Stone and timer beam farm house with beautiful views of the Blue mountains, no hot tub but something even better - outdoor bath with a view ! strictly an adults only property and 2 night minimum stay.
The 1 km driveway is unsealed ( gravel /dirt ) so may not suitable for cars with low profile wheels that do not wish to take them off bitumen but it is Ok for a normal car .
Please note - Guests are not permitted to charge electric vehicles at the property - nearest charge stations are located in Lithgow NRMA and Lithgow Workers Club .

Step in the door and step back in time to a bygone era. Filled with a collection of antiques and rustic country furniture / curios and constructed using recycled timber beams and reclaimed windows and doors from country properties and hotels. Everything in the house has a history and has been collected over a life time of treasure hunting.
At kookawood we aim to give our guests a unique experience so dont expect to see any modern furniture here. Except of course for modern conveniences like OLED HD Smart TV, Foxtel all channels, DVD and movie library , Air conditioner, Bathroom inside the house has clawfoot bathtub overhead shower and continuous hot water
Separate toilet room has a hand basin and mirror with eco friendly toilet. Toilet is a modern nature loo system - with inbuilt fan snd it is emptied after each guests stay.
Enjoy a luxurious soak in our outdoor clawfoot bath with a view full country kitchen inc Smeg fridge/ dishwasher/microwave/gas cook top / electric double oven and grill /crockery / coffee pod machine / BBQ. Lounge room has six armchairs and two lovely 3 seat couches so lots of places to sit back and relax.
Huge open plan Lounge/dining/kitchen with large windows that have spectacular views out across the Blue mountains. Sunny upstairs reading room filled with books for those wanting to enjoy some quiet time curled up with a book on one of our comfy couches.
Both bedrooms, wrap around verandah and outdoor entertaining area have fantastic views and BBQ is undercover so you can enjoy it year round. Enjoy a glass of wine in front of the large romantic log fire or snuggle up in front of the large screen TV and spend the night watching cable TV or choose a movie from our large collection of DVD's. Another TV and DVD player also located in 2nd bedroom upstairs. Telstra Prepaid wifi device is available at the house for internet access - you will need to pay via your mobile with credit card to activate the predevice before use via telstra website .
We have a large reverse cycle air conditioner in the main living area for heating in winter or cooling during summer if you dont wish to use the Huge romantic open fireplace at the heart of the home . Outdoor fire pit use is not permitted on hot or windy days due to busfire risk . We provide one bag of wood free in winter and autumn only - please pickup bagged wood from petrol station if you wish to use more or it at other times of the year . lounge , dining and kitchen are open plan with 7m high cathedral ceiling. CD's - multimedia system also takes ipod and iphone great mobile reception.
Sleeps:- 4 adults maximum ( 18 yrs and over ) ( sorry no children - due to dams and ponds on rural property and the many antiques and collectables which are not easily replaced if broken ) King size bed upstairs - 2 adults ( 1 couple) King size bed downstairs - 2 adults ( 1 couple) Please note visitors are not permitted on the property unless permission is given by the owners prior to your stay . Pricing is based on amount of persons booked to stay at property .

Watch kangaroos and wildlife from the house / balcony Upstairs bedroom and library room have windows overlooking the dam so you can watch the animals drinking at the waterhole.
Please note: weekend rate is charged for any dates that include either a Friday or Saturday night. - public holiday long weekends 3 night minimum stay ( we do sometimes take 2 night stays at a higher rate - so please enquire)
There is a small one bedroom cottage ( wattle Views ) nearby that we also rent out to short term guests so we do ask you avoid going near it to ensure everyones privacy .
This not a B&B so we do not provide food or any other services
Security camera is located at entrance to property on the driveway there are no cameras inside the house or around the house .
PETS BY ARRANGEMENT -
Your pet will love a holiday here too! Maximum of 1 small to medium dog upon prior approval please advise breed and size . Dangerous, aggressive or noisy dogs are not permitted on the property. Plenty of room to run around and lots exploring to do.
We are dog owners so understand that your pet is an important member of the family too! and of course you want to take them on holidays with you.
Kookawood has a fenced backyard (250 m/2 + area just outside the back door or access via a doggie door - plenty of room to run and play ) not suitable for dog that may jump over or dig under fence!
We also have a doggie door that leads out onto the front balcony so they can come and go as they please while you sit out on the balcony and soak up the beautiful views. (Front garden is not fenced - only back yard is fenced ). There is a large pond in the front garden - we do ask that people keep their pets out. If your dog goes for swim in the dam on the property please dry off before entering the house.
- we do have a few simple requests for all guests with pets. Linen in the house is for human use only ! please bring your own dog blankets. Cleaning will be charged if there is a need to wash blankets due to dog hair or paw prints.
Dog must be on a leash when walking thru paddocks where farm animals reside ( injury to our animals can be caused by them having to run away from excited pets and or injury to your dog if they kick to protect themselves)
We do require that all owners with dog that shed hair use the vacuum before departure to remove any hair from carpets and floors.
Please do not leave your pet at the house or in the garden unattended . We have a list of pet friendly cafe's and other places so you can take them on your days out.
Please pick up doggie poo from the garden surrounding the house and put in garbage bin before departure.
Our very friendly hand raised cows and horses and are known to pop their heads in the car if you stop to say hello - do not open the window if your dog is going to hurt them ( carrots and apples welcome !)
