Rental Rules:
• You must be a MINIMUM OF 25 YEARS OLD to rent this property. Identification will be required upon arrival.
• Absolutely NO SMOKING, NO VAPING, NO MARIJUANA. (You will forfeit your entire security deposit if ANY are suspected.)
• Absolutely NO DOGS, CATS, OR ANY OTHER KINDS OF PETS.
• Absolutely no access allowed to the garage and other areas of the house labeled as private.
• Beach towels and accessories are not provided.
• Provided bedding, pillows, towels, etc. are to stay in the house.
• A secondary rental agreement will be signed upon taking residency. This will cover incidentals, condition of house, etc.
• Homeowner reserves the right to perform yard work and check in on the property while rented.

Tips:
Foot Wash
○ A foot wash is available next to the front door.
○ Please wash your sandy feet off when coming back from the beach, before you go into the house.
Garbage Day
○ Garbage is picked up early on Tuesday mornings.
○ Please place bins out by the road Monday evenings and put them back next to the house by 5pm Tuesday evening.
Laundry Room
○ There is laundry detergent available to use for the laundry.
○ Please do not use any other products that are not HE (High Efficiency) specific as they could cause damage.
○ Please do not run any dirty/sandy items through the dryer.
Table Leaves
○ There are 2 leaves for the dining room table located underneath the bed downstairs.
Sofa Bed
○ The sectional sofa turns into a full bed, the bedding is in the closet on the main floor.
Hair Dryers
○ There are hair dryers located in the bathroom cabinets.
Hand Soap
○ There is extra hand soap located under every sink.
○ Please do not throw away the soap containers.
First Aid Kits
○ Available in the bathroom cabinets.
Fire Extinguishers
○ Under the kitchen sink on the main level.
○ Under the laundry sink in the laundry room.
○ An emergency ladder is available in the Northwest bedroom in case there is a fire.

Guides:
Thermostat and Bedroom Sensors
○ The thermostat and sensors in the bedrooms are smart devices. You do have access to the temperature settings and can adjust as needed. Please read the sign by the thermostat before you adjust the temperature and learn how the bedroom sensors work with the thermostat to regulate the house.

Loud Noise/Quiet Hour
○ It is a city ordinance that between the hours of 10:00 p.m. and 7:00 a.m. be ‘Quiet Hours’, especially after 11:00 p.m.
○ Noise violations may result in a fine.

Landscaping
○ Please do not move/touch the landscaping.
○ Landscaping is not a play area.
○ Please keep children off of and out of the landscaping.
○ There is a city park across Center Street.
Retaining Wall
○ No climbing on the retaining wall.
○ It is not structural and is not intended to be played on.
○ Any injuries that may result from unintended use are your responsibility.
Hammock
○ The hammock is intended for laying and sitting in.
○ It is not a play area, it is not a swing.
○ Use at your own risk, any injuries that may result from use are your responsibility.
Interior Furniture
○ Please do not move the furniture.
○ If you absolutely need to, please put it back prior to leaving.
Exterior Furniture (*SEE BELOW)
○ You are responsible for covering the outside patio furniture if there is bad weather.
No Dirty/Sandy Items in Dryer (**SEE BELOW)
○ Do not run dirty/sandy items through the dryer. We give you access to the washer and dryer as a courtesy. Please run items through the washer before placing them in the dryer.

Actions that will cause you to immediately lose your entire security deposit:
The landlord has full discretion in determining if any of the following have taken place on or within the property during your stay. If anyone violates these during your stay you will forfeit your entire security deposit, the decision is not up for debate or negotiation. These are strongly enforced and not negotiable.

Occupancy over 12 people
○ By city regulations, this rental property is not allowed to occupy more than 12 people.
○ No more than 12 people are allowed to occupy the home.
Parties
○ Absolutely no parties allowed on the property.
○ Any damage caused from parties will be cause for losing the entire security deposit.
No Smoking or Vaping of any Substance
○ Absolutely no smoking or vaping of any substances allowed in the house.
○ Tenants may smoke outside if necessary.
○ You must pick up all cigarette, cigar, cannabis, etc. butts.
○ Any damage caused from smoking or vaping of any substance anywhere on the property will also be cause for losing the entire security deposit.
No Pets
○ Pets are not allowed on the property at any time.
*Exterior Furniture
○ You are responsible for covering the outside patio furniture if there is bad weather. This is a courtesy to future renters that we ask you to cover the patio furniture as it keeps it clean and dry for future renters.
**No Dirty/Sandy Items in Dryer
○ Do not run dirty/sandy items through the dryer. We give you access to the washer and dryer as a courtesy. Please run items through the washer before placing them in the dryer.
Nothing Leaves the Property
○ Items provided for your stay shall stay on the premises. At no time should any items provided leave the house including towels, bedding, dishes etc.
No Interior Items Outside
○ Furniture, pillows, bedding, etc. that are intended for inside use are not to be used on the patio.
No Fireworks
○ According to the City of South Haven Michigan regulations, fireworks are not allowed on short term rental properties. Accordingly, you are not allowed to use fireworks on our property.

The previous list is not an exhaustive outline of items or actions that will cause you to lose your security deposit. It is at the landlords discretion to determine if any other actions or items have cause.
