement confortable d'Edinburgh. Suffisamment spacieux, très propre et tenu par de charmants propriétaires. Situé dans un quartier très calme, comptez env. 30 min de marche pour rejoindre la vieille ville. Pas besoin de voiture pour rayonner et découvrir la ville. Je recommande sans hésiter. Nous avons essayé de fournir tout ce que les clients auraient besoin de sorte qu'il se sent comme une deuxième maison. Vous avez raison de la marche jusqu'au centre de la ville est d'environ 10 à 15 minutes, puis encore 10 minutes jusqu'à la butte de la vieille ville et le château. Cela dépend de la capacité à travers et avec les enfants en remorque, il faudra plus. Il ya aussi un service régulier de bus et de taxis à seulement quelques minutes de l'appartement. lovely compact appartement

The property was just what we 3 friends needed; a place to rest from discovering Edinburgh. It was spotless, a good bed and sofabed, everything we needed was there and it is situated in a very nice neighbourhood. A great deli around the corner for breakfast or coffee and a good walk up the hill to the Old Town but also near bus and taxi. Contact with the family was quick and easy, they were flexible with arriving time as there was no one renting it right before us. I would love to come again to see more of the city and would stay here again, cosy but modern, quiet yet nearby lots of great sites! Thank you!

We manage and service the apartment ourselves so that we can ensure standards. Where possible we will be flexible on check in and check out times to suit the guest as there's nothing worse than having to carry luggage around while wait to get access or before you depart.

No Car? Perfect, Car? Take care

The Apartment was as advertised. Nice and clean and also handy walking distance to all the attractions. A good bonus was the Sound System we could hook our mobile to. IMPORTANT: A downside to the apartment would definitely be with parking. There are limited on-street parking spaces close to the apartment and you could end up having to park quiet a distance away if unlucky - the traffic wardens are VERY alert in this area and I seen one issuing tickets in the street on the Monday morning so beware of this (I actually had to run out and move mine before he got to it!). If you do not have a car however I recommend 100%

Thank you for your review and we are glad that you enjoyed your stay and were happy with the apartment. Parking at the apartment is only paid onstreet between 8:30am and 5:30pm Monday to Friday. At evening and weekends though parking is free. We do provide information on parking in our advert and directions information so guests are aware of this prior to arrival. If guests do not wish to use their car we offer the option of offstreet parking at our out of town Bed and Breakfast.

Beautiful, modern apartment close to city center

Beautiful, modern, comfortable, clean apartment. Very conveniently located 10 minutes walking distance from city center (20 min if you get all the red light!) and there are a couple of grocery stores and plenty of restaurants close to the building.The owners were a delight to deal with and very accommodating. We thoroughly enjoyed our stay here and in Edinburgh in general. Fabulous city!

Why they chose this property

We chose this property primarily for its location. At the foot of Dundas Street, it is nicely positioned to cater for a wide range of guest's needs. It is close enough to the heart of the city with its shops, bars and restaurants to be reached on foot within 10 minutes. Also within a few minutes walk guests could be enjoying the peace and tranquillity of the Botanic Gardens or enjoying a walk along the Water of Leith. Walking here you would swear you were in the countryside and not the heart of a bustling city. Situated in a cul-de-sac it provides a quiet haven for guests to relax at night. Many guests commented on how quiet the apartment is at night.
