The Space:
Apartment 5 is designed for simple, comfortable holiday living with the beach just seconds away. The open-plan kitchen, living, and dining areas sit at the front of the home, capturing natural light and views across Onetangi Bay. Large windows open to the sea breeze and keep the apartment bright without feeling exposed.
The living area is arranged for relaxed downtime after the beach, with plenty of seating and clear sightlines to the view. The dining table sits between the lounge and kitchen, making shared meals easy and keeping the space connected. The kitchen includes full-size appliances, generous bench space, and everything needed for simple meals at home.
All three bedrooms are located privately down the hallway. The master and second bedrooms each include king beds, while the third bedroom has two king singles, ideal for children, friends, or extended family. Two full bathrooms, both with tiled showers and modern fittings, make mornings and shared stays easier.
Shared gas BBQs are available in the common outdoor area at The Sands.

Guests have full access to the apartment’s indoor spaces and outdoor seating area, along with shared use of the BBQ facilities at The Sands. Parking is available onsite. Early check-ins and late check-outs may be possible on request, depending on bookings immediately before and after your stay.
The Neighborhood:
Apartment 5 is positioned at the quieter end of Onetangi Beach, with a flat walk along the sand to local cafés and beachfront dining.
Nearby breakfast and coffee options include Charlie Farley’s and the Beach Store Waiheke. For lunch, Three Seven Two is close by, along with The Heke, a casual modern grill and brewery a short drive away. For dinner, Ki Māha offers refined beachfront dining, while Casita Miro serves Spanish-inspired shared plates overlooking the vines.
Close-by wineries include Tantalus Estate and Obsidian Vineyard, both easily reached for tastings and relaxed vineyard meals.
Getting Around:
The nearest bus stop is on Fourth Avenue / The Strand.
Buses run from Onetangi, stopping close to all major wineries, including The Heke, then continuing into Oneroa and on to the Matiatia passenger ferry.
Taxis, e-bikes, scooters, and hire cars are also available across the island. Parking is provided at the property.
Other Things to Note:
There is a coffee plunger at the unit.
The Sands operates on rainwater tanks, so guests must be mindful of water use, especially during summer.
There is no smoking inside the apartment or on the balconies. External smoke detectors are fitted throughout The Sands, and any Fire Brigade call-out will incur a $5,000 fee charged to the guest. Smoking is permitted only in the designated picnic area.

This was the second time that we’ve stayed on Waiheke and have loved it both times. This property was particularly nice as it was quite literally a 2 minute walk to one of the most beautiful beaches in NZ. The office staff was also so incredibly pleasant and helpful - we really couldn’t have asked for more.
The only thing going for this place is that it was clean and the location is great if you rent a car. Property manager(s) are NOT responsive at all unless you have questions about payment!
Started after the cancellation period when they requested to upload a copy of my credit card to their site. I was not comfortable and wanted to cancel but couldn’t at that point. They said they requested it at the time of booking but I saved every email from them, printed the entire property details listed, and did NOT see that anywhere. It only states to “provide credit card information”. No where did it state I had to upload a copy of it!
Listing also did NOT state there was construction going on while there. A lot of banging and tools early in the morning. One day we were out all day and came home to see scaffolding set up right in front of all 3 bedrooms.
Also tried everything to contact the host at 8pm for 45 minutes, because both toilets were not working. We ended up using the public toilets near the beach the rest of the night!!! Emailed, texted, called the emergency number. When you call the emergency number, you have to leave a message so “someone can return your call”. We never received ANY RESPONSE!!
Finally filed a complaint with VRBO.

Hi Annie, I am very sorry you were disappointed with your stay at The Sands and that our team let you down. We do work hard to ensure our communication with guests, our instructions and availability are clear.
I have had a look at our listing for the apartment on VRBO and the team's communication with you and can see we do note in the rules and policies section that we require a visa or mastercard to be held for security on the property. The house rules are displayed to guests during the booking process and guests need to agree to them before confirming the booking. I can also see you were adivsed of this via email the day you made the booking (6th Jan) and again on the 10th of March.
In regards to the scaffolding - I agree and can confirm we were advised by the Sands body corp and building manager that this was not meant to be put up until after your stay. I will contact you privately about this.
In regards to the toilets not flushing. The entire building lost water due to a water pump issue for about a half hour on Tuesday evening. We had several guests in residence and received your call at 8:50pm and several others at that time. The on site manager was notified and reset the pump. The water was back on with toilets flushing before 9pm.
When you book via VRBO all payments are made to VRBO and it is their team who contact you for any payments - we do not manage the payments and get paid by VRBO after your stay.
